## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## Zillow ZIP Code Scraper - For Sale, Sold & Rentals

Get **every Zillow listing in a ZIP code**, city or neighborhood: homes **for sale**, **recently sold** and **for rent**, in one run.
Each row has price or sold price, sold date, **Zestimate**, **rent Zestimate**, beds, baths, square feet, days on Zillow and
price cuts, plus ready-made investor metrics: **price per sqft**, **price vs Zestimate** and **gross rent yield**. No Zillow
account, no login.

### Why people use it

- 🏠 **Every listing, not just the first 820.** Zillow stops at 20 pages per search. Large ZIPs are split into price bands
automatically, so a ZIP with 1,425 recent sales returns all 1,425.
- 🔁 **For sale, sold and rentals in one run.** Every row says which it is.
- 📈 **Investor metrics included**: price per sqft, how far the price is above or below the Zestimate, and gross rent yield
  from the rent Zestimate.
- 🏢 **Apartment buildings broken down**: starting rent for studios, 1-bed, 2-bed and so on.
- 🔔 **Monitoring mode**: on a schedule, get only listings that are new or changed price since the last run.
- ✅ **Honest about missing data**: in non-disclosure states such as Texas and Utah, sale prices are not public record.
Those rows say so (`soldPriceNotDisclosed: true`) instead of leaving you guessing.

### Quick start

1. Add one or more **ZIP codes** (e.g. `30306`), or cities and neighborhoods under **Cities or neighborhoods**.
2. Pick **Listing status**: For sale, Recently sold and/or For rent.
3. Optional: set **Max listings per ZIP and status** (0 = everything), price, bedrooms, bathrooms or home types.
4. Press **Start**. Download as JSON, CSV or Excel, or browse the **Overview** table.

### What you get for each listing

| Field | Example |
|---|---|
| `status` | `forSale`, `sold` or `forRent` |
| `address`, `zipcode` | 1393 Harvard Rd, Atlanta, GA 30306 |
| `price` / `soldPrice` / `monthlyRent` | 1115000 |
| `dateSold` | 2026-10-02 |
| `zestimate`, `rentZestimate` | 1115100, 5705 |
| `beds`, `baths`, `livingAreaSqft`, `homeType` | 4, 3, 2500, SINGLE_FAMILY |
| `pricePerSqft` | 446.0 |
| `priceVsZestimatePct` | 0.0 = priced right at the Zestimate; -8.5 = 8.5% below it |
| `grossRentYieldPct` | 6.14 |
| `daysOnZillow`, `priceChange`, `priceReduction` | 12, -25000, "$25,000 (Sep 30)" |
| `unitRents` | `[{"beds": 0, "rentFrom": 1295}, {"beds": 1, "rentFrom": 1495}]` |
| `url`, `latitude`, `longitude`, `imageUrl` | Zillow page, coordinates, main photo |

Every row has the same fields; values Zillow does not show are `null`.

### Use cases

- **Comps for appraisals and offers**: every recent sale in a ZIP with sold price, $/sqft and sold date.
- **Deal screening**: find listings priced below their Zestimate or with a high rent yield.
- **Rental market research**: asking rents by bedroom count across a ZIP.
- **New-listing and price-cut alerts**: schedule it with monitoring mode and send new rows to Slack, email or Sheets.

### Monitor a ZIP for new listings and price cuts

1. Add your ZIPs, switch on **Only new or changed since last run** and give the schedule a **Monitor name**.
2. Click **Schedule** (daily works well). The first run returns everything; later runs return only listings that are new or
changed price, and you pay only for those.
3. Send new rows to Slack, email or Google Sheets with n8n, Make or Zapier.

### Use with an AI agent (MCP)

Give an agent a ZIP code and it gets back structured listings. The inputs that matter are `zipCodes` (array of strings),
`listingStatus` (`forSale`, `sold`, `forRent`) and `maxResultsPerSearch` (integer). Example input:

```json
{ "zipCodes": ["30306"], "listingStatus": ["sold"], "soldWithin": "90", "maxResultsPerSearch": 100 }
```

### FAQ

**Do I need a Zillow account?** No. It reads the same public search results anyone can see.

**Why is `soldPrice` empty for some homes?** Some states (TX, UT, ID, KS, LA, MS, MT, NM, ND, WY, AK) don't make sale
prices public, so Zillow often doesn't have them. Those rows have `soldPriceNotDisclosed: true`.

**How many listings can I get per ZIP?** All of them. Searches with more than ~800 results are split into price bands
automatically.

**Can I search a whole city?** Yes, add it under **Cities or neighborhoods**, e.g. `Atlanta, GA`. For very large cities,
searching ZIP by ZIP is faster.

**Why is the Zestimate missing on some listings?** Zillow doesn't show a Zestimate for every home (often new construction,
land or some active listings).

### Notes

This Actor reads public Zillow search results without logging in and collects no private data. You are responsible for
using the data in line with Zillow's terms and the laws that apply to you.

# Actor input Schema

## `zipCodes` (type: `array`):

US ZIP codes to search, one per line, e.g. 78704. Each ZIP is searched for every listing status you pick below. Defaults to 78704 (Austin, TX) if you leave both ZIP codes and locations empty.

## `locations` (type: `array`):

Places as you would type them on Zillow, e.g. Austin, TX or Hyde Park, Chicago, IL. Searched the same way as ZIP codes.

## `listingStatus` (type: `array`):

Which listings to return. Pick several to get them in one run; every row carries its status.

## `soldWithin` (type: `string`):

Recently sold only: how far back to look.

## `maxResultsPerSearch` (type: `integer`):

Stop each ZIP + status after this many listings. Set 0 to get every listing Zillow has: large areas are split into price bands automatically, so you are not capped at Zillow's 820-result page limit.

## `minPrice` (type: `integer`):

Lowest price in USD (monthly rent for rentals).

## `maxPrice` (type: `integer`):

Highest price in USD (monthly rent for rentals).

## `minBeds` (type: `integer`):

Only homes with at least this many bedrooms.

## `minBaths` (type: `integer`):

Only homes with at least this many bathrooms.

## `homeTypes` (type: `array`):

Leave empty for all types.

## `onlyNewSinceLastRun` (type: `boolean`):

For schedules. Returns and bills only listings that are new or changed price since an earlier run with the same monitor name.

## `monitorName` (type: `string`):

Label for this schedule's memory. Use one name per schedule; change it to start fresh.

## `maxConcurrency` (type: `integer`):

Searches processed in parallel.

## `proxyConfiguration` (type: `object`):

Leave as is. Zillow serves search results reliably to US residential addresses.
