## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## Rightmove Property Scraper: For Sale & To Rent (UK)

Scrape Rightmove search results for UK homes for sale, to rent, new homes and commercial property: price, price qualifier, bedrooms, bathrooms, type, tenure, size, address, coordinates, agent and branch, key features, listing dates and photos. No browser. $0.50 per 1,000 properties.

**A Rightmove scraper for UK property listings, with no browser and no proxy bill.** Run any search on rightmove.co.uk (a town, a postcode area, a drawn region, with your price, bedroom and property-type filters), paste the URL, and get one clean row per property from the public results pages: **price and price qualifier** (Guide price, Offers over, POA), rent frequency, **bedrooms, bathrooms, property type, tenure** (freehold, leasehold, share of freehold), size in sq ft, **address and map coordinates**, the **estate agent and branch** with the branch phone and page, **key features**, the agent's summary, **first listed date and last change** (new, price reduced…), let-available date, flags for featured, auction, new homes, student and commercial listings, photo and floorplan counts, and photo URLs. It works for **property for sale, to rent, new homes, commercial and student** searches, up to Rightmove's 42 pages per search. Use it for **UK property price research**, rental yield and market analysis, tracking new and price-reduced listings, estate agent and competitor monitoring, lead lists of agents by area, and property datasets for analysis or AI agents. **$0.50 per 1,000 properties**, with no compute bill on top; problems return a free status row instead of failing.

### What data does it return?

Every run outputs clean, schema-validated rows like these:

| displayPrice | bedrooms | propertyType | address | agentName | priceFrequency |
| --- | --- | --- | --- | --- | --- |
| £1,300 pcm | 2 | Apartment | City Gate, Manchester City Centre | Bridgfords Lettings | monthly |
| £2,780 pcm | 4 | Terraced | Liverpool Street, Salford, Greater Manchester, M6 | Peter Anthony | monthly |
| £500,000 | 3 | Apartment | Perran Road, Tulse Hill | Oaks Estate Agents | |

### How much does it cost?

Transparent pay-per-event pricing — you only pay for what you get, and the
actor **always respects your run budget**: set a maximum total charge and it
stops cleanly at the cap instead of overrunning.

| Event | Price | Charged | Worked example |
| --- | --- | --- | --- |
| `property` | $0.0005 | per property row | 1,000 properties (about 40 result pages) = $0.50 |
| `apify-actor-start` | $0.00005 | per run per GB of memory (platform start fee) | One run at 512 MB = $0.00005 |

### Input options

| Field | Type | Required | Default | Description |
| --- | --- | --- | --- | --- |
| `searchUrls` | array | no | — | Run a search on rightmove.co.uk (location, price, bedrooms, property type, sort…) and paste the address bar, e.g. https://www.rightmove.co.uk/property-for-sale/find.html?locationIdentifier=REGION%5E87490 or https://www.rightmove.co.uk/property-to-rent/Manchester.html. For sale, to rent, new homes, commercial and student pages work. |
| `maxItems` | integer | no | `200` | Stop after this many properties in total. Each property is one charged row. |
| `maxPagesPerSearch` | integer | no | `10` | Results pages per search URL (24 properties each, plus a featured one). Rightmove shows at most 42 pages (about 1,000 properties) per search, so split big areas into smaller ones or by price band. |
| `includeSummary` | boolean | no | `true` | Add the agent's short summary of each property. |

### Limits & honest notes

- **Responsible use:** you are responsible for using the data in line with Rightmove's terms and with UK data-protection law (UK GDPR). This actor is not affiliated with, endorsed by or sponsored by Rightmove.
- It reads only the public search results pages (find.html and the area pages), which Rightmove's robots.txt allows, and checks robots.txt before every page. It never calls Rightmove's /api/ endpoints, which robots.txt disallows. There is no login, no cookies, no proxies and no CAPTCHA solving; it sends an honest user agent (ActorForge-Rightmove) and waits at least 1.5 s between pages.
- Results-page data only: no full description, floorplan images, EPC or sold-price history from the property page. Rightmove shows at most 42 pages (about 1,000 properties) per search, so split large areas.
- Agent names, branch phones and branch pages are business data. No private individuals' details are collected.
- If Rightmove answers with a block or a challenge, the run stops at once, keeps the properties already delivered and adds a free status row.
- Respects your run budget: set a maximum total charge and the run stops cleanly at the cap, with nothing charged twice. A run with no results returns one free status row.
