## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

## ForSaleByOwner Listings Scraper - FSBO Homes by City

Scrape for-sale-by-owner (FSBO) homes from **ForSaleByOwner.com** by city or by state. Every property comes back as one flat row with price, beds, baths, square footage, address, coordinates, description, photos, seller name, open houses and home features. No login, no API key, and it works without a proxy.

### What it collects

Three modes cover the public data of forsalebyowner.com:

| Mode | What you get |
| --- | --- |
| `api` (default) | Full listing data for a city or state slug such as `miami-florida` or `texas`: price, address, county, neighborhoods, latitude/longitude, property type, beds, baths, living area, lot size, year built, description, listing/activation/update dates, seller name, photos, open houses, appliances, parking, heating, cooling, flooring, views, yard, patio, pool and buyer-agent preferences. |
| `featured` | The rotating featured listing cards of the home page (about 20): address, price, beds, baths, sqft, listing image, "listed by" text, detail URL. |
| `sitemap` | Address-only records for thousands of listings from the site's public listings sitemap: detail URL, address text, state, ZIP code and last-modified date. |

Use it to build lead lists of owners selling without an agent, to track FSBO inventory and pricing by state, or to monitor new listings in a target market.

### Input

| Field | Type | Description | Default |
| --- | --- | --- | --- |
| `mode` | string | `api`, `featured` or `sitemap` | `api` |
| `searchSlug` | string | City-state or state slug for API mode, e.g. `austin-texas`, `texas`. Several slugs may be comma-separated. | `miami-florida` |
| `stateFilter` | array | Keep only listings from these US states (two-letter codes). | none |
| `maxResults` | integer | Maximum number of records to collect. | 50 |
| `proxyConfiguration` | object | Optional Apify Proxy settings. Runs without a proxy by default. | no proxy |

Example input:

```json
{
  "mode": "api",
  "searchSlug": "miami-florida",
  "maxResults": 10,
  "proxyConfiguration": { "useApifyProxy": false }
}
```

### Example output

```json
{
  "id": "6acc59a04836fe8a3907e497",
  "url": "https://www.forsalebyowner.com/listing/1916-Hollyglen-Drive-Tyler-TX-75703/6acc59a04836fe8a3907e497",
  "title": "1916 Hollyglen Drive, Tyler, TX 75703",
  "listing_status": "Active",
  "price": 284000,
  "city": "Tyler",
  "state": "TX",
  "postal_code": "75703",
  "bedrooms": 2,
  "bathrooms": 2,
  "living_area_sqft": 1457,
  "year_built": 2004,
  "property_type": "House",
  "seller_name": "Wonderful Home for single adult or retired couple",
  "photo_count": 24
}
```

Fields without a value for a given listing are left out of that record.

### Pricing

Pay per result: **$0.005 per listing record** pushed to the dataset, and nothing for runs that return no records.

### Notes

- Data is read from the public listing feed that the ForSaleByOwner.com search page itself uses.
- A state slug (for example `florida`) returns the whole state, paginated automatically until `maxResults` is reached.
- Only publicly visible listing data is collected; seller phone numbers and e-mail addresses are not exposed by the site and are not returned.
