## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## Rightmove Scraper — UK Property for Sale & to Rent

Scrape **property listings from Rightmove**, the UK's largest property portal, for sale and to rent. Search by **town, area, postcode or outcode**, or paste any **Rightmove search URL**. You get price, price reductions, bedrooms, bathrooms, address, postcode, coordinates, agent name and phone, and photos. Optional **full details** add the description, floorplans, EPC, council tax band, tenure, lease length, size and more. **Monitoring mode** returns only new listings and price changes, so you can schedule it and get alerts. No login, no API key.

### What does Rightmove Scraper do?

Give it locations (`Manchester`, `Islington`, `SW1A`, `M40 3HY`) and/or Rightmove search URLs. You get one clean record per property:

- **Price** in pounds, the displayed price text and qualifier (*Guide Price*, *Offers Over*, *Fixed Price*...), and for lettings the rent frequency plus `pricePerMonth` (weekly rents converted to monthly).
- **Bedrooms, bathrooms, property type** (detached, flat, terraced...), **tenure** (freehold, leasehold).
- **Address, outcode, latitude and longitude**. With full details, also the **full postcode**.
- **Listing date and update reason**: `new`, `price_reduced`... plus Rightmove's text such as *"Reduced on 21/10/2026"*.
- **Agent**: name, branch, **phone number** and branch page.
- **Photos** (full size), summary and key features.
- **Full details** (optional): full description, all photos, floorplans, virtual tours, brochures, EPC, council tax band, size in sq ft and m², service charge, ground rent, years left on the lease, deposit, furnishing and let type (rentals), nearest stations, utilities, broadband, parking and garden.
- **Only new listings** mode: run it daily and get just new properties, plus properties whose **price changed** (`previousPrice`, `priceChanged`).
- Filters: buy or rent, min/max price, min/max bedrooms, property type and radius.
- **More than 1,000 results**: Rightmove only shows ~1,000 listings per search. When you ask for more, the Actor splits the search into price bands automatically.
- Export as **JSON, CSV, Excel, HTML**, or use the Apify API, Make, Zapier, n8n, Google Sheets and webhooks.

### Use cases

- **Property investors**: find new listings and price reductions in your target areas every morning.
- **Estate agents**: track competitor stock, prices and agents in your patch, and generate leads.
- **Market research and valuations**: asking prices per bedroom, property type and outcode.
- **Rental market analysis**: rents, deposits and availability by area.
- **Proptech and AI**: feed fresh UK listing data into dashboards, models, LLM agents and RAG.

### How to use it

1. Add **locations** (town, area, postcode or outcode) and/or paste **Rightmove search URLs**.
2. Choose **For sale** or **To rent** and set filters (price, bedrooms, property type, radius).
3. Set **Max listings per search**.
4. Turn on **Include full details** for postcode, description, floorplans, EPC, council tax and more.
5. Click **Start** and download your data.

For monitoring, turn on **Only new and price-changed listings** and [schedule](https://docs.apify.com/platform/schedules) the Actor, for example once a day. The first run returns the current listings; later runs return only properties you have not received yet and those whose price changed.

### How much does it cost?

Pay per result, no subscription:

| Event | Price |
|---|---|
| Actor start | $0.001 per run |
| `listing` (one property) | **$0.0004**, or $0.40 per 1,000 listings |
| `listing-details` (only with *Include full details*) | $0.0005 per listing |

Errors (location not found, invalid URL, blocked requests) are **never charged**. Proxy costs are included. The Apify free plan's $5 monthly credit covers about **12,000 listings**, or 5,500 with full details.

