## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## LatAm Real Estate Feed: Fincaraiz, Metrocuadrado and InfoCasas

Get property listings from **Fincaraiz and Metrocuadrado (Colombia)** and **InfoCasas (Uruguay, Paraguay and Bolivia)** in one clean, consistent schema. Each row has the price and currency, the price in USD, **price per m²**, areas, bedrooms, bathrooms, parking, socio-economic stratum (Colombia), neighbourhood, city, coordinates and amenities.

Turn on **Only new listings or price changes** and schedule the Actor daily: you get only what is new or changed price since the last run.

### Why use it

- **One schema for four countries.** Same fields whether the listing is in Bogotá, Montevideo, Asunción or Santa Cruz.
- **Price per m² ready to use**, in the local currency and in USD.
- **Monitoring mode** that remembers earlier runs and flags `new` or `price_change` (with `previousPrice`).
- **Fast and light.** Reads the search result pages only (about 21 listings per page), no browser needed.
- **Privacy first.** No phone numbers, e-mails or names of private sellers: phones and e-mails inside descriptions are masked, and private sellers' street addresses are dropped. Agency names are kept.
- **Polite.** Follows each site's robots.txt and waits between pages.

### How to use it

1. Open the portal, choose operation, property type and city (and any filters you like), then copy the URL of the results page. Examples: `https://www.fincaraiz.com.co/venta/apartamentos/bogota` or `https://www.metrocuadrado.com/apartamentos/arriendo/medellin/`. Metrocuadrado shows about 50-65 listings per search page, so the Actor also reads the neighbourhood pages linked from it (each counts as one page in *Maximum pages per search*). Metrocuadrado rows include builder projects (`isProject`, `projectName`); for private sellers, coordinates are rounded to about 1 km.
2. Paste one or more URLs in **Search result URLs**, or send structured searches from the API, for example `{"portal": "infocasas-uy", "operation": "rent", "propertyType": "apartamentos", "location": "montevideo"}`.
3. Set **Maximum listings** and, for monitoring, turn on **Only new listings or price changes**.
4. Run it and export the dataset as JSON, CSV or Excel, or read it from the API.

Supported sites: `www.fincaraiz.com.co`, `www.metrocuadrado.com`, `www.infocasas.com.uy`, `www.infocasas.com.py`, `www.infocasas.com.bo`.

```
### Use cases
- **Investors and analysts**: track asking prices and price per m² by city and neighbourhood.
- **Agencies and proptech**: monitor new listings and price drops with *Only new listings or price changes*.
- **Appraisal and research**: build comparables for Bogotá, Medellín, Montevideo or Asunción.
- **AI agents**: answer "what do 2-bedroom apartments cost in Medellín?" with fresh listings.
### Use with AI agents (MCP)
Every Apify Actor is also a tool for AI agents. Add this Actor to Claude, Cursor, VS Code or any MCP client with the Apify MCP server:
```text
https://mcp.apify.com?tools=ceibadata/latam-real-estate-feed
```
Or run it locally:
```bash
npx -y @apify/actors-mcp-server --tools ceibadata/latam-real-estate-feed
```
Then just ask, for example:
> Get 100 apartments for sale in Medellín (Fincaraíz) and for rent in Montevideo (InfoCasas) with at least 2 bedrooms, and give me the median price per m².
#### Example input (API / AI agents)
```json
{
  "searches": [
    {
      "portal": "fincaraiz-co",
      "operation": "sale",
      "propertyType": "apartamentos",
      "location": "medellin"
    },
    {
      "portal": "infocasas-uy",
      "operation": "rent",
      "propertyType": "apartamentos",
      "location": "montevideo"
    }
  ],
  "maxItems": 100,
  "minBedrooms": 2
}
```
From code, one call returns the results:
```bash
curl -X POST "https://api.apify.com/v2/acts/ceibadata~latam-real-estate-feed/run-sync-get-dataset-items?token=$APIFY_TOKEN" \
  -H 'Content-Type: application/json' -d @input.json
```
### Pricing
You pay per listing delivered. Listings skipped by filters or because they did not change are free.
### FAQ
**Can I use it for price indexes or market studies?** Yes. Use `pricePerM2` and the location fields, and run it on a schedule to build a time series.
**Why are some prices empty?** Some advertisers hide the price; then `price` is `null` and `priceHidden` is `true`.
**Do you include the advertiser's phone?** No. This Actor never returns personal contact data.
**Other portals?** More Latin American portals will be added where their terms and robots.txt allow it. Ask in the Issues tab.
