## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## Bien'ici Scraper — France Property Listings & Prices, No Phones

Get property listings from Bien'ici, the French property portal of the estate agents: price, price per m², surface, rooms and bedrooms, floor, town, postcode and district, the energy class (DPE) and greenhouse gas class (GES) with the estimated yearly energy cost, new build or resale, agency fees and condominium charges, the agency's company name, when it was listed, photos and the full description. For sale and to rent. Paste your Bien'ici search links — or just type a place.

**Why this one**

- 🔗 **Your search, as you set it up.** Set every filter you like on bienici.com and paste the link. Or type a place here — Lyon, Paris 11e, 33000, Gironde, Bretagne — and choose sale or rent, property type, price, area, rooms, bedrooms, new build, furnished, energy class and the sort order below.
- 🏙️ **Past Bien'ici's 2,500.** Bien'ici shows at most 2,500 listings per search. Set **Max listings per search** higher and the actor walks on, cheapest first: a live run read all Paris flats for sale — 9,219 of the 9,222 Bien'ici counted — in 293 seconds.
- ⚡ **Fast.** Another live run read four searches — Lyon flats to rent up to 1,200 €, Gironde houses of 100 m² or more for 200,000–500,000 €, and 2-room-plus flats up to 600,000 € in Paris 11e and Nantes — 3,632 properties in 93 seconds.
- 🏢 **The agency's name, also where Bien'ici's result list leaves it out.** Agencies, developers, builders and brokers are named by their company; the actor looks the name up once per agency when the list does not carry it. In the Paris run 96% of the listings by agencies, developers and brokers came with the name.
- 🔒 **No phone numbers, no agent names.** Independent agents (the *mandataires* of networks such as IAD, Safti or Optimhome) are people: they are marked `independent agent`, without a name. Phone numbers and e-mail addresses written into titles and descriptions are replaced with `[phone removed]` / `[e-mail removed]` — 31% of the Paris descriptions had one.
- 💸 **You pay only for properties delivered.** A link that is not a Bien'ici search, or a place Bien'ici does not know, comes back as a free record with the reason.

### How to use it

1. Paste **Search links** from bienici.com, one per line — or type **Places** and choose the filters.
2. Set **Max listings per search**.
3. Press **Start**, and download the results from the **Output** tab as JSON, CSV or Excel.

To follow new listings in an area, save your input as a task with **Sort** set to *Newest first* and a small **Max listings per search**, and schedule it daily.

You can also call it from the Apify API, from Make, Zapier or n8n, or from an AI agent through the Apify MCP server.

### Pricing

You are charged **per property delivered** — see the price on this page. Looking up agency names costs nothing extra. Links that are not Bien'ici searches and places Bien'ici does not know are free.

### FAQ

**How many properties per search?** As many as Bien'ici has. Up to 2,500 they come in the order of your search; for more, set **Max listings per search** above 2,500 and they come cheapest first. The live run read 9,219 of the 9,222 Paris flats for sale that Bien'ici counted when it started.

**Why do some listings have a price range?** A new development (`propertyType: "programme"`) sells several flats or houses: `price` is the cheapest and `priceMax` the dearest, the same for surface and rooms. Bien'ici includes them in searches for flats and houses when their range fits your filters.

**Why is `agency` empty on some listings?** Those come from independent agents — people who sell under a network's brand — and are marked `independent agent`. Their name is personal data, so it is left out. Every listing has its `url`; buyers and tenants contact the seller on Bien'ici.

**What about private sellers?** Bien'ici publishes listings from professionals; the live runs, over 13,000 listings, held none. If one appears it keeps only its town and postcode — no name, district or map point.

**Is this affiliated with Bien'ici?** No. This is an independent tool that reads public Bien'ici listings.
