## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## ImmobilienScout24 New Listings Monitor

Track ImmobilienScout24 searches and get **only the listings that are new since your last run**, as clean, normalised JSON. Works for flats and houses, to rent or to buy, in any German city or region. Schedule it daily or hourly and plug the results into Google Sheets, Slack, a database, Make, Zapier, n8n or an AI agent through the Apify MCP server.

### What you get

- Listing ID, link, title, property type, rent or buy
- Price, total rent (warm), currency, living space in square metres, number of rooms
- Street, postcode, city, district and coordinates (where the advertiser publishes them)
- Balcony, garden, built-in kitchen, energy efficiency class, year of construction
- Agency name for commercial listings, image links, publish and update times

Personal data is left out: no names, phone numbers or emails of private advertisers.

### How it works

The Actor uses ImmobilienScout24's public **mobile search API** (the same JSON endpoints the official apps call). It does **not** scrape the website HTML and does **not** require a paid residential proxy. Results are sorted newest first (`-firstactivation`) so "only new" monitors stay cheap.

Some list fields that only appear on the full expose page (warm rent, balcony/garden flags, agency name, construction year) may be `null` in the dataset; core fields (id, title, price, size, rooms, address, coordinates, images, publish age) are filled from the search list.

### How to use it

1. Open ImmobilienScout24, set your filters (location, price, size, rooms) and copy the URL of the results page.
2. Paste one or more URLs into **Search URLs**.
3. Keep **Only new since last run** switched on and schedule the Actor. Use a different **Monitor key** for each independent monitor.

The first run returns the current results (up to your page and result limits). Later runs return only listings not seen before. Results are sorted newest first, so the Actor stops paging as soon as it reaches listings it has already seen, which keeps runs short and cheap.

### Pricing

Pay per result: you are charged for each listing saved to the dataset, plus a small start fee per run. See the Pricing tab for current rates.

### Tips

- Up to 20 listings per page. Raise **Max pages per search** for a large first run, then lower it for scheduled runs.
- Apify Proxy is recommended for scheduled use.

### Deutsch (Kurzfassung)

Überwacht ImmobilienScout24-Suchen und liefert nur neue Inserate seit dem letzten Lauf als JSON: Preis, Warmmiete, Wohnfläche, Zimmer, Adresse, Ausstattung, Energieklasse. Such-URL einfügen, Lauf planen, fertig.

This Actor reads publicly visible search results. You are responsible for using the data in line with ImmobilienScout24's terms and with data protection law. It is not affiliated with ImmobilienScout24.

# Actor input Schema

## `searchUrls` (type: `array`):

ImmobilienScout24 search result URLs (https://www.immobilienscout24.de/Suche/...). Set your filters on the website, then paste the URL. The Actor calls the public mobile search API (no website HTML scraping).

## `maxPagesPerSearch` (type: `integer`):

Each page holds up to 20 listings.

## `maxResults` (type: `integer`):

Stop after this many listings in total (0 = no limit).

## `onlyNew` (type: `boolean`):

Skip listings already returned by an earlier run that used the same monitor key.

## `monitorKey` (type: `string`):

Name of the saved state used for 'only new' mode. Use a different key for each independent monitor.

## `proxyConfiguration` (type: `object`):

Optional. The mobile API normally works without a proxy. Leave Apify Proxy off unless you have a specific need.

## Actor input object example

```json
{
  "searchUrls": [
    {
      "url": "https://www.immobilienscout24.de/Suche/de/berlin/berlin/wohnung-mieten"
    }
  ],
  "maxPagesPerSearch": 1,
  "maxResults": 200,
  "onlyNew": true,
  "monitorKey": "default",
  "proxyConfiguration": {
    "useApifyProxy": false
  }
}
```

# Actor output Schema

## `listings` (type: `string`):

Default dataset of monitored listings (overview view).
