## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## Inmuebles24 Scraper: Mexico Real Estate API

Extract sale and rental listings from **Inmuebles24, Mexico** (`inmuebles24.com`) into a clean dataset. **Paste any Inmuebles24 search URL** straight from your browser, or pick an operation, property type and colonia in the form. Each listing comes back as one record with its asking price in the source currency (**MXN** and, where supplied, **USD**), m², recámaras, baños, parking spaces, maintenance fee, address, photos, agency name and a stable listing ID. This record searches Mexico only.

Use it as an Inmuebles24 API for spreadsheets, BI dashboards and scheduled market monitoring, with no code and no account on the portal.

### Use cases

- **Price research by colonia.** Compare asking prices per m² in Polanco, Condesa, Roma Norte, Del Valle or Santa Fe, and in cities such as Guadalajara, Monterrey, Puebla, Querétaro or Mérida.
- **Rental market tracking.** Run the same rental search every day or week and see which listings appear, disappear or change price by `listingKey`.
- **Investment screening.** Shortlist apartments or houses by area, recámaras and price, then check parking, maintenance fee and building age.
- **Pre-sale and development watch.** Keep individual properties separate from developments and pre-sales; a project price may be a starting price, not an exact available-unit quote.
- **Agency and developer monitoring.** Follow what an inmobiliaria or desarrolladora publishes in a zone and compare it with the rest of the market.
- **Data for models and reports.** Feed a clean, typed dataset into Python, R, Excel, Google Sheets, Power BI or Looker Studio.

Compare asking prices by location, property type and operation within a bounded search. Compare separate runs by stable listing ID; a collection timestamp is not a publication date or confirmed availability.

### What it returns

- `listingKey`, `id`, `name` and `url` identify the listing. Join on `listingKey`, not the bare ID.
- `price` / `currency` preserve the displayed asking price. Missing quoted prices remain `null`; no currency conversion is performed. `prices` keeps both amounts when a listing quotes MXN and USD.
- `areaM2`, `totalAreaM2`, `builtAreaM2`, `bedrooms` (recamaras), `bathrooms` and `parkings` describe available source measurements. `rooms` may be unavailable. A project range is not one exact unit measurement; see `areaM2Min` / `areaM2Max` and `bedroomsMin` / `bedroomsMax`.
- `pricePerM2` is calculated only when the price and the measurement belong to the same offer; read its companion fields for the currency and area basis.
- `address`, `streetAddress`, `addressVisibility`, `locationHierarchy`, `locationDetails` and `normalizedLocation` reflect the location precision actually provided; hidden exact addresses remain unavailable.
- `imageUrl`, `photos`, `features`, `description`, `publisher`, `publisherName`, `publisherPhone`, `publisherUrl` and `logoUrl` are optional. Description and detail coverage is not guaranteed and is often absent. Contacts are returned only as usable public values; otherwise they are `null`.
- `expensesAmount` and `expensesCurrency` contain maintenance charges only when supplied. `antiquity`, `hasVideo`, `hasTour`, `status` and `postingCode` are optional; they do not confirm availability or delivery dates.
- `postingType`, `isDevelopment` and `isStartingPrice` tell individual properties apart from developments and pre-sales.
- `postedAt` is a source publication date when supplied; `modifiedAt` is a source modification value when supplied. `collectedAt` is the actual UTC observation time, not either source date.
- `operation`, `propertyType`, `location`, `portal`, `country` and `source` describe the search and Inmuebles24 / MX / inmuebles24.com identity. `queryProvenance` names the search (and page) each listing was found on.

Unavailable optional values remain `null`, not invented zeroes. Review the original listing before making a decision.

### Input

There are two ways to say what to search. Use one per run.

**1. Paste search URLs (`startUrls`).** Open inmuebles24.com, set every filter you want (colonia or city, recámaras, amenities, price, sort order) and copy the address bar. Paste up to 10 such URLs as `{"url": "..."}` objects. Every filter in the address is kept on every page. A URL that already shows a later page (`-pagina-3`) starts again from page 1. Leave `operation` at `sale` and `propertyType` at `departamentos` (the form defaults); each URL supplies its own.

**2. Use the form fields.**

- `portal`: fixed to `inmuebles24`; omit it or use this value. Other portals are rejected.
- `operation`: `sale` (default) or `rental`.
- `propertyType`: `departamentos` (default); choose supported types from this record's dropdown. Common choices include `casas`, `terrenos`, `oficinas` and `locales-comerciales`.
- `location`: optional Mexico location slug, for example `polanco` or `condesa`. Spaces become hyphens and accents are folded. Empty searches the whole country; unknown or changed location scope fails instead of returning unrelated listings.
- `priceMin` / `priceMax`: optional positive search budget bounds; minimum must not exceed maximum.
- `currency`: optional three-letter search-price currency, for example `MXN` or `USD`. This does not convert displayed output prices.

