## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## New Building Leads: NYC DOB Filings with Owners & Architects

**Every new building job just filed with the NYC Department of Buildings, months before the permit is issued and the job breaks ground. Each comes with the owner, architect and expediter. About 2¢ a lead.**

The Actor pulls **brand-new job filings** from **DOB NOW: Build**, NYC's official building application system. That's about **150 new buildings a month** citywide, plus about **4,700 alterations** if you want them. Only the **initial filing** of each job is returned. Subsequent filings, post-approval amendments and withdrawn jobs are excluded, so each lead is one new project. Every lead includes the **owner's business and name**, the **architect/engineer applicant** (firm, license, office address), the **filing expediter**, and the estimated cost, stories, dwelling units and floor area.

👉 **Try it free:** new Apify accounts get **$5 of free platform credit every month**, enough for hundreds of leads.

### Real sample leads (pulled October 2026)

| Address | Borough | Units | Owner business | Owner | Architect / applicant | Filed |
|---|---|---|---|---|---|---|
| 1316 85 Street | Brooklyn | 2 | (individual) | Yupei Huang | City Building NY Architect P.C. | 2026-10-12 |
| 70-25 Queens Midtown Expressway | Queens | 13 | Always First Inc. | Fabio Salazar | EQEDSGN | 2026-10-12 |
| 39-12 54 Street | Queens | 2 | Royal T\&E LLC | Chee W Wong | Pirooz Engineering, P.C. | 2026-10-12 |
| 146-26 176 Street | Queens | 1 | 146-30 176th St LLC | Sukhwinder Singh | Fang Architect | 2026-10-12 |
| 70-27 Queens Midtown Expressway | Queens | 13 | Always First Inc. | Fabio Salazar | EQEDSGN | 2026-10-12 |

**ROI:** 1,000 new NYC projects cost $20. One GC contract, supply account or construction loan pays for that many times over.

### Who uses it

General contractors & subcontractors · building material, window, elevator and MEP suppliers · construction lenders & builders risk insurance · architects, engineers, expediters & consultants · site safety, scaffolding, demolition and equipment rental · brokers, property managers & proptech.

### Filters

- **Boroughs**: `Manhattan`, `Brooklyn`, `Queens`, `Bronx`, `Staten Island`
- **Job types**: `New Building` (default), `Alteration`, `Alteration CO`, `ALT-CO - New Building with Existing Elements to Remain`
- **Minimum estimated cost**
- **ZIP codes** · **neighborhoods** (`Williamsburg`, `Astoria`, `Harlem`)
- Filing-date range

### Set it up as a daily lead feed

1. Set your filters (or leave them empty for everything).
2. Keep **Only new since last run** on. Each run returns only leads you haven't seen.
3. Click **Schedule → Daily**, then connect **Google Sheets, HubSpot, Salesforce, Slack, Zapier or Make** so fresh leads land in your tools automatically.

Runs with nothing new cost almost nothing, because you only pay for the leads you get.

### Input

```json
{"boroughs": ["Brooklyn", "Queens"], "jobTypes": ["New Building"], "dateFrom": "30 days", "onlyNew": true}
```

### Output fields

`jobFilingNumber, jobNumber, jobType, filingStatus, filingDate, approvedDate, firstPermitDate, address, borough, state, zip, neighborhood, block, lot, bin, bbl, initialCost, buildingType, proposedStories, proposedDwellingUnits, floorArea, jobDescription, ownerBusinessName, ownerName, ownerType, applicantName, applicantTitle, applicantLicense, applicantBusinessName, applicantAddress, filingRepName, filingRepBusinessName, filingRepAddress, latitude, longitude, source`. Export as CSV, Excel or JSON, or pull it through the API.

### Pricing

Pay per result: **$0.02 per lead** ($20 per 1,000). No subscription.

### FAQ

**Where does the data come from?** The "DOB NOW: Build – Job Application Filings" dataset on data.cityofnewyork.us, published by the NYC Department of Buildings and updated daily.
**Why is the cost sometimes $0?** New building filings often report cost later in the process. Leave the minimum-cost filter empty to see every new building.
**Does it include phone numbers or emails?** DOB doesn't publish them. You do get the architect's and expediter's firm names and office addresses, which makes enrichment easy.
**How do I avoid duplicates?** Keep "Only new since last run" on, and use a different dedupe store name for each separate feed.

**Need another city?** Request it in the Issues tab. LeadSignal adds new feeds regularly.
