## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## Rightmove UK Residential Listing Monitor

Monitor multiple public Rightmove UK residential sale and rent search pages. The default is two newest-sorted Rye watchlists: sale (84 results/four pages observed on 2026-10-04) and rent (six results/one page); live totals may change. This Actor exports *asking* prices and observed listing changes, not sold prices or sale/let conclusions.

### Input

Pass 1–5 exact `https://www.rightmove.co.uk/property-for-sale/...` or `/property-to-rent/...` search URLs. Supported query keys are `locationIdentifier`, `searchLocation`, `useLocationIdentifier`, `radius`, `minPrice`, `maxPrice`, `minBedrooms`, `maxBedrooms`, `propertyTypes`, `includeSSTC`, `mustHave`, `dontShow`, `furnishTypes`, `keywords`, `maxDaysSinceAdded`, `tenureTypes`, and `sortType`; input `index` may only be 0 because the Actor controls pagination. Use `?sortType=6` to watch newest listings. `maxPagesPerSearch` defaults to 4 (1–10); `maxItems` defaults to 150 (1–500). Optional `previousListings` is at most 500 `{propertyId, askingPriceAmount}` records from a comparable prior snapshot. It can identify a changed asking amount on a matched listing; an ID absent from the supplied snapshot is not proof of a new listing.

### Output

One validated row per unique property ID globally, with matching search URLs, sale/rent channel, asking amount and currency, rental frequency, price qualifier, beds, subtype, size, tenure, explicit listing status and listing update facts where present, source page, observed time and comparison flag. `OUTPUT` stores per-search advertised count, fetched pages, unique rows, coverageComplete and partial reason. `nextIndex` is an advisory page position only when the page cap is reached; input always starts at page 1 and does not accept that position as a resume cursor. A row or event-budget cap within a page yields no `nextIndex`. Repeated sponsored cards are deduplicated. Broad areas can exceed Rightmove pagination; never interpret a missing ID in partial coverage as sold or let. `changeType` is `uncompared`, `unchanged`, `price_changed`, or `not_in_prior_snapshot`; no inferred sale status.

### Limits

Use only robots-allowed public search HTML; no `/api/*`, login, contact, map, browser, proxy or paid source. Validate exact host/path/query before network calls. Sequentially fetch ≤2 MiB per page, pace at least one second, ≤50 search GETs plus robots, and ≤180 seconds within 256 MB. Parse `__NEXT_DATA__.props.pageProps.searchResults` and validate page, sort, result count, ID and asking amount. A legitimately empty exact search returns a scoped coverage report with zero listing rows; all-source failures, blocks, rate limits, timeouts, invalid pages and schema changes fail explicitly. A later-page failure must not claim completed coverage.

### Privacy and rights

Only public listing facts are emitted. Do not persist raw HTML, photos, contact data, agent/customer names, enquiry links, exact coordinates or owner/tenant identities. Rightmove terms §§5.2, 5.5–5.6 restrict automated extraction and commercial research; the source scout records the clauses under DR-0007. This Actor is unaffiliated with Rightmove.

### Pricing

One `rightmove-listing-exported` PPE event at $0.0015 per unique validated row delivered to the dataset. No custom start or secondary event. Coverage metadata and zero rows incur no custom result event. A platform memory/start fee may still apply and must be stated in Store copy.

# Actor input Schema

## `searchUrls` (type: `array`):

One to five exact public UK residential sale or rent search URLs. Sort by newest (?sortType=6) for a recent-listing watchlist. Each URL must pass robots checks.

## `maxPagesPerSearch` (type: `integer`):

Read at most this many 24-result pages for each search; coverage is marked partial if the site advertises more pages.

## `maxItems` (type: `integer`):

Global cap across all searches after property-ID deduplication. Coverage is marked partial when this cap stops acquisition.

## `previousListings` (type: `array`):

Optional prior listing IDs and asking GBP amounts from a comparable earlier run. Missing prior IDs mean not in supplied snapshot, not newly listed or sold. Up to 500 records.

## Actor input object example

```json
{
  "searchUrls": [
    "https://www.rightmove.co.uk/property-for-sale/Rye.html?sortType=6",
    "https://www.rightmove.co.uk/property-to-rent/Rye.html?sortType=6"
  ],
  "maxPagesPerSearch": 4,
  "maxItems": 150,
  "previousListings": []
}
```

# Actor output Schema

## `results` (type: `string`):

No description

## `coverage` (type: `string`):

Per-search counts and completeness. nextIndex is advisory only for page-cap truncation; this Actor always starts from page 1, and row/event-budget caps have no resume cursor.