**Filters and limits (both modes):**

- `bedroomsMin` / `bedroomsMax`, `bathroomsMin` / `bathroomsMax`: optional integer bounds, zero or greater.
- `areaMinM2` / `areaMaxM2`: optional finite, strictly positive square-metre bounds; `areaBasis` is `total` (default), `built` or `covered`. Measurements are not substituted for one another.
- `includeDevelopments`: `true` by default; set `false` to exclude projects.
- `maxPages`: page budget from 1 to 20, default 3, shared by all pasted URLs. One page holds up to 30 listings.
- `maxResults`: unique matching listing cap from 1 to 200, default 50.
- `requestDelaySecs`: 0.5 to 10 seconds, default 1.

Measurement and development filters are applied after reading listings and before saving results. Requested measurement filters exclude missing, ambiguous or ranged values. Minimum bounds must not exceed their corresponding maximums. Availability, filtering and page budgets can leave fewer results than requested. `keyword`, `sort` and `includeDetails` are not supported as fields; to sort, choose the order on the site and paste that URL. There is no newest-first or complete-detail guarantee.

### Example queries

Two-bedroom apartments for sale in Polanco, pasted from the browser:

```json
{"portal":"inmuebles24","startUrls":[{"url":"https://www.inmuebles24.com/departamentos-en-venta-en-polanco-con-2-recamaras.html"}],"maxPages":2,"maxResults":40}
```

Several colonias in one run (duplicates are returned once):

```json
{"portal":"inmuebles24","startUrls":[{"url":"https://www.inmuebles24.com/departamentos-en-renta-en-condesa.html"},{"url":"https://www.inmuebles24.com/departamentos-en-renta-en-roma-norte.html"}],"maxPages":4,"maxResults":100}
```

Apartments for sale in Polanco, from the form fields:

```json
{"portal":"inmuebles24","operation":"sale","propertyType":"departamentos","location":"polanco","maxPages":2,"maxResults":10}
```

Houses for rent across Mexico:

```json
{"portal":"inmuebles24","operation":"rental","propertyType":"casas","maxPages":3,"maxResults":20}
```

Individual apartments only, at least two recámaras and 80 m² built:

```json
{"portal":"inmuebles24","operation":"sale","location":"del-valle","bedroomsMin":2,"areaMinM2":80,"areaBasis":"built","includeDevelopments":false,"maxPages":3,"maxResults":30}
```

### Output example

Format excerpt produced from the bundled offline individual-property fixture, **not a production run or current offer**. This is a projection, not a complete dataset record:

```json
{
  "listingKey": "inmuebles24.com:150628955",
  "name": "Departamento · 75m² · 2 Recámaras · 2 Estacionamientos",
  "price": 1590000.0,
  "currency": "MXN",
  "areaM2": 75.0,
  "bedrooms": 2,
  "bathrooms": 1,
  "parkings": 2,
  "expensesAmount": 300.0,
  "expensesCurrency": "MXN",
  "antiquity": "En construcción",
  "address": "Paseo de los Andes 105",
  "locationHierarchy": ["Cuautlancingo", "Puebla"],
  "publisherName": "LINDEN",
  "postedAt": "2026-09-04",
  "postingType": "PROPERTY",
  "operation": "sale",
  "propertyType": "departamentos",
  "portal": "inmuebles24",
  "country": "MX"
}
```

Download the dataset as JSON, CSV, Excel, XML or HTML from the run page, or read it with the Apify API and client libraries.

### Pricing

You pay per listing saved, plus a small start fee per run. A capped run is a bounded search, so you control the cost with `maxResults`.

### Limits and failures

A capped run is a bounded search, not a complete market export. A blocked, unreadable or off-scope fetched page fails the run; validated results are held until fetched-scope checks succeed rather than released as a paid partial dataset. A pasted URL whose filters the site no longer recognizes fails the run instead of returning the unfiltered market. Missing optional fields alone are not a page failure. Project "from" prices do not imply every unit is available at that price.

### FAQ

**Is there an official Inmuebles24 API?** Inmuebles24 does not publish an open data feed for its listings. This Actor gives you the same search results as structured data, which you can call like an API from your own code, Zapier, Make or n8n.

**Which Inmuebles24 URLs can I paste?** Search result pages for apartments, houses, land, offices and retail, for sale or rent, with any filters: for example `departamentos-en-venta-en-polanco-con-2-recamaras.html` or `casas-en-venta-con-alberca.html`. Single listing pages and other sites are rejected.

