## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## TocToc Scraper — Chile Real Estate Listings

Extract property listings from **[TocToc.com](https://www.toctoc.com)**, one of Chile's main real-estate portals: apartments, houses, offices, land and more, **for sale or for rent**, both **used listings and new-development projects** (*proyectos nuevos*).

Every property comes as one clean JSON row: price in **UF and CLP**, price per m², bedrooms, bathrooms, useful / built / terrace / total m², parking and other amenities, comuna, region, GPS coordinates, the full photo gallery, the publishing **real-estate company** (broker or developer), publication date and the listing URL. An optional add-on opens each listing page for the full description, street address, year built, delivery status (entrega inmediata / en verde / en blanco), video and page views.

### Why this scraper

- **Only live listings.** TocToc's own search keeps returning ads that were already taken down; when you open them, the page says *"Propiedad no disponible"*. In our tests that was **10–30% of all results** (up to 40% in some rental searches). The actor checks every result against TocToc's live photo index and drops dead ads before they reach your dataset, and **you are never charged for them**. The run summary tells you how many it skipped.
- **Built for reliability.** TocToc's API needs a session token tied to the visitor's IP, and its firewall rate-limits and challenges datacenter IPs. The actor keeps the token and the IP together on one sticky Chilean residential session, refreshes the token on its own, paces requests under the firewall limit, rotates to a fresh IP if it is ever blocked, and retries temporary errors (3× with backoff). If TocToc really is unreachable, the run fails with a clear message. It never ends "successfully" with zero rows.
- **Fast.** Listings come from TocToc's own JSON search API at up to 600 properties per request, not from rendered HTML pages. A 300-property run takes about 20 seconds.
- **Prices in both currencies.** Every row has `priceUF` and `priceCLP`, using TocToc's own conversion, plus `pricePerM2UF`.
- **Company names, not people.** Brokers (*corredoras*) and developers (*inmobiliarias*) are named. Private owners are only flagged as `private_owner` and are never named. Phone numbers and e-mails are removed from descriptions.

### What you can search

| Filter | Values |
|---|---|
| Operation | `venta` (sale) or `arriendo` (rent) |
| Property types | `departamento`, `casa`, `oficina`, `local_comercial`, `terreno`, `parcela`, `agricola`, `industrial`, `bodega`, `estacionamiento`, `lugar_vacacional` (any combination) |
| New / used | `any`, `new` (new-development projects), `used` |
| Locations | Any comuna, region or neighbourhood, written as you would type it on the site: `Las Condes`, `Ñuñoa`, `Viña del Mar`, `Región de Valparaíso`, `Metropolitana`, `Barrio Italia`, `Chicureo`. Several locations = several searches in one run. Empty = all of Chile. |
| Price range | Min/max in **UF** or **CLP** |
| Bedrooms / bathrooms | Min / max |
| Published in the last N days | e.g. `1` for daily monitoring |
| Sort | relevance, price ↑/↓, area ↑/↓, newest, oldest |
| Or: search URLs | Paste any TocToc search URL. The actor reads its operation, type, location and filters, including filters the form above doesn't offer, such as surface ranges and amenities. |

#### Field notes

- **New projects** (`condition: "new"`) are one row per project. Fields ending in `Max` hold the top of the range, e.g. `bedrooms: 1`, `bedroomsMax: 3`, or a useful area of 35–72 m². They are `null` for single units.
- **Areas:** `usefulAreaM2` = *superficie útil*, `builtAreaM2` = *superficie construida*, `terraceAreaM2` = terrace, `totalAreaM2` = *superficie total* for apartments, or the lot (*terreno*) for houses and land.
- **`pricePerM2UF`** uses the useful area, or the lot area for land. For rentals it is the monthly rent per m².
- **`amenities`** can include `parking`, `storage`, `pool`, `elevator`, `bbq_area`, `heating`, `furnished`, `security_system` and `gated_community`. `hasParking` is a shortcut for the first one.
- **`publisherType`**: `developer` (inmobiliaria, new projects), `broker` (corredora) or `private_owner`. Private owners never get a name or id.
- **`available`**: `true` = confirmed live. With **Skip delisted ads** off, dead ads come through as `false`. `null` = could not be checked (ads without any photos).
- These fields are filled only with **Fetch listing details**: `address`, `description`, `yearBuilt`, `deliveryStatus`, `videoUrl`, `views`, `updatedAt` and `listingCode`.
- A `SUMMARY` record in the run's key-value store lists every search: the location it resolved to, TocToc's total, rows received, delisted ads skipped and rows pushed.

