## What's an Apify Actor?

Actors are web data automations that power AI and operations. They run on the Apify platform to scrape websites, process data, connect APIs, and automate workflows.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.
Actors are written with capital "A".

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.
The best way to integrate Actors is as follows.

- **AI agents and MCP clients** — the [Apify MCP server](https://docs.apify.com/integrations/mcp.md) at `https://mcp.apify.com` (remote, streamable HTTP, OAuth on first use).
- **Agentic workflows and local Actor development** — [Agent Skills](https://apify.com/.well-known/agent-skills/index.json) with the [Apify CLI](https://docs.apify.com/cli/docs.md): `npm install -g apify-cli`, then `apify login`.
- **JavaScript/TypeScript projects** — the official [JS/TS client](https://docs.apify.com/api/client/js/docs.md): `npm install apify-client`.
- **Python projects** — the official [Python client](https://docs.apify.com/api/client/python/docs.md): `pip install apify-client`.
- **Any other language** — the [REST API](https://docs.apify.com/api/v2.md).

For usage examples, see the [API](#api) section below.

## Singapore Property Scraper — PropertyGuru

Search **PropertyGuru** — Singapore's biggest property portal — for sale or rental listings. Extract price, district, bedrooms, size, tenure and property type as clean JSON. Playwright-based with residential proxy support.

### What it does

PropertyGuru lists nearly every condo, HDB and landed property for sale or rent in Singapore. Its search results render client-side with rich structured listing data embedded in the page.

This Actor drives a real browser to the search results, reads the embedded listing JSON (falling back to DOM parsing), and emits one normalised record per listing — price, PSF inputs, district codes, tenure and property type, deduplicated by listing ID.

### Features

- **Sale and rental modes** — switch with a single input field.
- **Embedded-JSON extraction** — reads PropertyGuru's own structured data for accuracy, not brittle CSS selectors alone.
- **Full attribute set** — price, PSF, bedrooms/bathrooms, floor size, tenure, project, district, agent and agency.
- **Playwright rendering** — handles the JavaScript-heavy search pages.
- **Proxy-ready** — pass your Apify residential proxy configuration for reliable access.
- **Deduplicated by listing ID** — safe to schedule repeatedly.

### What people use it for

- Price benchmarking — compare asking prices per sqft across a district.
- Investment screening — filter condos by PSF, tenure and bedroom count at scale.
- Rental yield analysis — pair sale prices with rental asks for gross-yield estimates.
- Agent prospecting — see which agencies dominate listings in a target area.
- Market monitoring — schedule runs on a search and track new/removed listings over time.

### Proxy requirements

PropertyGuru aggressively blocks datacenter IP ranges and serves challenges instead of listings. Use **residential proxies with a Singapore exit** (`groups: ["RESIDENTIAL"], countryCode: "SG"`) for reliable extraction. Static/datacenter groups will typically return empty results.

#### Reading the output

- `price_psf` is the per-square-foot asking price — the standard Singapore comparison metric.
- `tenure` distinguishes freehold from 99-year leasehold, a major value driver.
- `district` follows Singapore's traditional postal districts where the portal exposes it.
- Listings are deduplicated by listing ID, so re-running the same search never doubles-counts.

### Input

`listingType` switches between sale and rent; `query` is the location/search term (e.g. `orchard`, `tampines`). Always provide a residential proxy configuration — PropertyGuru blocks datacenter IPs.

#### Input example

```json
{}
```

### Output

One record per listing: district code (D01–D28) plus human-readable district name, numeric price, bedrooms/bathrooms, floor size in sqft, tenure (Freehold / leasehold), and property type.

Export the dataset as JSON, CSV, Excel, XML or JSONL from the Console, or pull it programmatically through the Apify API and any of the official clients.

### How to use it

1. Click **Try for free** (or **Start** if you already have an Apify account).
2. Fill in the input fields described above — the defaults already produce a working run.
3. Press **Start** and watch the log; results stream into the dataset as they are found.
4. When the run finishes, open the **Output/Storage** tab and export as JSON, CSV or Excel.

Runs can be scheduled (hourly, daily, weekly) and wired into Slack, Google Sheets, Zapier, Make, webhooks or your own backend through Apify integrations. Everything the Console does is also available over the [Apify API](https://docs.apify.com/api/v2).

### FAQ

#### Why do I get zero results without a proxy?

PropertyGuru serves anti-bot challenges to datacenter IPs. Residential proxies with an SG exit are effectively required.

#### Are HDB flats included?

Yes, alongside condos and landed property, depending on the search area.

#### How current are the prices?

They reflect the live asking prices on the portals at run time. Schedule runs to track changes.

#### Does it paginate deep result sets?

It processes the search results page per run; raise coverage by narrowing the `query` area or scheduling multiple targeted runs.