**How many listings can I get?** Up to 200 unique listings per run, from up to 20 pages. For a whole city, split the search into several colonias or price bands.

**Are prices converted between pesos and dollars?** No. Each price stays in the currency the listing quotes. When a listing shows both, `prices` keeps both.

**Can I schedule it?** Yes. Save the input as a task and add a schedule; compare runs on `listingKey` to spot new, removed and repriced listings.

**Do I get contact details?** Only the agency details the listing shows publicly. Phone numbers are often hidden and then stay `null`.

For help, use this Actor's issue/support option and include the run ID and requested search, without private credentials.

# Actor input Schema

## `portal` (type: `string`):

This record searches only Inmuebles24 (inmuebles24.com, Mexico). Omit this input or use inmuebles24; a different portal is rejected.

## `operation` (type: `string`):

Listing operation to search: sale or rental. With startUrls, leave this at sale; each URL supplies its own operation.

## `propertyType` (type: `string`):

Property type to search on Inmuebles24 in Mexico. Choose one of this record's supported property types.

## `location` (type: `string`):

Optional Mexico location slug, for example "polanco" or "condesa". Spaces become hyphens and accents are folded. Empty searches the whole country. An unknown or changed location scope fails the run instead of returning unrelated listings.

## `priceMin` (type: `number`):

Optional positive search price bound for Inmuebles24, in currency. Must not exceed priceMax. Returned prices retain their source currencies.

## `priceMax` (type: `number`):

Optional positive search price bound for Inmuebles24, in currency. Must be at least priceMin. Returned prices retain their source currencies.

## `currency` (type: `string`):

Optional currency for search price bounds: MXN or USD (MXN when bounds are set without it). This does not convert the returned source prices.

## `startUrls` (type: `array`):

Up to 10 HTTPS Inmuebles24 listing-search URLs copied from your browser, as a URL string or {"url": "..."} object, for example https://www.inmuebles24.com/departamentos-en-venta-en-polanco-con-2-recamaras.html. Every filter in the address (area, rooms, amenities, price, sort order) is kept. Empty uses ordinary inputs. Leave operation=sale and propertyType=departamentos (the form defaults); other nondefault search fields that conflict with a URL are rejected. A later page number in the URL restarts at page 1. Other sites and unsupported property types are rejected. Page/result caps are global across the batch; duplicates are returned once.

## `bedroomsMin` (type: `integer`):

Optional minimum bedrooms, zero or greater. Applied after reading listings, before results are saved. Missing or ranged bedroom values are excluded. Must not exceed bedroomsMax.

## `bedroomsMax` (type: `integer`):

Optional maximum bedrooms, zero or greater. Applied after reading listings, before results are saved. Missing or ranged bedroom values are excluded. Must be at least bedroomsMin.

## `bathroomsMin` (type: `integer`):

Optional minimum bathrooms, zero or greater. Applied after reading listings, before results are saved. Missing or ambiguous bathroom values are excluded. Must not exceed bathroomsMax.

## `bathroomsMax` (type: `integer`):

Optional maximum bathrooms, zero or greater. Applied after reading listings, before results are saved. Missing or ambiguous bathroom values are excluded. Must be at least bathroomsMin.

## `areaMinM2` (type: `number`):

Optional finite positive minimum area in square metres (strictly greater than zero). Uses areaBasis. Applied after reading listings; missing, ambiguous or ranged measurements are excluded. Must not exceed areaMaxM2.

## `areaMaxM2` (type: `number`):

Optional finite positive maximum area in square metres (strictly greater than zero). Uses areaBasis. Applied after reading listings; missing, ambiguous or ranged measurements are excluded. Must be at least areaMinM2.

## `areaBasis` (type: `string`):

Select total, built or covered source-labelled area for areaMinM2/areaMaxM2. Measurements are not substituted for one another. This does not select the pricePerM2 calculation basis; read that output's companions.

## `includeDevelopments` (type: `boolean`):

Include development/project postings by default. Set false to exclude developments after reading listings, before results are saved. Projects are not individual-unit availability; their prices may be starting prices and their measurements may be ranges.

## `maxPages` (type: `integer`):

Global search-page budget, 1 to 20 (default 3), shared across all search URLs. A page does not guarantee a fixed number of usable matches.

## `maxResults` (type: `integer`):

Global cap on unique matching listings, 1 to 200 (default 50). A target, not a guaranteed count; availability, page budget and post-read filters can reduce the result count.

## `requestDelaySecs` (type: `number`):

Delay between search-page requests, from 0.5 to 10 seconds (default 1).
