## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## Funda Scraper — Dutch Homes for Sale, Rent & Sold, No Phones

Get property listings from funda, the Netherlands' largest property portal: asking price or rent and its basis (k.k., v.o.n., per month), price per m², living and plot area, rooms and bedrooms, energy label, new build or existing, full address with postcode, neighbourhood and district, the estate agency, availability (available, under offer, sold, rented), open house dates — and, if you want, coordinates, the full description and every characteristic funda lists (build year, VvE fee, heating, insulation, garden, parking, cadastral data). For sale, to rent, and sold. Paste your funda search links — or just type a place.

**Why this one**

- 🔗 **Your search, as you set it up.** Set every filter you like on funda.nl and paste the link. Or type a place here — Amsterdam, Den Haag, Rijswijk (ZH), provincie-utrecht, 1071 — and choose buy or rent, property type, price, living area, rooms, bedrooms, new build, "listed within", radius and sort below.
- 🏷️ **Sold and rented too.** Choose **Sold / rented** to get what has already changed hands, with its last asking price — a live run read 1,381 houses with 4+ rooms in Den Haag that funda lists as sold (1,379) or rented (2).
- ⚡ **Fast.** A live test run read four searches — Amsterdam for sale, Rotterdam rentals of €1,000-2,500, and sold houses in Den Haag and Rijswijk — 3,428 properties in 123 seconds.
- 📍 **Details when you need them.** Tick **Open every listing for its details** for coordinates, the description and all characteristics. A live run read 600 listings in Utrecht and Amsterdam with details in 121 seconds; every one came with coordinates and a description.
- 🔒 **No phone numbers, no agent names.** Agencies are named by their company only — never the agent who handles the listing. Phone numbers and e-mail addresses written into promo texts, descriptions, characteristics or even agency names are replaced with `[phone removed]` / `[e-mail removed]` (and an agency page whose address carries a phone number is linked by its id).
- 💸 **You pay only for properties delivered.** A link that is not a funda search, or a place funda does not know, comes back as a free record with the reason.

### What you get

For every property:

| Field | What it is |
|---|---|
| `price`, `priceMax`, `priceCondition`, `priceOnRequest`, `currency` | the asking price or monthly rent (EUR) and its basis: `k.k.`, `v.o.n.` or `per month`; new-build projects give a range |

| `objectType`, `listingType`, `projectName`, `constructionType` | house, apartment, parking, land…; a single home or a new-build project; resale or newly built |
| `livingAreaSqm`, `livingAreaMaxSqm`, `plotAreaSqm`, `rooms`, `bedrooms`, `energyLabel` | size, layout and energy label |
| `street`, `houseNumber`, `houseNumberSuffix`, `postcode`, `city`, `municipality`, `province`, `district`, `neighbourhood` | where it is |
| `availability` | `available`, `under_offer`, `under_option`, `sold_under_reservation`, `rented_under_reservation`, `sold`, `rented` |
| `agency`, `agencyId`, `agencyAssociation`, `agencyUrl`, `coAgency` | the estate agency and its association (NVM, VN, MZV, VGM) — company only |
| `promoText`, `publishedAt`, `openHouseFrom`, `openHouseTo` | the agency's one-line pitch, when it was listed, the next open house |
| `image`, `photoCount`, `mediaTypes`, `url`, `listingId`, `offering` | the listing: photo, floor plan / video / 360° flags, link |
| `input`, `place`, `position`, `scrapedAt`, `status`, `error` | which search it came from, and why a search gave nothing |

With **Open every listing for its details** also: `latitude`, `longitude`, `description`, `buildYear`, `characteristics` (every "kenmerk" funda shows, label → value, in Dutch), `views`, `saves`, `labels`.

### How to use it

1. Paste **Search links** from funda.nl (Kopen or Huren), one per line — or type **Places** and choose the filters.
2. Set **Max listings per search**, and tick **Open every listing for its details** if you need coordinates and characteristics.
3. Press **Start**, and download the results from the **Output** tab as JSON, CSV or Excel.

To follow new listings in an area, save your input as a task with **Listed within** set to "Today" and schedule it daily — a live run found the 140 homes listed that day within 5 km of Amsterdam in 14 seconds.

You can also call it from the Apify API, from Make, Zapier or n8n, or from an AI agent through the Apify MCP server.

### Pricing

You are charged **per property delivered** — see the price on this page. Opening listings for their details costs nothing extra, only time. Links that are not funda searches and places funda does not know are free.

### FAQ

**How many properties per search?** funda shows up to 9,990 listings (666 pages) for one search; a live run read 9,986 of the 97,298 homes for sale in the whole Netherlands in 12.7 minutes (funda's order shifted a little while it read, and the 4 listings that came twice were delivered once). For more, split the search by province, price or property type.

**Which place names work?** The names funda itself uses: cities (Amsterdam, Den Haag, Den Bosch), municipalities, provinces ("provincie-noord-holland"), neighbourhoods ("amsterdam/concertgebouwbuurt") and postcodes (1071, 1071ES). A town whose name is shared needs its province, as funda writes it: "Bergen (NH)", "Rijswijk (ZH)". If a name is not found, set up the search on funda.nl and paste the link.

**Why no agent names or phone numbers?** They are personal data. Every listing has its `url` and the agency's `agencyUrl`; buyers and tenants contact the agency on funda.

**Is this affiliated with funda?** No. This is an independent tool that reads public funda listings.

## `includeDetails` (type: `boolean`):

Adds coordinates, the full description, the build year, views and saves, and all characteristics (VvE fee, heating, insulation, garden, parking…). One more page per listing, so slower.

## `maxConcurrency` (type: `integer`):

How many searches to work on at the same time.

## `proxyConfiguration` (type: `object`):

funda turns the Apify servers' own address away, so every request goes through this proxy; a proxy address that gets funda's bot page is swapped for another. Apify's standard (datacenter) proxy works.
