## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## Real Estate Deal Finder: Fixer-Uppers and Underpriced Homes (Zillow, Realtor.com, Redfin)

Turn a Zillow, Realtor.com or Redfin search into a ranked deal list. This actor reads the results of a real estate scraper and scores every listing from 0 to 100 for four kinds of deals:

- **Fixer-upper**: the listing says "as-is", "needs work", "handyman special", "investor special", "cash only", "short sale", "bring your contractor", damage, and similar. Foreclosures, bank-owned homes and auctions count too.
- **Underpriced**: price per square foot below comparable listings in the same search (same zip code and home type), and price below Zillow's Zestimate.
- **Motivated seller**: price cuts since listing, long time on the market, back on the market after a sale fell through, or quietly relisted to restart the days-on-market clock.
- **Income property**: gross rent yield from the listing's actual rent, or Zillow's rent estimate (times the units for duplexes, triplexes and fourplexes), plus price per unit.

Every score comes with a plain-language **why** and the numbers behind it, so you can check each call yourself.

### Example

On 160 homes for sale in four Sacramento zip codes, the top results included:

- A foreclosure at auction, 31% below comparable $/sqft, with 3 price cuts (an auction price is often only the starting bid)
- An "as-is investor special", tenant occupied, 22% below comparables, with a 13% price cut
- A short sale, cash only, "bring your contractor", 24% below comparables

9 of the 160 listings scored 60 or higher.

### How to use it

1. Run a scraper for the area you want. Supported:
   - **Zillow** (best): [Zillow ZIP Code Search](https://apify.com/maxcopell/zillow-zip-search), then [Zillow Detail Scraper](https://apify.com/maxcopell/zillow-detail-scraper) on its results. Zillow adds the Zestimate and a rent estimate.
   - **Realtor.com**: [Realtor Scraper](https://apify.com/epctex/realtor-scraper) with details turned on. Full descriptions and price history.
   - **Redfin**: [Redfin Search](https://apify.com/tri_angle/redfin-search). Price, size, days on market and a short description.
2. Open this actor and pick one or more of those datasets under **Scraper results**. You can mix sources; duplicates across sites are not merged.
3. Optional: set a **minimum deal score** or pick **deal types** to get a short list.

What each source gives:

| Signal | Zillow (detail) | Realtor.com | Redfin search |
|---|---|---|---|
| Fixer-upper words | yes | yes | yes (short description) |
| Below comparable $/sqft | yes | yes | yes |
| Below Zestimate | yes | no | no |
| Price cuts and relisting | yes | yes | no |
| Rental yield | yes | only if the listing gives rents | no |

### Output

One row per listing, best deals first:

```json
{
  "address": "5231 Whittier Dr, Sacramento, CA 95820",
  "price": 295000,
  "deal_score": 88,
  "deal_type": "fixer-upper, underpriced, motivated seller, income property",
  "why": "listing says: sold as-is, investor special, tenant occupied; 22% below the median $/sqft of comparable listings; 1 price cut (13% off the list price); 9.3% gross rent yield (Zillow rent estimate)",
  "price_per_sqft": 284,
  "comp_median_price_per_sqft": 362,
  "below_comps_pct": 21.5,
  "below_zestimate_pct": 0.5,
  "days_on_market": 41,
  "price_cuts": 1,
  "total_cut_pct": 13.2,
  "fixer_signals": "sold as-is; investor special; tenant occupied",
  "monthly_rent": 2277,
  "rent_source": "Zillow rent estimate",
  "gross_yield_pct": 9.3,
  "url": "https://www.zillow.com/homedetails/..."
}
```

Also included: home type, beds, baths, square feet, year built, units, price per unit, Zestimate and distress flags (foreclosure, bank owned, auction, for sale by owner).

### How the scores work

- Comparables come from the listings in your own run, never across home types (an apartment building is not compared with houses). At least 5 comparables are needed; otherwise that signal is left out.
- "Remodeled", "move-in ready" and "turnkey" in the description lower the fixer-upper score.
- Gross yield is rent x 12 / price, before taxes, insurance, vacancy and repairs. Treat it as a first filter, not an underwriting.

A score is a starting point for your own research, not advice. Always check the property, the comps and the numbers yourself.

### Pricing

You pay per listing scored. If you run it with no input, it scores a small built-in demo sample for free.