### Pricing

Pay per event: you only pay for properties saved to your dataset.

| Event | When |
|---|---|
| `property-result` | Each live property saved to the dataset |
| `property-details` | Only with **Fetch listing details** on: each property whose listing page was read |
| `apify-actor-start` | Platform start event, once per run (a fraction of a cent) |

From 30 October 2026, 1,000 properties cost US$6 on the Apify Free plan; paid Apify plans pay less per property — see the **Pricing** tab for your plan's rate. Listing details add US$1 per 1,000 properties on every plan. Delisted ads that are skipped are **not** charged. Proxy traffic is included in the price, so you don't need your own residential proxy plan.

### Use cases

- **Price analytics and valuation models**: UF/m² by comuna, bedroom count or new vs. used stock.
- **Rental-market monitoring**: run daily with `publishedWithinDays: 1` and `sort: newest` to catch new rentals as soon as they appear.
- **New-development pipeline**: every *proyecto nuevo* with developer name, price, bedroom and size ranges, and delivery status (en verde / en blanco / entrega inmediata).
- **Broker and developer intelligence**: listing counts, price positioning and coverage per real-estate company.
- **Lead lists of real-estate companies** (B2B): brokers and developers active in a comuna.
- **Feeding maps and dashboards**: every row has GPS coordinates and photos.

### FAQ

**Do I need a proxy?**
No setup needed. TocToc blocks datacenter IPs with a JavaScript challenge, so the actor uses Apify's residential proxy with a Chilean IP by default. That traffic is included in the event price.

**How many properties can I get?**
As many as TocToc has: a whole-country sale search reports about 65,000 listings (before delisted ads are removed) and paging works to the last page. `maxItems` caps the run (up to 100,000), and `maxItemsPerSearch` caps each location or URL.

**Why do I get fewer rows than TocToc's result count?**
Because the actor drops delisted ads that TocToc still counts. The `SUMMARY` record shows how many were skipped per search. Turn off **Skip delisted ads** if you want them anyway.

**How do I search a whole region?**
Write `Región de Valparaíso`, `Región Metropolitana`, `Región del Biobío`, and so on. A plain `Valparaíso` searches the comuna. The run log tells you which one was used.

**How fast is it?**
Search results come in at up to 600 per request: 300 properties in about 20 seconds, 50 properties in under 30 seconds including start-up. With **Fetch listing details** on, each property needs one extra page, about 150 per minute.

**Is this legal / what about personal data?**
See *Is it legal to scrape TocToc?* below.

**Something broke. What now?**
Check the run's `SUMMARY` record and log. If TocToc changes its site, the actor stops with an explicit error instead of returning empty data. Open an issue on the actor page and it will be fixed.

### Is it legal to scrape TocToc?

The actor only reads public listing data that TocToc shows to any visitor without logging in. It doesn't collect names, phone numbers or e-mails of private individuals: private owners are only marked as `private_owner`, and contact details are removed from descriptions. Listings can still reveal personal data indirectly (for example an exact address or photos of a private home), so you are responsible for how you use the data under Chilean law (Ley 19.628 / Ley 21.719), the EU GDPR or the California CCPA where they apply, and under TocToc's terms of service. Photos and descriptions belong to the advertisers. This is general information, not legal advice.

### Integrations

Run the TocToc Scraper from the Apify API or the JavaScript and Python clients, send new listings onward with webhooks, or schedule a daily run with `publishedWithinDays: 1` in Apify Console. It works with n8n, Make and Zapier (for example, to load listings into Google Sheets), and with LangChain and LlamaIndex through their Apify integrations. AI agents in Claude, ChatGPT, Cursor and other MCP clients can find and run it through Apify's MCP server. Export as JSON, CSV or Excel, or read from the dataset API.

### Use with AI agents

Use this actor to get live property listings in Chile from TocToc for one or more comunas, regions or neighbourhoods, for sale or rent, used or new projects, with prices in UF and CLP, UF/m², rooms, areas and coordinates.

```json
{ "locations": ["Ñuñoa"], "operation": "venta", "propertyTypes": ["departamento"], "maxItems": 20 }
```

Main output fields: `title`, `url`, `operation`, `condition`, `propertyType`, `priceUF`, `priceCLP`, `pricePerM2UF`, `bedrooms`, `bathrooms`, `usefulAreaM2`, `totalAreaM2`, `comuna`, `latitude`, `longitude`, `publisherType`, `publisherName`, `publishedAt`. It is pay-per-event: an agent pays a small start fee plus a fixed price per property (and per detail page if requested), not for compute time.

