## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## Airbnb Rental Monitor — Listings, Prices & Comp-Set Tracking

Track Airbnb stay listings by city, pull nightly prices with **discount detection** (original vs. discounted rates), ratings, review counts, badges and availability context — **no API key required**. Built for hosts watching their comp set, short-term-rental investors screening markets, property managers benchmarking rates, and travel analysts.

### What you can do

| Mode | What it does | Best for |
|---|---|---|
| `search` | Stay listings for a location — title, property type, rating, review count, nightly/package price, original vs. discounted price, badges, photo, room URL | Market screening, comp research |
| `detail` | Single room — name, guest capacity, rating, review count | Listing deep-dives |
| `watch` | `listing_snapshot` rows for a list of locations — designed to run on a schedule and diff prices over time | Comp-set rate monitoring, price-drop alerts |

The `watch` mode is the money feature: schedule it daily/weekly on your comp-set cities and diff `price` + `discounted` over time — see exactly when competitors cut rates before high season, and how listings in a market are priced at real date ranges.

### Example inputs

```json
{ "mode": "search", "location": "austin-tx", "checkin": "2027-01-10", "checkout": "2027-01-15", "guests": 2 }
```

```json
{ "mode": "watch", "locations": ["miami--florida--united-states", "nashville-tennessee", "scottsdale-arizona"], "maxResults": 30 }
```

```json
{ "mode": "detail", "rooms": ["https://www.airbnb.com/rooms/23860926"] }
```

`location` accepts a slug (`austin-tx`), a comma slug (`Austin--Texas--United-States`), or a pasted `airbnb.com/s/...` search URL — filters you set in the Airbnb UI carry over.

### Example output

```json
{
  "recordType": "listing",
  "propertyId": "23860926",
  "title": "Home in Austin",
  "subtitle": "Screened porch and fenced yard in East Austin, with a fire pit and an EV charger",
  "rating": 4.95,
  "reviewCount": 725,
  "price": 648.0,
  "originalPrice": 772.0,
  "discounted": true,
  "priceQualifier": "for 5 nights",
  "badges": ["Guest favourite"],
  "url": "https://www.airbnb.com/rooms/23860926",
  "location": "austin-tx",
  "scrapedAt": "2026-10-14T20:50:12Z"
}
```

### Pricing

Flat pay-per-event: **$0.001 per row** — a 30-location daily watch at 40 listings each = ~1,200 rows = **$1.20/day** for a full comp-set price history. No subscription, no API key.

### FAQ

**Do I need an Airbnb account?** No. Data comes from public search pages — fully keyless.

**How do I get a location slug?** Easiest: search on airbnb.com, copy the `/s/...` URL from the address bar, paste it as `location`.

**Do prices reflect my dates?** Pass `checkin`/`checkout`/`guests` for real quotes. Without dates, Airbnb returns a representative stay window — the price label is preserved in `priceLabel`/`priceQualifier` so you always know the denominator.

**How many listings per search?** ~18 per page currently embedded (Airbnb's own rendering limit); `maxResults` caps output.

**Can I run it daily?** That's what `watch` is for. For heavy schedules, enable an Apify residential proxy in `proxyConfiguration` — Airbnb rate-limits repeated datacenter hits.

**Is it legal?** We collect only publicly accessible listing pages. Respect Airbnb's Terms of Service and applicable data-protection rules in your jurisdiction.