### Input

| Field | Default | Description |
|---|---|---|
| `locations` | | Towns, areas, postcodes or outcodes, e.g. `Manchester`, `SW1A` |
| `startUrls` | | Rightmove search URLs (for sale or to rent) |
| `listingType` | `buy` | `buy` or `rent` (for locations; URLs keep their own type) |
| `minPrice`, `maxPrice` | | Price range in £ (monthly rent for lettings) |
| `minBedrooms`, `maxBedrooms` | | Bedroom range |
| `propertyTypes` | all | `detached`, `semi-detached`, `terraced`, `flat`, `bungalow`, `land`, `park-home` |
| `radius` | | Miles around the location: `0.25` to `40` |
| `maxResults` | `100` | Max listings per location and per search URL |
| `includeDetails` | `false` | Open each property page for full details |
| `onlyNew` | `false` | Only listings not returned before, plus price changes |
| `proxyConfiguration` | Apify Proxy | Rotates IPs automatically when blocked |

Filters you set also override the same filters inside search URLs.

Fields from `description` onwards (and `postcode`) come with *Include full details*. Without it, `outcode` comes from the address, or else from the postcode nearest to the map pin. `isNew`, `priceChanged` and `previousPrice` appear only in *Only new* mode. Rental-only fields (`deposit`, `furnishType`, `letType`, `letAvailableDate`) are empty for properties for sale.

### FAQ

**Can I get more than 1,000 results for a big area like London?** Yes. Rightmove itself stops at ~1,000 listings per search, so when `maxResults` is higher the Actor splits the search into price bands and merges them, removing duplicates. Very dense single price points (e.g. hundreds of flats at exactly £450,000 in one search) can still hit the limit; add a bedroom or property-type filter, or use smaller locations.

**Which locations work?** Anything Rightmove's search box accepts: towns, cities, boroughs, areas, stations, outcodes (`SW1A`) and full postcodes (`M40 3HY`). The first suggestion is used; check the `searchUrl` field, or paste a search URL for full control.

**How does "Only new" work?** The Actor remembers the listing IDs and prices it returned for each search, in a key-value store in your account named `rightmove-scraper-state`. Changing the filters creates a new search. Delete that store to start over.

**Does it include sold prices or Scotland and Wales?** It covers all live Rightmove listings in England, Scotland, Wales and Northern Ireland. Sold house prices are not included.

**Is it legal?** The Actor only reads public listing data that Rightmove shows to any visitor. You are responsible for how you use the data, including personal data rules such as UK GDPR and Rightmove's terms.

# Actor input Schema

## `locations` (type: `array`):

Towns, cities, areas, postcodes or outcodes, e.g. "Manchester", "Islington", "SW1A" or "M40 3HY". Each one is matched with Rightmove's location search (the first suggestion is used) and searched with the filters below.

## `startUrls` (type: `array`):

Optional. Paste search result URLs from rightmove.co.uk (for sale or to rent), e.g. https://www.rightmove.co.uk/property-to-rent/find.html?locationIdentifier=REGION%5E87490. The URL keeps its own filters; filters set below override them.

## `listingType` (type: `string`):

For locations: properties for sale or to rent. Search URLs keep their own type.

## `minPrice` (type: `integer`):

Minimum price. For rentals, the monthly rent (pcm).

## `maxPrice` (type: `integer`):

Maximum price. For rentals, the monthly rent (pcm).

## `minBedrooms` (type: `integer`):

Minimum number of bedrooms (0 = studio).

## `maxBedrooms` (type: `integer`):

Maximum number of bedrooms.

## `propertyTypes` (type: `array`):

Only these property types. Leave empty for all.

## `radius` (type: `string`):

Include properties within this distance of the location.

## `maxResults` (type: `integer`):

Maximum listings for each location and each search URL. Rightmove shows at most ~1,000 listings per search; above that the Actor automatically splits the search into price bands to get more.

## `includeDetails` (type: `boolean`):

Opens each property page for the full postcode, full description, all images, floorplans, EPC, council tax band, size (sq ft), service charge, ground rent, lease length, deposit and furnishing (rentals), nearest stations and utilities. Extra $0.0005 per listing.

## `onlyNew` (type: `boolean`):

Return only listings not returned by previous runs of the same search, plus listings whose price changed (with previousPrice). Schedule the Actor (e.g. daily) and connect it to email, Slack, Google Sheets or a webhook to get alerts.

## `proxyConfiguration` (type: `object`):

Apify Proxy is used to avoid rate limits. The Actor rotates to a fresh IP when a request is blocked.
