## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## Airbnb Listing & Price Monitor: prices, ratings and changes from public pages

Turn Airbnb search pages and listing links into clean, flat records: **price per night and total for your dates, rating, review count, bedrooms, bathrooms, guest capacity, Superhost flag, approximate coordinates and photos**. Switch on **monitor mode** and every run returns only the listings whose **price, rating, review count or availability changed** since the last run.

It reads the public pages that Airbnb shows to anyone without logging in (plain HTTP, no browser). No login, no cookies, no guest reviews, no host personal data.

### What you can do with it

- **Price tracking:** watch a city, a neighborhood or a filtered search (price range, room type, bedrooms) for your travel dates and get only the price moves.
- **Market and competitor research for hosts and property managers:** compare nightly rates, ratings and review counts of similar listings around yours.
- **Investment and revenue research:** pull hundreds of listings per area with coordinates for maps and spreadsheets.
- **Alerts and dashboards:** schedule the Actor and send the dataset to Google Sheets, Slack, Make, n8n, Zapier or your own webhook.

### How it works

1. Paste one or more **search links** (for example `https://www.airbnb.com/s/Lisbon--Portugal/homes`, with any filters you set on the site) and/or **listing links** (`https://www.airbnb.com/rooms/3086039`).
2. Optionally set check-in, check-out, guests and currency for all links at once.
3. Choose **All listings** or **Monitor: only changes**.

Each search link is read page by page (18 listings per page, up to 15 pages = 270 listings per search). Split larger areas into several searches (neighborhoods, price ranges).

### Input

```json
{
  "startUrls": [
    {"url": "https://www.airbnb.com/s/Lisbon--Portugal/homes"},
    {"url": "https://www.airbnb.com/rooms/3086039"}
  ],
  "checkIn": "2027-03-10",
  "checkOut": "2027-03-13",
  "adults": 2,
  "currency": "USD",
  "maxListingsPerSource": 100,
  "mode": "monitor"
}
```

| Field | What it does |
|---|---|
| `startUrls` | Search links (`/s/...`) and/or listing links (`/rooms/<id>`). Any Airbnb domain works; the Actor always reads the English site. |
| `mode` | `all` returns everything found. `monitor` returns, from the second run on, only listings that changed (the first run returns everything). |
| `checkIn`, `checkOut` | Dates as `YYYY-MM-DD`, applied to every link. **Always set dates for price monitoring**: without dates Airbnb shows a price for a default stay that moves over time. |
| `adults`, `children`, `infants` | Guests used for the price. |
| `currency` | Three-letter code for all prices (default `USD`). |
| `maxListingsPerSource` | Listings per search link (default 20, maximum 270). |
| `includeListingDetails` | Opens every listing page to fill guest capacity and the exact Superhost flag (slower, more requests). |
| `reportNewListings` | Monitor mode: also return listings that were not in the previous run of the same search. Airbnb reshuffles result order, so with a small limit this can be noisy. |
| `reportDisappeared` | Monitor mode: free short records for listings that dropped out of the results for your dates (see Limits). |
| `stateName` | Name of the key-value store that remembers the previous run. Use a different name for each monitoring job. |
| `requestDelaySeconds`, `concurrency` | Politeness settings (default: at least 1 second between requests, 2 searches in parallel). |
| `proxyConfiguration` | Optional Apify datacenter proxy. Off by default. |

### Output

```json
```

- `price_total` is the price Airbnb displays for the whole stay (with the discount applied, as shown on the page); `price_per_night` is that total divided by the nights; `price_original_total` is the crossed-out price when there is a discount; `price_nightly_base` is the nightly rate from Airbnb's price breakdown when it is shown.
- `change_status` is `new`, `changed` or `unchanged`; `changed_fields` lists `price`, `rating`, `reviews` and/or `availability`; `changes` holds the old and new values.
- A `SUMMARY` record in the default key-value store lists every link (status, pages read, listings returned) and request statistics, including how many pages were blocked.

### Pricing

Pay per event: one **listing** event for each listing successfully read and returned, plus a tiny start fee. Pages that are blocked, missing or unreadable are not charged, and the optional `disappeared` records are free.

### Tips

- Schedule the Actor (daily is typical) with `mode: monitor`, fixed dates and your own `stateName`, and connect the dataset to a webhook or Google Sheets.
- Use a search with filters that match your own listing (area, bedrooms, price band) to track a clean competitor set.
- Switch on `includeListingDetails` only when you need guest capacity or the exact Superhost flag.