# Actor input Schema

## `locations` (type: `array`):

One search per entry, resolved with TocToc's own location search: a comuna (`Las Condes`, `Ñuñoa`, `Viña del Mar`), a region (`Región Metropolitana`, `Región de Valparaíso`), or a neighbourhood (`Barrio Italia`, `Chicureo`, `Reñaca`). Use `Comuna, Region` to disambiguate (`Los Ángeles, Biobío`). Names that are both a comuna and a region (Valparaíso, Antofagasta, Coquimbo...) search the comuna unless you write `Región de ...`. Leave empty to search all of Chile.

## `operation` (type: `string`):

`venta` = for sale (used and new projects), `arriendo` = for rent.

## `propertyTypes` (type: `array`):

One or more property types. Leave empty for all types.

## `condition` (type: `string`):

`new` = new-development projects (proyectos nuevos, sold by developers), `used` = resale listings from brokers and owners. Ignored for rentals.

## `priceCurrency` (type: `string`):

Currency of the price range below. TocToc converts between UF and CLP itself, so a UF range also matches listings published in pesos.

## `priceMin` (type: `integer`):

In the currency chosen above. Leave empty for no minimum.

## `priceMax` (type: `integer`):

In the currency chosen above. Leave empty for no maximum.

## `bedroomsMin` (type: `integer`):

New projects match when any of their unit types fits.

## `bedroomsMax` (type: `integer`):

Leave empty for no maximum.

## `bathroomsMin` (type: `integer`):

Leave empty for no minimum.

## `bathroomsMax` (type: `integer`):

Leave empty for no maximum.

## `publishedWithinDays` (type: `integer`):

Only listings published on TocToc in the last N days (e.g. `1`, `7`, `30`). Leave empty for any date. Handy for daily monitoring runs.

## `sort` (type: `string`):

`relevance` is the site default (new projects first). Use `newest` for monitoring pipelines.

## `startUrls` (type: `array`):

Paste search pages from toctoc.com instead of using the fields above, e.g. `https://www.toctoc.com/venta/departamento/metropolitana/nunoa` or a `https://www.toctoc.com/resultados/lista/arriendo/...?...` URL with filters. Operation, property type, location and the URL's filters (price, bedrooms, bathrooms, surfaces, amenities, sort) are taken from each URL. When URLs are given, the Search and Filters fields are ignored.

## `maxItems` (type: `integer`):

Stop after this many properties in total (across all locations / URLs). TocToc serves up to 600 listings per API page, so large runs are fast.

## `maxItemsPerSearch` (type: `integer`):

Optional limit for each location or start URL, so a multi-comuna run gets results from every comuna instead of filling `Max properties` with the first one. Leave empty or 0 for no per-search limit.

## `skipUnavailable` (type: `boolean`):

TocToc's search index keeps serving ads that were already taken down (their page says "Propiedad no disponible"; typically 10–30% of results). When on, the actor checks every result against the live photo index and drops those, and you are not charged for them. Turn off to receive them with `available: false`.

## `includePublisherNames` (type: `boolean`):

Fill `publisherName` for real-estate companies (brokers and developers) by opening one listing per company and caching the name for all its other ads. Private owners are never named. Turn off for slightly faster runs.

## `fetchDetails` (type: `boolean`):

Open every listing page (1 extra request per property) to add: full description, street address, year built, delivery status (entrega inmediata / en verde / en blanco), video, page views, last-modified date and the broker's listing code. Billed as an extra `property-details` event per property.

## `proxyConfiguration` (type: `object`):

TocToc's firewall answers datacenter IPs (Apify's included) with a JavaScript challenge, so the default is Apify RESIDENTIAL proxy with a Chilean IP. The actor keeps the IP-bound API token on one sticky session, rotates to a fresh IP if TocToc ever rate-limits it, and spreads listing pages over a few extra sessions. If you switch the proxy off and TocToc refuses the IP, the actor falls back to RESIDENTIAL (Chile) automatically.
