## Pricing

from $3.40 / 1,000 property alerts

This Actor is paid per event. You are not charged for the Apify platform usage, but only a fixed price for specific events.
Since this Actor supports Apify Store discounts, the price gets lower the higher subscription plan you have.

## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## XE.gr Price Drop Alerts: Greek Property Price Cuts and Relists

Watch any XE.gr search and get **only what changed**: price cuts with the old price, the percent and how long the home has been on the market, ads that were taken down and re-posted to look new, and homes priced well under the median of their own search. Schedule it daily and you have a Greek property deal radar.

XE.gr shows no price history and has no "reduced" filter. This Actor remembers every listing's price between runs, so you see the cut the morning after it happens.

### What you get

| Alert | What it means | First run? |
|---|---|---|
| **Price cut** | Price lower than at the last check, with old price, new price, percent and the total change since first seen | from run 2 |
| **Relisted** | The same property (same advertiser, type, size, bedrooms and location) is back under a new ad id. You get the original first-seen date and price, so the real days on market | from run 2 |
| **Below median** | Price per sq.m. at least 25% under the median of the same property type in your search | yes |
| Price increase | Optional | from run 2 |
| New listing | Optional | from run 2 |
| Removed | Optional: sold, rented or withdrawn | from run 2 |

### How to use it

1. Search on [xe.gr](https://www.xe.gr/en/property/results) with your filters (area, price, size, rent or buy).
2. Paste the results page URL into **XE.gr search URLs to watch**. Add as many searches as you like.
3. Run once. That run saves the baseline and already returns the below-median bargains.
4. Create a daily **Schedule** in Apify. Every run after that returns only the changes.

No URL? Fill in **Location**, **Rent or buy** and a price range instead.

Keep each search narrow enough to fit in **Maximum result pages** (34 listings per page). Price cuts are found on every page that is watched, but removed and relisted ads are only reported for searches watched in full, because a missing listing might just sit on a page that was not fetched.

}

### Pricing

Pay per alert: you pay only for rows in the results (price cuts, relists, bargains and any optional alert types you switch on). A run where nothing changed costs nothing per result. The current rate is shown on this Actor's Store page, with a small discount on bigger Apify plans.

- **Free plan:** watches the first page (about 34 listings) of your first search. A [paid Apify plan](https://apify.com/pricing?fpr=youssef) watches whole searches.
- **Proxy included:** paid runs use a residential network included in the price. Free runs use Apify Proxy on your own account.

### Memory

Each watchlist's memory lives in the key-value store `xe-price-radar` in your account. Give runs the same **Watchlist name** to share one price history; leave it empty and the searches name it.

### FAQ

**Why no price cuts on the first run?** There is nothing to compare with yet. The first run saves every price; cuts show from the second run.

**Does it fetch every listing page?** No. It reads XE.gr's search results only (34 listings per request), which keeps runs fast and cheap. For full descriptions and phone numbers, use [XE.gr Property Scraper](https://apify.com/fayoussef/xe-gr-scraper?fpr=youssef).

**Found a bug?** Open an Issue on this Actor's page and I'll fix it.

# Actor input Schema

## `startUrls` (type: `array`):

Run a search on xe.gr with your filters, then paste the results page URL here. Each URL is watched as one search. Single listing pages are skipped.

## `alertTypes` (type: `array`):

Which changes become rows in the results. Price cuts, relists and removals are found by comparing with earlier runs, so they start from the second run. Below-median bargains show from the first run.

## `minDropPercent` (type: `integer`):

Ignore cuts smaller than this, for example a 500 EUR rounding on a 300,000 EUR flat.

## `belowMedianPercent` (type: `integer`):

Flag a listing when its price per sq.m. is at least this far under the median of the same property type in your search.

## `location` (type: `string`):

Only used when no search URL is given. A city, area or neighbourhood, for example Athens, Glyfada or Thessaloniki.

## `transactionType` (type: `string`):

Watch homes for sale or for rent.

## `minPrice` (type: `integer`):

Leave empty for no minimum.

## `maxPrice` (type: `integer`):

Leave empty for no maximum.

## `minBedrooms` (type: `integer`):

Leave empty for any.

## `maxPages` (type: `integer`):

Each page holds 34 listings. Removed and relisted ads are only reported when the whole search fits, so keep searches narrow enough to fit in this many pages.

## `maxEvents` (type: `integer`):

Stop after this many rows. Leave empty to get every change.

## `watchlistName` (type: `string`):

Optional label for this watchlist's memory. Runs with the same name share one price history. Leave empty and the searches themselves name it, so editing a search starts a fresh baseline.