### Limits (read before relying on the data)

- **Listing links give no price.** Airbnb loads the price of a single listing with a script after the page opens, so it is not in the page data. Prices come from search links. A listing link returns details (rating, reviews, capacity, coordinates) and `available: null`.
- **Availability is inferred from search results.** With dates set, a listing shown in the results is available for those dates. With `reportDisappeared`, a listing that was in the previous run and is gone now is reported as `disappeared`. This is only reliable when the whole result set was read (fewer than 15 pages); Airbnb also reshuffles results, so a listing missing from a capped search does not necessarily mean it was booked.
- **Search shows a subset of the details.** Hotels and some cards have no bedroom, bed or bathroom lines, and guest capacity is not in search results at all. `is_superhost` is `true` when the Superhost badge is shown, `false` when no badge is shown, and `null` when a Guest favorite badge replaces it (Airbnb shows only one badge). Use `includeListingDetails` to fill capacity and the exact flag.
- **Coordinates are approximate**, exactly as Airbnb shows them publicly.
- **Result order changes between requests**, so two runs with a small `maxListingsPerSource` may cover different listings.
- Up to 270 listings per search link.
- Prices, ratings and counts are those shown on the public page at the time of the run, in the currency you choose.

### Responsible use

The Actor reads only pages Airbnb serves to anyone without logging in. It does not collect guest reviews, guest names, host contact details, phone numbers or e-mail addresses, and it does not return host names. It does not bypass bot protection: it sends normal browser headers, waits between requests and, if a page returns a block or a captcha, retries a few times with a pause and then skips that page without charging for it. Airbnb's Terms of Service restrict automated collection of content. You are responsible for how you use the data and for complying with Airbnb's terms and the laws that apply to you.

# Actor input Schema

## `startUrls` (type: `array`):

Search pages such as <code>https://www.airbnb.com/s/Lisbon--Portugal/homes</code> (filters in the link are kept) and/or listing links such as <code>https://www.airbnb.com/rooms/3086039</code>. Prices come from search pages; a listing link adds details such as capacity but no price. Any Airbnb domain is accepted, the Actor always reads the English version.

## `mode` (type: `string`):

All listings: return everything found. Monitor: after the first run return only listings whose price, rating, review count or availability changed since the previous run (the first run returns everything).

## `checkIn` (type: `string`):

Optional, format YYYY-MM-DD. Applied to every link and replaces dates inside the links. Always set dates for price monitoring: without dates Airbnb shows a price for a default stay that changes over time.

## `checkOut` (type: `string`):

Optional, format YYYY-MM-DD. Must be used together with the check-in date.

## `adults` (type: `integer`):

Optional number of adults. Applied to every link and replaces the value inside the links. Empty means the link decides (Airbnb default is 1).

## `children` (type: `integer`):

Optional number of children (ages 2-12) for the price calculation.

## `infants` (type: `integer`):

Optional number of infants (under 2) for the price calculation.

## `currency` (type: `string`):

Three-letter currency code for all prices, for example USD, EUR, GBP, CAD.

## `maxListingsPerSource` (type: `integer`):

How many listings to read from each search link. A page holds 18 listings and Airbnb shows at most 15 pages (270 listings) per search, so split big areas into several searches (neighborhoods, price ranges).

## `includeListingDetails` (type: `boolean`):

Search results do not show guest capacity and may hide Superhost status behind a Guest favorite badge. Turn this on to load each listing page and fill both exactly. It multiplies the number of requests, so runs take longer.

## `reportNewListings` (type: `boolean`):

In monitor mode, also return listings that were not in the previous run of the same search. Airbnb reshuffles the order of search results, so with a small limit this can be noisy.

## `reportDisappeared` (type: `boolean`):

In monitor mode, return a short record for listings that were in the previous run but are no longer in the results for your dates. Only works when the whole result set was read (under 15 pages); it means gone from the results, which usually means not available for those dates. These records are free.

## `stateName` (type: `string`):

Name of the key-value store that remembers the previous run. Use a different name for each monitoring job.

## `requestDelaySeconds` (type: `integer`):

Minimum pause between page requests. Keep it at 1 or more to stay polite to the site.

## `concurrency` (type: `integer`):

How many search links to read at the same time. Requests are still spaced by the pause above.

## `proxyConfiguration` (type: `object`):

Optional Apify datacenter proxy. By default requests go directly from the Apify platform. The Actor never uses residential proxies and never tries to get around bot protection: pages that return a block are skipped and not charged.
