## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## QuintoAndar Scraper: Brazil Rent & Sale Listings

**QuintoAndar Scraper** exports rental and for-sale listings from QuintoAndar (quintoandar.com.br), Brazil's largest rental platform, as clean JSON, CSV or Excel. It reads the same public search and listing pages the site shows, with no login and no API key:

- ✅ **Rent or buy**, by city or neighbourhood (São Paulo, Rio de Janeiro, Belo Horizonte, Campinas, Porto Alegre, Curitiba, ... and their bairros).
- ✅ **Full monthly cost**: rent, condo fee (condomínio), IPTU, condo + IPTU and QuintoAndar's total, plus the sale price.
- ✅ **Property**: type, area (m²), bedrooms, suites, bathrooms, parking spots, floor range, furnished, pets allowed, construction year.
- ✅ **Location**: street, neighbourhood, region, city, state, CEP, latitude and longitude.
- ✅ **Amenities** of the unit and the building, photos, summary and description, publication dates.
- ✅ **Beyond 24 results**: QuintoAndar shows 24 listings per search page and has no paging, so the actor continues through every neighbourhood page of the city.
- ✅ Filters: price range and minimum bedrooms. Deduplicated across pages, so each listing is billed once.
- ✅ Fast and light: plain HTTP requests, no browser. Pay only for listings written to your dataset.

### Start in one minute

Click **Start** with the prefilled input:

```json
{
  "locations": ["sao-paulo-sp-brasil"],
  "maxItems": 20,
  "proxyConfiguration": {
    "useApifyProxy": true
  }
}
```

You get: 20 São Paulo rentals with `rent`, `condoFee`, `iptu`, `totalCost`, `area`, `bedrooms`, `neighbourhood`, `latitude`/`longitude` and `url`.

**Cost:** $0.06: 20 listings × $0.003, plus the $0.00005 actor-start fee.

### Use with an AI assistant

Connect the [Apify MCP server](https://mcp.apify.com) to Claude, ChatGPT, Cursor or any MCP client (`https://mcp.apify.com?tools=cprussin/quintoandar-listings` loads only this actor), then paste:

```text
Use the Apify actor cprussin/quintoandar-listings to get 50 two-bedroom rentals in Pinheiros, São Paulo under R$5,000, and list rent, condo fee, IPTU, total cost, area and address.
```

### Recipes

#### Rentals in one neighbourhood

  "maxPrice": 5000,
  "maxItems": 50
}
```
#### Properties for sale in a city
```json
{
  "locations": ["rio-de-janeiro-rj-brasil"],
  "includeDetails": false,
  "maxItems": 1000
}
```
### Who uses QuintoAndar listing data?
- **Real-estate investors**: compare rent, sale price and yield by neighbourhood.
- **Agents and property managers**: benchmark rents, condo fees and IPTU for pricing.
- **Analysts and researchers**: study the Brazilian rental market with coordinates for mapping.
- **Relocation and tenants**: find listings by total monthly cost, not just rent.
- **AI agents**: give an LLM live Brazilian listings through the Apify API or MCP server.
### How does the QuintoAndar scraper work?
1. It checks quintoandar.com.br/robots.txt and only fetches allowed URLs (it never uses `/busca`, `?filters=` or listing subpages).
2. It loads the search page, e.g. `quintoandar.com.br/alugar/imovel/sao-paulo-sp-brasil`, and reads the listings embedded in it (24 per page).
3. With **Include neighbourhood pages** on, it reads the neighbourhood list from QuintoAndar's sitemap and loads each neighbourhood page of that city until `maxItems`.
4. With **Include listing details** on, it also opens each listing page.
### How do I choose which listings to scrape?
| Field                   | Description                                          | Example                                               |
| `startUrls`             | QuintoAndar search or listing pages                  | `["https://www.quintoandar.com.br/imovel/892807587"]` |
| `includeNeighbourhoods` | Continue through the city's neighbourhood pages      | `true`                                                |
| `minPrice` / `maxPrice` | Rent (rent) or sale price (buy) range in reais       | `2000` / `5000`                                       |
| `minBedrooms`           | Minimum bedrooms                                     | `2`                                                   |
| `maxItems`              | Max listings in total                                | `500`                                                 |
| `includeDetails`        | Open each listing page for condo/IPTU split, lat/lng | `true`                                                |
| `proxyConfiguration`    | Apify Proxy (on by default; datacenter is enough)    | `{ "useApifyProxy": true }`                           |
- **Slugs** are what you see in QuintoAndar URLs: `quintoandar.com.br/alugar/imovel/`**`pinheiros-sao-paulo-sp-brasil`**.
- Filters are applied to the listings the pages show; QuintoAndar's own filters use URLs that robots.txt disallows.
### How much does it cost to scrape QuintoAndar?
Pay per event: **$0.003 per listing** ($3 per 1,000), plus $0.00005 per run start. Listing details cost nothing extra. Platform compute is included.
### FAQ
**Why only 24 listings for a neighbourhood?** QuintoAndar renders 24 listings per search page and ignores page numbers, so the actor can return at most 24 per city or neighbourhood page. A city search with neighbourhood pages on covers thousands of listings.
**Is the exact address included?** QuintoAndar publishes the street, neighbourhood and approximate coordinates, not the house number.
**Is it legal?** The actor reads public listing pages that robots.txt allows, without login, and returns listing fields only (no owner contacts). Check QuintoAndar's terms for your use case.
# Actor input Schema
## `locations` (type: `array`):
QuintoAndar city or neighbourhood slugs, as in quintoandar.com.br/alugar/imovel/<b>sao-paulo-sp-brasil</b>: <code>sao-paulo-sp-brasil</code>, <code>rio-de-janeiro-rj-brasil</code>, <code>pinheiros-sao-paulo-sp-brasil</code>. Names like <code>Campinas SP</code> work too.
## `businessType` (type: `string`):
Search rentals (alugar) or properties for sale (comprar).
## `startUrls` (type: `array`):
Optional QuintoAndar search pages, e.g. <code>https://www.quintoandar.com.br/comprar/imovel/campinas-sp-brasil</code>, or listing pages, e.g. <code>https://www.quintoandar.com.br/imovel/892807587</code>.
## `includeNeighbourhoods` (type: `boolean`):
QuintoAndar shows 24 listings per search page and has no paging, so after a city's page the actor continues with every neighbourhood page of that city (from QuintoAndar's sitemap) until Max listings. Turn off for just the city page.
## `minPrice` (type: `integer`):
Only listings with at least this rent (rent) or sale price (buy), in reais.
## `maxPrice` (type: `integer`):
Only listings with at most this rent (rent) or sale price (buy), in reais.
## `minBedrooms` (type: `integer`):
Only listings with at least this many bedrooms.
## `maxItems` (type: `integer`):
Stop after this many listings in total. Each listing is billed as one listing.
## `includeDetails` (type: `boolean`):
Open each listing page for the separate condo fee and IPTU, coordinates, CEP, suites, floor, pets, building name, construction year, description and dates (one extra request per listing, same price). Off: search data only (rent, sale price, total cost, condo + IPTU, area, rooms, street, neighbourhood, amenities, photos).
## `proxyConfiguration` (type: `object`):
Apify Proxy (datacenter is enough). The actor switches to a new IP whenever a request is blocked or fails, and falls back to direct requests if the proxy keeps failing.
```json
{
  "locations": [
    "sao-paulo-sp-brasil"
