## Changelog

All notable changes to this Actor are documented here.

### \[Unreleased]

#### Added

- City pages (fsbo.com/search/list/miami-fl, with or without a property type such as /land) and single listing pages are accepted as start URLs.

#### Fixed

- A changed seller name or phone now marks a listing as changed in incremental mode.
- Bedroom, bathroom and city filters are applied before the result limit, so a filtered search delivers up to `maxResults` matching listings, and a listing that stops matching a filtered search is reported as removed.
- A run that loses its saved search to a newer run stops delivering instead of writing alongside it.

### \[0.2.0] — 2026-10-27

#### Added

- Seller contact: `sellerName`, `sellerPhone` and `sellerPhones` carry the name and phone the owner published on the listing, plus phone numbers found in the description.
- Property filters: price, bedrooms, bathrooms, square feet and property type, as plain inputs.
- State and nationwide mode: set `states` to state codes, or `ALL`, to browse whole states without a search term. fsbo.com state pages (fsbo.com/search/list/state/tx) are accepted as start URLs.
- Pasted search URLs now keep their maximum bedrooms and bathrooms.

#### Fixed

- `maxResults` now counts delivered listings: an incremental run with a limit keeps searching until it has that many new or changed listings, so new listings are no longer missed behind unchanged ones.
- `emitExpired` now delivers an `EXPIRED` row for each removed listing, within `maxResults`; one left out is reported by a later run.
- Removed listings are only detected when every search reached the full count fsbo.com reports, and runs that found no listings at all still record removals.
- A search where fsbo.com could not be reached now fails with a clear message instead of finishing as an empty success. Partial results and listings whose details could not be loaded are reported in the run summary.
- Changes to bedrooms, bathrooms, size, lot, year built, HOA fee and property type now mark a listing as changed in incremental mode.
- A pasted URL whose search term fsbo.com ignores no longer starts a fresh incremental history.
- Concurrent incremental runs on the same search no longer leave a stale lock behind.
- The README no longer promises a savings percentage for incremental mode; it now says what it does: re-runs deliver only new or changed listings.

### \[0.1.0] — 2026-10-26

Initial release.

#### Added

- Scrape listings from fsbo.com.
- Search by city, state or ZIP code, or paste an fsbo.com search-results URL.
- Every listing the site reports for a search is delivered, not just the first pages.
- Radius filter around a map point, and a seller-motivation score with its reasons.
- A location fsbo.com does not recognise stops the run with a clear message instead of returning nothing.
- Large and repeated runs keep delivering when fsbo.com starts refusing a burst of requests.
