## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## Imovirtual Scraper — Portugal Property Listings, No Phones

Get property listings from Imovirtual, one of Portugal's largest property portals: price, price per m², area, typology (T0–T5+), floor, district, council, parish and neighbourhood, seller type, new-development details, when it was first listed — and, if you want, coordinates, the full description, energy certificate, bathrooms, plot area and building details. For sale and to rent. Paste your Imovirtual search links — or just type a place.

**Why this one**

- 🔗 **Your search, as you set it up.** Set every filter you like on imovirtual.com and paste the link. Or type a place here — Lisboa, Cascais, Porto, Algarve, Funchal — and choose sale or rent, property type, price, area, typology, private owner, agency or developer, new build or resale, "added within" and radius below.
- ⚡ **Fast.** A live test run read three searches — Lisbon flats for sale, Porto T1–T2 flats to rent up to €1,500, and Algarve T2–T3 resale houses up to €600,000 — 3,864 properties in 112 seconds.
- 📍 **Details when you need them.** Tick **Open every listing for its details** for coordinates, the full description, the energy certificate and the building data. A live run read 227 listings with details (Lisbon flats to rent, Cascais houses added in the last week) in 26 seconds.
- 🔒 **No phone numbers, no agent names.** Agencies and developers are named by their company; private sellers by nothing, and without their street or map point. Phone numbers and e-mail addresses written into titles and descriptions are replaced with `[phone removed]` / `[e-mail removed]`.
- 💸 **You pay only for properties delivered.** A link that is not an Imovirtual search, or a place Imovirtual does not know, comes back as a free record with the reason.

### What you get

For every property:

| Field | What it is |
|---|---|

| `propertyType`, `transaction`, `title` | FLAT, HOUSE, TERRAIN, COMMERCIAL_PROPERTY, HALL, GARAGE, ROOM, INVESTMENT; sale or rent |

| `district`, `council`, `parish`, `neighbourhood`, `street`, `locationId` | where it is (no street for private sellers) |
| `sellerType`, `agency` | private / agency / developer / business / olx (an ad cross-posted from OLX.pt), and the company name (none for private sellers or OLX cross-posts) |

### How to use it

1. Paste **Search links** from imovirtual.com, one per line — or type **Places** and choose the filters.
2. Set **Max listings per search**, and tick **Open every listing for its details** if you need coordinates and building data.
3. Press **Start**, and download the results from the **Output** tab as JSON, CSV or Excel.

To follow new listings in an area, save your input as a task with **Added within (days)** set to 1 and schedule it daily.

You can also call it from the Apify API, from Make, Zapier or n8n, or from an AI agent through the Apify MCP server.

### Pricing

You are charged **per property delivered** — see the price on this page. Opening listings for their details costs nothing extra, only time. Links that are not Imovirtual searches and places Imovirtual does not know are free.

### FAQ

**How many properties per search?** As many as Imovirtual shows: Portugal has over 74,000 flats for sale on it, and every results page is reachable. Set **Max listings per search** as high as you need.

**What do I type in Places?** A council (concelho) such as Cascais or Sintra, a parish (freguesia), a neighbourhood such as Alfama, or a district. "Lisbon", "Oporto", "Algarve" and "Madeira" work too. Add "district" for a whole district ("Faro district").

**Why are a few results outside the place I typed?** Imovirtual itself adds some listings from the edge of the area; the `district`, `council` and `locationId` fields say where each one is.

**Can I get only private owners?** Yes: choose **Offered by: Private owners**. Private owners are few on Imovirtual — a live run found 115 among Lisbon's 3,006 flats to rent and 66 among Porto's 1,695.

**Why no phone numbers or agent names?** They are personal data. Every listing has its `url`; buyers and tenants contact the seller on Imovirtual.

**Is this affiliated with Imovirtual?** No. This is an independent tool that reads public Imovirtual listings.

**Like it?** A short review on the Store page helps other people find this Actor. Something missing or broken? Tell us on the Issues tab — we read every one.

## `maxConcurrency` (type: `integer`):
