## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## Korea Apartment Transactions (MOLIT sale records, English)

Look up **what apartments actually sold for in South Korea**, district by district and month by month, from the **Ministry of Land, Infrastructure and Transport** (국토교통부) registered sale records. Each record gives:

- the **price in won** (KRW) and the **deal date** (the contract date)
- the **apartment name**, **building** (동), **floor**, **build year**, and the **road-name and lot address**
- the **exclusive floor area** in **m²** and **pyeong** (평, 1 평 = 3.305785 m²)
- **broker or direct** sale, and whether the buyer and seller were **individuals or corporations**
- whether the sale was **cancelled**, and when (`cancelDate`)

Search by the **5-digit district code** (법정동 시군구 코드), for one or up to twelve months, optionally filtered by part of the apartment name. **No API key or Korean account needed.**

### Typical uses

- **Property investors and proptech teams** — recent sale prices for a district before a viewing or a bid.
- **Relocation and expat support** — what a 84 m² apartment in Gangnam-gu went for last month, in English.
- **Market monitoring** — track one district's price per pyeong month by month.
- **AI agents** — "What did apartments in 대치동 sell for in September 2025?", "Recent sales of the 은마 complex".

### Input

| Field | Description |
|---|---|
| `regionCode` | **Required.** 5-digit district code, e.g. `11680` (강남구, Gangnam-gu, Seoul). Use the 5-digit code of the city or district, not a province code. |
| `dealMonths` | One to twelve months as `YYYYMM`, e.g. `["202509"]`. Not in the future. Default: the previous calendar month. |
| `aptNameContains` | Optional. Part of the Korean apartment name, e.g. `래미안` or `아이파크`. Spaces are ignored. |
| `maxResults` | Newest deal first, 1-1000. Default 100. |

Example:

```json
{ "regionCode": "11680", "dealMonths": ["202509", "202508"], "aptNameContains": "은마", "maxResults": 50 }
```

### Output

One item per sale record, newest deal first (real output for `11680`, `202509`):

```json
{
  "status": "registered",
  "regionCode": "11680",
  "district": "대치동",
  "apartmentName": "은마",
  "building": "12",
  "roadName": "삼성로",
  "lotNumber": "316",
  "dealDate": "2025-09-30",
  "priceKrw": 3590000000,
  "areaM2": 76.79,
  "areaPyeong": 23.23,
  "floor": 12,
  "buildYear": 1979,
  "dealingType": "broker",
  "buyerType": "individual",
  "sellerType": "individual",
  "cancelDate": null,
  "source": "Ministry of Land, Infrastructure and Transport (국토교통부) apartment sale transactions, detailed data, via data.go.kr 15126469",
  "checkedAt": "2026-10-14T00:19:16+00:00"
}
```

| `status` | Meaning |
|---|---|
| `registered` | A sale record in force (billed). |
| `cancelled` | The sale was later cancelled; `cancelDate` gives the date (billed). |
| `lookup_failed` | The official list did not answer; retry later (free). |

Field notes:

- `priceKrw` is the full price in won. The source publishes 만원 units; the Actor multiplies by 10,000.
- `dealingType` is `broker` (중개거래) or `direct` (직거래). `buyerType` and `sellerType` are `individual` or `corporate` as the source states them.
- `building` is empty for complexes without 동 numbers.
- `lotNumber` is the 지번 (lot number) within the district. It is a public land address, as in the registry.
- Buyer and seller names are never published by the source and are not in the output. The estate agent's office district is dropped.

### Limits — what is not included

- **Sale records only.** Rentals (전세·월세), presale rights (분양권) and non-apartment homes (연립·다세대, officetels) are not in this Actor. A companion rental dataset exists at data.go.kr 15126474 and is not yet offered.
- **Names and text are in Korean**, as published: apartment names, districts and road names. Only field names and labels are English.
- **Publication lag.** Each month's contracts appear after the registration deadline, about a month after the deal. The newest month can be partial.
- **One district per run.** Province-wide sweeps need one run per district code.
- **No address search.** There is no search by address or by apartment ID; use `regionCode` plus `aptNameContains`.
- A run reads up to 20,000 source rows per month, and returns at most `maxResults` records.

### Pricing

Pay per record returned: **$0.002 per sale record** (`trade-record`), registered or cancelled. Use `maxResults` to cap a run. **Empty results, invalid inputs and failed lookups are free.** A month with no sales returns an empty result and is not charged.
