## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## Dubai Property Transactions & Rents (DLD) Scraper

Export **every Dubai property deal**, one row per transaction, straight from the official **Dubai Land Department (DLD) open data**:

- 🏠 **Sales** – sale and off-plan (pre-registration) deals with value, size, price per sqft, area, project and rooms
- 🔑 **Rents** – every **Ejari** rental contract, new and renewed, with annual rent, size and rent per sqft
- 🏦 **Mortgages** and 🎁 **Gifts**

Other Dubai actors give you **area totals**. This one gives you **each individual deal**, so you can build your own comparables, valuations, yield maps and market reports.

### Who uses it

- **Brokers & agents** – pull the latest comparable sales for a building before a valuation or listing call
- **Investors** – compare sale price per sqft with rent per sqft to find high-yield areas and projects
- **PropTech & data teams** – feed a daily stream of new deals into a dashboard, CRM or model
- **Developers & researchers** – track off-plan absorption by project and master community

### Why this actor

| | This actor | Area-total actors |
|---|---|---|
| One row per deal | ✅ | ❌ aggregated |
| Ejari rental contracts | ✅ | ❌ |
| Price & rent per sqft computed | ✅ | partial |
| "Only new deals" mode for daily schedules | ✅ | ❌ |
| No browser, fast and cheap to run | ✅ | – |

### Quick start

1. Choose what to collect: **Sales**, **Rents**, **Mortgages**, **Gifts**.
2. Pick a range: **Days back** (e.g. 7) or exact **From / To** dates.
3. Optional filters: residential/commercial, off-plan/ready, freehold, area name, project name, min/max value.
4. Run. Download as Excel, CSV, JSON or connect via API.

#### Daily monitoring

Turn on **Only new records since last run** and add a **Schedule** (e.g. every morning). Each run returns only deals you have not received yet. Connect it to Google Sheets, Slack, email or a webhook with Apify integrations.

```
Turn on **Include Arabic names** for Arabic area/project names, or **Include raw DLD columns** to get every original field.
### Pricing
You pay per record saved. A typical week of Dubai sales is a few thousand rows, so a weekly export costs a few dollars. Set **Max records** or a run spending limit to control cost exactly.
### Notes & limits
- **Coverage:** the DLD open-data gateway serves the **current calendar year**. Run on a schedule to build your own multi-year history.
- Data is public, official DLD open data. It contains no buyer, seller or tenant names.
- Area names follow DLD naming (e.g. Dubai Marina is **Marsa Dubai**, JVC is **Jumeirah Village Circle**). Use partial words in *Area name contains*.
- Recent days can grow as late registrations are added; "only new" mode re-checks the last 10 days automatically.
### FAQ
**Can I get older years?** Not from the live gateway. Schedule this actor daily or weekly and keep the dataset, or append to Google Sheets.
**How fresh is the data?** As fresh as DLD publishes, usually within a day of registration.
**Something broke or a field is missing?** Open an issue on the Issues tab. Fixes are usually shipped within 24–48 hours.
