## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## Funda Scraper — Dutch Homes for Sale & Rent

Scrape **funda.nl**, the Netherlands' biggest property portal, without a browser and without a login. Search by city, province or neighbourhood and filter by price, rooms, living area, plot size, property type, energy label and how recently the home was listed. You get one clean row per listing: address, asking price (or monthly rent), price per m², size, rooms, energy label, agency, photos and more. Switch on **full details** to add the complete description, every feature of the listing (year built, heating, insulation, owners' association fee...), all photo URLs and coordinates.

Typical uses: price monitoring, investment screening, market reports, lead lists of Dutch real-estate agencies, rental market research, and feeding listings into your own app or spreadsheet.

### What you get

| Field | Example |
| --- | --- |
| `id`, `url`, `offering` | `44533041`, funda link, `buy` / `rent` |
| `title`, `street`, `postalCode`, `city`, `municipality`, `district`, `neighbourhood`, `province` | `Drinkwaterweg 76`, `3063JC`, `Rotterdam` |
| `price`, `priceCondition`, `pricePerM2` | `375000`, `kosten_koper`, `4518` |
| `livingAreaM2`, `plotAreaM2`, `rooms`, `bedrooms`, `energyLabel`, `objectType`, `construction` | `83`, `4`, `3`, `C`, `apartment`, `resale` |
| `publishedAt`, `status`, `promoText` | listing date, status, agency headline |
| `agencyName`, `agencyId`, `agencyUrl`, `agencyAssociation` | `Van Herk Makelaars Rotterdam`, `NVM` |
| `photoUrl`, `photoCount`, `hasVideo`, `hasFloorPlan`, `has360Tour` | main photo and media flags |
| With details: `description`, `features`, `yearBuilt`, `heating`, `insulation`, `volumeM3`, `vveContribution`, `availability`, `latitude`, `longitude`, `photos` | full listing page |

Real-estate agencies (the business that lists the home) are included. Names, phone numbers and e-mails of private individuals, including agents' personal contact details, are **not** collected.

### Input

```json
{
  "mode": "buy",
  "locations": ["Utrecht", "Amsterdam"],
  "priceMin": 200000,
  "priceMax": 450000,
  "roomsMin": 3,
  "livingAreaMin": 60,
  "objectTypes": ["house"],
  "energyLabels": ["A", "B"],
  "publishedWithinDays": 10,
  "sortBy": "newest",
  "includeDetails": false,
  "maxItems": 200
}
```

- **mode**: `buy` (koop) or `rent` (huur).
- **locations**: one search per entry. City names work as typed (`Den Haag`, `Utrecht`); also provinces (`Noord-Holland`) and neighbourhoods (`Amsterdam/De Pijp`). Leave empty for the whole country.
- **startUrls**: paste funda search pages (with the filters you set in the browser) or single listing pages.
- **maxItems**: exact limit. One search reaches about 3,000 listings; bigger requests are split into price bands automatically and de-duplicated.
- **proxyConfiguration**: Apify Proxy recommended. funda.nl uses bot protection; the Actor starts on datacenter IPs and switches to Dutch residential IPs if it gets blocked.

### Pricing

Pay per event, no subscription:

| Event | When |
| --- | --- |
| Listing scraped | every listing saved to the dataset |
| Listing details (add-on) | only if "Include full listing details" is on |

See the Pricing tab for current prices; paid Apify plans get lower rates.

### FAQ

**Does it need a login or API key?** No. It reads the public pages.

**Why are some fields empty?** Fields marked "details only" are filled when `includeDetails` is on. Some fields (plot area, year built) do not exist for every property type.

**Can I get the newest listings every day?** Yes: sort by newest, set "Listed within the last: 1 day", and schedule the Actor.

**How many listings can one run return?** A single search reaches about 3,000. Add more cities/filters, or leave the split to the Actor (it divides big searches by price).

**Is it legal?** It collects public listing data about properties and agencies. You are responsible for using it in line with funda's terms and data-protection rules (GDPR).
