## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## MLIT Japan Real Estate Transaction Prices — Official Land-Transport Ministry Data API

Apify actor for **MLIT 不動産価格（取引価格・成約価格）情報** — official Japanese real-estate transaction prices published by the Ministry of Land, Infrastructure, Transport and Tourism (国土交通省), accessed through the government **Reinfolib XIT001 API**.

- Coverage: **all 47 prefectures**, **2005-Q3 to present** (~20 years of quarterly transaction data)
- Data: transaction price (total / per sqm / per tsubo), area, floor plan, building year, structure, use, road frontage, city planning zone, coverage/floor-area ratios, station proximity
- Languages: Japanese or English output (`language: "en"` for international buyers)
- **BYOK**: bring your own free MLIT API key (register at https://www.reinfolib.mlit.go.jp/ → API利用申請, issued instantly, no cost)

### Why this actor for AI agents

- Structured JSON output with a stable schema — directly consumable by LLM tool calls
- Works as a data backbone for Japan property valuation, investment screening and market-report agents
- Public government data (CC-BY 4.0 equivalent) — no robots.txt or TOS risk for downstream resale

### Input

```json
{
  "mlitApiKey": "your-mlit-key",
```

| Field | Type | Default | Description |
|---|---|---|---|
| `mlitApiKey` | string | — | Your free MLIT API key (BYOK). Also read from `MLIT_API_KEY` env var. |
| `prefectureCodes` | array | all 47 | Two-digit codes, e.g. `["13"]` = Tokyo |
| `yearFrom` / `yearTo` | int | 2023 / 2025 | 2005–2026 |
| `quarterFrom` / `quarterTo` | int | 1 / 4 | 1–4 (Jan–Mar, Apr–Jun, Jul–Sep, Oct–Dec) |
| `priceClassification` | string | `"01"` | `01` transaction prices, `02` contract prices, `""` both |
| `language` | string | `"en"` | `ja` or `en` |
| `maxRequests` | int | 50 | Safety cap on upstream API calls |

  "fetchedAt": "2026-10-07T06:00:00Z"
}
```
### Pricing
Pay-per-event: **$0.00005 per Actor Start + $0.005 per dataset record returned.** No subscription.
### Use cases
- Foreign real-estate investors: price benchmarks by Tokyo/Osaka district over 20 years
- Data & analytics companies: ML training sets for AVM (automated valuation models) on Japan
- AI agents via MCP: ask "average apartment transaction price per sqm in Shibuya 2023-2025" and compute from this dataset
# Actor input Schema
## `mlitApiKey` (type: `string`):
Your free API key from https://www.reinfolib.mlit.go.jp/ (API利用申請). Also read from MLIT_API_KEY env var if set.
## `prefectureCodes` (type: `array`):
Two-digit prefecture codes (01-47). Omit for all 47. Example: \["13", "27"]
## `yearFrom` (type: `integer`):
Starting year (2005-2026). Transaction prices start at 2005.
## `yearTo` (type: `integer`):
Ending year (2005-2026).
## `quarterFrom` (type: `integer`):
First quarter of yearFrom to fetch (1-4).
## `quarterTo` (type: `integer`):
Last quarter of yearTo to fetch (1-4).
