## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## Immonot Real Estate Scraper (France)

Scrape property listings from [Immonot](https://www.immonot.com), the portal of French notaries (about 25,000 ads), and get clean structured data: price, living and land area, rooms, city and the notary office behind each ad, including notarial online auctions.

### What you can do with it

- **Track notary-sold property**: houses, flats, land and commercial premises listed by notary offices, often outside the big portals.
- **Study local prices**: price, living area, land area and rooms by city, postal code or department.
- **Spot opportunities**: new listings and notarial online auctions ("vente interactive") in the areas you care about.
- **Map the notary offices** that handle the most property in a region.

### Input

| Field | What it does |
|---|---|
| Listing URL | Search on immonot.com with any filters, or use a department page such as `https://www.immonot.com/immobilier-notaire/annonces/D35/ille-et-vilaine.html`, then paste the URL. Empty means all listings in France. |
| Transaction type | `all`, `sale`, `rent` or `interactive-sale` (notarial online auction). Skipped listings do not count towards the maximum. |
| Maximum number of listings | The run stops once this many listings are saved. |

### Output

One record per listing:

```json
{
  "id": "0000011770__w17908691002199104",
  "url": "https://www.immonot.com/immobilier-notaire/detail/0000011770__w17908691002199104/achat-maison-a-vendre-35340-liffre-ille-et-vilaine.html",
  "transaction": "sale",
  "propertyType": "maison",
  "price": 644800,
  "currency": "EUR",
  "city": "Liffré",
  "postalCode": "35340",
  "livingAreaM2": 161,
  "landAreaM2": 2000,
  "rooms": 6,
  "bedrooms": 4,
  "reference": "35009/CM-345",
  "photoCount": 10,
  "notaryOffice": "SELARL NOTAIRES DE LA VISITATION",
  "notaryAddress": "7 rue de la Visitation, 35000 Rennes",
  "imageUrl": "https://cdn-immonot.notariat.services/photo/jpg/w17908691002199104_1790870115835/maison-en-vente-liffre-35340-001.webp"
}
```

Export the dataset as JSON, CSV or Excel, or read it through the Apify API.

### Good to know

- Each results page gives 12 listings with full data: runs are fast and cheap, no browser or proxy needed.
- For rentals, `price` is the monthly rent. For sales, it is the asking price.
- `livingAreaM2` is the floor area shown on the card; for land plots and commercial premises it is the area announced by the notary.
- `rooms`, `bedrooms`, `landAreaM2` and `reference` are empty when the notary did not give them.
- Only the notary office is named. Free-text descriptions are not exported because they often contain the personal contact details of the negotiator.

# Actor input Schema

## `startUrl` (type: `string`):

Open immonot.com, search with any filters (department, city, property type, price, area), then paste the results page URL here. Department pages such as https://www.immonot.com/immobilier-notaire/annonces/D35/ille-et-vilaine.html work too. Leave empty for all listings in France.

## `transaction` (type: `string`):

Keep only sales, rentals or notarial online auctions ("vente interactive"). Listings of other types are skipped and do not count towards the maximum.

## `maxItems` (type: `integer`):

The run stops once this many listings are saved.

## Actor input object example

```json
{
  "startUrl": "https://www.immonot.com/immobilier-notaire/annonces.html",
  "transaction": "all",
  "maxItems": 50
