## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## Rightmove Scraper — UK Property Listings & Prices, Cheap

Collect UK property data from Rightmove without an account: **homes for sale**, **homes to rent** and **sold house prices**. Search by town, area, postcode or paste any Rightmove search URL. Results come back as clean JSON, CSV or Excel with price, bedrooms, type, tenure, coordinates, photos and the estate agent branch.

Turn on **details** to add the full description, key features, council tax band, ground rent and service charge, lease length, EPC, floorplans, nearest stations and agency contact details.

### What you can do with it

- Track asking prices and new listings by town or postcode.
- Build rental yield and price-per-bedroom datasets.
- Monitor price reductions (`updateReason`) and time on market (`addedAt`).
- Pull sold-price history for a postcode or town (Land Registry data shown by Rightmove).
- Generate lead lists of estate agent branches (business name, branch page, office phone).

### Input

| Field | What it does |
|---|---|
| `mode` | `sale`, `rent` or `sold` |
| `locations` | Towns, areas, postcodes (`M4 7FD`), outcodes (`SW1A`) or a `REGION^904` identifier |
| `startUrls` | Rightmove search URLs (all filters kept), `/properties/<id>` URLs (also commercial), `/house-prices/…` URLs |
| `maxItems` | Total properties to collect |
| `includeDetails` | Add the details described above |
| `minPrice`, `maxPrice`, `minBedrooms`, `maxBedrooms`, `propertyTypes`, `radius`, `maxDaysSinceAdded`, `includeSoldSTC`, `furnishTypes`, `mustHave`, `dontShow`, `sortType` | Rightmove filters |
| `proxyConfiguration` | Apify Proxy; the Actor falls back to UK residential IPs automatically if it gets blocked |

Rightmove never returns more than about 1,000 results for one search. When a search is bigger and you ask for more than that, the Actor re-runs it sorted by price and moves the minimum price up band by band, so you can collect tens of thousands of listings from a big city.

#### Example

```json
{
  "mode": "rent",
  "locations": ["Leeds", "Bristol"],
  "minBedrooms": 2,
  "maxPrice": 1500,
  "furnishTypes": ["furnished"],
  "maxItems": 200,
  "includeDetails": true
}
```

### Output (example)

```json
{
  "id": "94253460",
  "listingType": "rent",
  "url": "https://www.rightmove.co.uk/properties/94253460",
  "address": "Beulah Terrace, Leeds, LS6",
  "postcode": "LS6 2NJ",
  "latitude": 53.815101,
  "longitude": -1.552359,
  "price": 1150,
  "priceDisplay": "£1,150 pcm",
  "priceFrequency": "monthly",
  "bedrooms": 2,
  "bathrooms": 1,
  "propertyType": "Terraced",
  "addedAt": "2026-10-13T13:51:04Z",
  "agentName": "Linley & Simpson, Headingley",
  "agentPhone": "0113 519 4171",
  "councilTaxBand": "A",
  "epcRating": "C",
  "nearestStations": [{ "name": "Burley Park Station", "types": ["NATIONAL_TRAIN"], "distanceMiles": 1.07 }],
  "detailsFetched": true
}
```

Sold records carry `lastSoldPrice`, `lastSoldDate` and the full `transactions` history of the address.

### Pricing

Pay per event, no subscription:

| Event | Price |
|---|---|
| Property scraped (`property-result`) | **US$0.60 per 1,000** |
| Property details add-on (`property-details`) | **US$0.50 per 1,000** (only with `includeDetails`) |

You can set a maximum spend per run; the Actor stops cleanly when it is reached.

### FAQ

**Does it need a Rightmove login?** No. Only public pages are read.

**Is personal data collected?** Only business information about estate agent branches (name, branch page, office phone). Sold records are property addresses and prices from public records; no names of buyers or sellers.

**Why do I get fewer results than Rightmove shows?** Rightmove limits each search to about 1,000 results. Use `maxItems` above 1,000 to trigger price-band splitting, or add filters.

**Commercial properties?** Paste individual `/properties/<id>` URLs of commercial listings to get their details. Commercial search pages are not supported yet.

**Streets in sold mode?** Use towns, outcodes or full postcodes, or paste the `/house-prices/…` URL.

Properties for sale, properties to rent, or sold house prices (Land Registry history shown on Rightmove).

## `locations` (type: `array`):

Towns, areas, postcodes or outcodes, one search per entry (for example: Manchester, Leeds, M4 7FD, SW1A). You can also use a Rightmove locationIdentifier such as REGION^904. Sold prices mode accepts towns, outcodes and full postcodes.

## `startUrls` (type: `array`):

Search result URLs (…/find.html?locationIdentifier=…, all their filters are kept), single listing URLs (/properties/123456789, works for commercial too) or sold prices pages (/house-prices/m4-7fd.html).

## `maxItems` (type: `integer`):

Stop after this many properties in total. Searches with more than ~1,000 results are split into price bands automatically.

## `includeDetails` (type: `boolean`):

Open each listing page to add full description, key features, tenure, council tax band, ground rent and service charge, EPC, floorplans, nearest stations and agency details. Charged per listing with details. Not used in sold mode.
