## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

Find when a rental property in England must be registered on the government's private rented sector (PRS) database, the "Register your rental property" service. Give property postcodes or English regions, up to 1,000 per run; get the region, the date registration opens, the deadline, and the status on today's date (Europe/London). One dataset row per postcode or region; the full result goes to the key-value store's `OUTPUT` record.

### What it does and who it is for

Landlords, letting agents and property software teams can check which registration window applies to each property. **Not legal advice.** The dates follow MHCLG's published rollout [1]. Check GOV.UK for any change before relying on them.

### The rollout

Registration opens one region a month from 15 December 2026, and each region has three months, ending with the South West on 14 November 2027. The fee is £65 per property per year, pro-rated during the rollout [1]. The deadline follows where the **property** is, not where the landlord lives [1].

| Region | Opens | Deadline |
|---|---|---|
| West Midlands | 2026-12-15 | 2027-03-14 |
| East of England | 2027-01-15 | 2027-04-14 |
| East Midlands | 2027-02-15 | 2027-05-14 |
| South East | 2027-03-15 | 2027-06-14 |
| Yorkshire and The Humber | 2027-04-15 | 2027-07-14 |
| North West | 2027-05-15 | 2027-08-14 |
| North East | 2027-06-15 | 2027-09-14 |
| London | 2027-07-15 | 2027-10-14 |
| South West | 2027-08-15 | 2027-11-14 |

### Quick start

Paste this input (the Actor's prefill) and click Start:

```jsonc
{
  "postcodes": ["B1 1BB", "CB2 1TN"],
  "regions": ["London"]
}
```

Output, run on 3 October 2026 (`sources` omitted). Region rows come first, then postcode rows in input order. `daysToDeadline` depends on the run date.

```jsonc
{
  "asOfDate": "2026-10-03",
  "rows": [
    {
      "input": "London",
      "region": "London",
      "registrationOpens": "2027-07-15",
      "deadline": "2027-10-14",
      "status": "not yet open",
      "daysToDeadline": 376,
      "feePerPropertyPerYear": 65,
      "note": "General information, not legal advice."
    },
    {
      "input": "B1 1BB",
      "postcode": "B1 1BB",
      "localAuthority": "Birmingham",
      "region": "West Midlands",
      "registrationOpens": "2026-12-15",
      "deadline": "2027-03-14",
      "status": "not yet open",
      "daysToDeadline": 162,
      "feePerPropertyPerYear": 65,
      "note": "The deadline follows where the property is. General information, not legal advice.",
      "attribution": "Postcode lookup by postcodes.io using ONS Postcode Directory data. Source: Office for National Statistics licensed under the Open Government Licence v.3.0. Contains OS data © Crown copyright and database right. Contains Royal Mail data © Royal Mail copyright and database right."
    },
    {
      "input": "CB2 1TN",
      "postcode": "CB2 1TN",
      "localAuthority": "Cambridge",
      "region": "East of England",
      "registrationOpens": "2027-01-15",
      "deadline": "2027-04-14",
      "status": "not yet open",
      "daysToDeadline": 193,
      "feePerPropertyPerYear": 65,
      "note": "The deadline follows where the property is. General information, not legal advice.",
      "attribution": "Postcode lookup by postcodes.io using ONS Postcode Directory data. Source: Office for National Statistics licensed under the Open Government Licence v.3.0. Contains OS data © Crown copyright and database right. Contains Royal Mail data © Royal Mail copyright and database right."
    }
  ]
}
```

Regions only need no network call. This input:

```json
{
  "regions": [
    "West Midlands",
    "South West"
  ]
}
```

gives, as its first row:

```json
{
  "rows": [
    {
      "region": "West Midlands",
      "registrationOpens": "2026-12-15",
      "deadline": "2027-03-14",
      "status": "not yet open"
    }
  ]
}
```

### Input fields

| Field | Type | Required | Default | Meaning |
|---|---|---|---|---|
| `postcodes` | array of strings | one of the two | none | Full UK postcodes. Each is looked up once on postcodes.io [2], in batches of 100 |
| `regions` | array of strings | one of the two | none | English region names from the table above. No network call |

Give at least one of the two, up to 1,000 postcodes and regions in total. Unknown fields are rejected. **Northern Ireland (BT) postcodes are never sent**; postcodes in Wales, Scotland or Northern Ireland return an explanatory error row, because the PRS database covers England only. Do not include names or full addresses.

### Output fields

| Field | Meaning |
|---|---|
| `input` | The postcode or region this row answers |
| `postcode`, `localAuthority` | Normalised postcode and its local authority (postcode rows only) |
| `region` | English region (from postcodes.io for postcodes) |
| `registrationOpens`, `deadline` | When registration opens and must be done, `YYYY-MM-DD` |
| `status` | `not yet open`, `open` or `deadline passed` on the run date |
| `daysToDeadline` | Days from today to the deadline (negative if passed) |
| `feePerPropertyPerYear` | Fee in GBP per property per year, where published |
| `error` | Why a row could not be answered (unknown region, unrecognised or non-English postcode); otherwise absent |
| `note` | General caveat |

### Use from code

```bash
curl -X POST "https://api.apify.com/v2/acts/landlordtools~england-prs-registration-deadline/run-sync-get-dataset-items?token=YOUR_API_TOKEN" \
  -H "Content-Type: application/json" \
  -d '{"postcodes": ["B1 1BB", "CB2 1TN"], "regions": ["London"]}'
```

```js
import { ApifyClient } from 'apify-client';
const client = new ApifyClient({ token: 'YOUR_API_TOKEN' });
const run = await client.actor('landlordtools/england-prs-registration-deadline').call({
  postcodes: ['B1 1BB', 'CB2 1TN'], regions: ['London'],
});
const { items } = await client.dataset(run.defaultDatasetId).listItems();
console.log(items);
```

### Use with AI agents

AI agents can call this Actor through Apify's MCP server (https://mcp.apify.com). Example prompt: "When must my rental properties at B1 1BB and CB2 1TN be registered on the PRS database?"

### Data and attribution

Postcode lookup by postcodes.io using ONS Postcode Directory data. Source: Office for National Statistics licensed under the Open Government Licence v.3.0. Contains OS data © Crown copyright and database right. Contains Royal Mail data © Royal Mail copyright and database right [2]. Every postcode row repeats this attribution.

### Integrations

Ready-made files in [`integrations/`](integrations/README.md): a **Microsoft Power Platform custom connector** (Power Automate, Power Apps, Logic Apps, Copilot Studio), **OpenAPI 3** (Azure API Management, Postman, n8n, AI agents), an **Excel / Power BI Power Query** script, a **Google Sheets** function, and curl, Python and JavaScript examples. Apify's own Zapier, Make and n8n apps and its MCP server work too.

### Pricing

Pay per event: $2 per 1,000 results, plus Apify's tiny per-run start fee ($0.00005). See the Pricing tab for the current price.
