## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## NYC HPD Housing Complaints by Building

Give it NYC addresses (or BINs) and get **one tenant-complaint profile per building** from HPD's official complaint records on NYC Open Data. It includes complaint and open counts, emergency and heat/hot-water problems, a breakdown by category, and the most recent problems.

### Use cases

- **Property managers and owners:** watch your buildings for new heat, leak or pest complaints before they turn into HPD violations.
- **Contractors** (plumbing, boiler/heating, pest control, painting, windows): find buildings with repeated problems in your trade.
- **Lenders, insurers and due-diligence teams:** treat tenant complaint history as an early warning of deferred maintenance.
- **Buyers, brokers and tenant advocates:** check how a building is really run before you sign.

### Input

```json
{ "addresses": ["1248 St Marks Ave, Brooklyn"], "bins": [], "lookbackDays": 365, "maxProblemsPerBuilding": 25, "maxBuildings": 100 }
```

### Example output (trimmed, real run Oct 20, 2026)

```json
{
  "address": "1248 SAINT MARK'S AVENUE, Brooklyn, NY", "bin": "3036097", "bbl": "3013610043",
  "lookbackDays": 365, "complaints": 18, "openComplaints": 0, "problems": 35,
  "emergencyProblems": 15, "heatHotWaterProblems": 9, "lastHeatComplaint": "2026-02-11",
  "problemsByCategory": { "HEAT/HOT WATER": 9, "PAINT/PLASTER": 4, "PLUMBING": 4, "...": 0 },
  "lastComplaintDate": "2026-09-08",
  "recentProblems": [ { "received": "2026-09-08", "category": "PAINT/PLASTER", "problem": "DIRTY OR UNSANITARY", "status": "CLOSE" } ]
}
```

A complaint can cover several problems, which is why `problems` is greater than or equal to `complaints`.

### Privacy

Apartment numbers, tenant details and coordinates are deliberately left out. Output is aggregated at the building level.

### Pricing

Pay per event: **$0.005 per building** ($5 per 1,000), plus standard Apify platform usage. Addresses that can't be resolved return an `error` row and are not charged.

### Data and limitations

Source: NYC HPD "Housing Maintenance Code Complaints and Problems" (https://data.cityofnewyork.us/d/ygpa-z7cr), queried live through the public Socrata API. A complaint is a tenant report, not a confirmed violation. The dataset can lag by a few days and has errors. This tool is not legal advice and makes no claim about any building's condition.
