## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## Fotocasa Scraper - Spanish property listings for sale and rent

Collect property listings from **Fotocasa** (fotocasa.es), one of Spain's biggest real estate portals: homes, commercial premises, offices, garages, land, storage rooms and buildings, for sale or rent. No login, no browser, no API key.

### What you get

Price and price per m2, previous price (reductions), rooms, bathrooms, surface, floor, furnished flag, amenity flags (elevator, terrace, balcony, parking, air conditioning, pool, storage, garden), full description, neighbourhood, district, city, province, region, postal code, coordinates, photos, video/floor-plan flags, advertiser type (agency or private), agency name, page and business phone, and publication time.

### Use cases

- Market monitoring: prices per m2 by neighbourhood, new listings and price drops.
- Investment screening: filter by price, rooms and surface, sort by newest.
- Lead lists of agencies active in a city (agency data only).
- Feed a BI dashboard or an alert bot on a schedule.

### Input

| Field | Meaning |
|---|---|
| `operation` | `sale`, `rent` or `both` |
| `propertyTypes` | homes, premises, offices, garages, land, storage rooms, buildings |
| `locations` | City, province or district names (Madrid, Barcelona, Baleares...) or Fotocasa place paths (`madrid-capital/chamberi`) |
| `searchUrls` | Optional Fotocasa search URLs; their filters are kept |
| `minPrice` ... `maxSurface`, `minBathrooms` | Filters |
| `sortBy` | relevance or newest |
| `maxItems` | Total cap (default 50) |
| `proxyConfiguration` | Datacenter by default, residential fallback if blocked |

```json
{ "operation": "rent", "locations": ["Barcelona"], "maxPrice": 1500, "minRooms": 2, "sortBy": "newest", "maxItems": 300 }
```

### Privacy

Listings by private individuals: the actor outputs no names, phones or street, and rounds coordinates to about 1 km. For agencies it keeps the business name, page and business phone shown on the listing. Use data in line with GDPR and Fotocasa's terms.

### Pricing

Pay per result: **US$0.80 per 1,000 listings** (plus the platform start fee). A listing found by several searches is charged once.

### Limits

Each place/type combination is paged to its end (thousands of listings). Only what the public result pages show is returned (no phone numbers of private owners, no contact forms).

### En español
