## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## Immowelt Scraper — Germany Property Listings, Rent & Buy

Scrape **immowelt.de**, one of Germany's two big property portals: flats, houses, plots and commercial space to rent or buy. Search by city or district, price, rooms, living area, year built and seller type, or paste any immowelt search URL. No login, no API key, no browser: plain fast HTTP against the site's own JSON services.

### What you get

- Listing type and headline, price (number + text), price per m², rooms, living area, plot area, availability, key facts, energy class.
- Location: postcode, city, district, state (the street is only given when the site publishes it).
- Images, publication and update dates, flags (new, brokerage fee, floor plan, virtual tour, video).
- **Agencies and developers are businesses**: agency name, website, profile page and office address.
- **Add-on "listing details"**: opens every expose page for the complete description, the location text, extra information, buyer commission and the full feature list.
- Searches with more than 10,000 results are split by price range automatically; duplicates are removed.

### Privacy

Private owners are people: for them the Actor outputs no provider data at all, and phone numbers / e-mail addresses in free text are masked. Contact persons and phone numbers of agencies are never output either.

### Input

| Field | Meaning |
|---|---|
| `operation` | `rent` or `buy`. |
| `estateTypes` | `Apartment`, `House`, `Plot`, `Office`, `Commercial`. |
| `locations` | German cities / districts (`Berlin`, `Köln-Ehrenfeld`) or place ids (`AD08DE8634`). Empty = all of Germany. |
| `startUrls` | Any immowelt.de search results URL (filters kept). |
| `priceMin`, `priceMax` | EUR (monthly rent for rentals). |
| `roomsMin`, `roomsMax`, `livingAreaMin`, `livingAreaMax`, `yearBuiltMin`, `yearBuiltMax` | Size and age filters. |
| `sellerType` | `all`, `professional`, `private`. |
| `sortBy` | `newest`, `relevance`, `price_asc`, `price_desc`, `price_per_sqm_asc`, `price_per_sqm_desc`, `area_desc`. |
| `includeDetails` | Add-on, see above. |
| `maxItems` | Total limit (default 50). |
| `proxyConfiguration` | Apify Proxy (default). immowelt has bot protection; the Actor switches to German residential IPs automatically if datacenter IPs are blocked. |

### Pricing

| Listing scraped (`listing-result`) | each listing saved |
| Listing details add-on (`listing-details`) | only with `includeDetails` |

See the Pricing tab for current prices; paid Apify plans get lower rates.

### FAQ

**Is it legal?** The Actor reads public pages that anyone can open without logging in and removes personal data of private owners. You are responsible for how you use the data (site terms, GDPR).

**Does it include immonet listings?** immowelt and immonet belong to the same group and immonet now redirects to immowelt; listings appear in immowelt results.

**How many listings per search?** The site stops at 10,000 results per query; the Actor then splits by price range so you can collect more.

### Use cases

Rental and purchase price benchmarks per district, market monitoring and alerts for new listings, agency lead lists, investment screening (price per m²), proptech datasets.
