## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## National Real Estate Appraiser Registry (ASC) Verification Data

Verify state-licensed real estate appraiser credentials in bulk from the federal Appraisal Subcommittee's National Registry — every state, one schema, refreshed from the registry on every run.

### Who this is for

Appraisal management companies (AMCs) building and auditing their panels. Lenders and mortgage servicers confirming an appraiser's credential before accepting a report. Title, insurance and compliance teams checking for public disciplinary actions. Recruiters and continuing-education providers working the renewal window.

### What you get

One record per credential: `full_name` split into `first_name` / `middle_name` / `last_name`, `license_number` (the state's own number), `credential` (Certified General, Certified Residential, Licensed, Trainee — as the state reports it), the licensing `state`, the appraiser's mailing `city` / `mailing_state` / `zip_code` / `county`, `business_name` (the company on file), the listed phone, `issue_date` and `expiration_date` in **MM/DD/YYYY** (with `_iso` twins), `expires_in_days`, and `status`.

The registry publishes a real status column, so `status` is the state's own word translated to the canonical vocabulary — `active` or `inactive` — with `status_raw` preserving the original and `status_basis: "published by the licensing authority"`.

Registry-specific fields ride along: `aqb_compliant` (meets AQB criteria), `disciplinary_action` with its effective and ending dates, and `ever_disciplined` as a plain yes/no.

### One schema across every state

Every licence roster in this catalogue delivers **the same columns, in the same order, meaning the same thing** — whichever state the record came from. Names leave in proper case with `name_raw` holding the source's exact rendering. Dates are **MM/DD/YYYY**, with an `_iso` twin for spreadsheets and imports. The state's own word is never thrown away.

Full column reference: `docs/SCHEMA.md` in the source repository.

### Coverage

All 50 states, the District of Columbia and the territories that report to the Appraisal Subcommittee — one federal source, every jurisdiction. Pass `states` to pull only the ones you need; leave it empty for the whole country.

### Input

- `states` — licensing states to pull; empty means every jurisdiction.
- `recordFilter` — `all`, `expiringSoon` (within `expiringWithinMonths`), or `newLicenses` (within `newWithinMonths`).
- `onlyActive` — default true; set false to include inactive credentials.
- `includeDisciplined` — default true; set false to exclude appraisers with a public disciplinary action.
- `maxRecords` — hard cap; the run also honours your Apify maximum-charge setting.

### Data source & fair use

The Appraisal Subcommittee (asc.gov) maintains the National Registry under federal law and offers it to the public for exactly this purpose. This Actor uses the registry's own download interface — no HTML scraping, one request per state, rate-limited.

### Pricing

Pay per record delivered: **$2.50 per 1,000 records**, plus a nominal start fee. Filters run before delivery, so you are never charged for a record you did not ask for.

### Support
