## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## Johnson County TX UCC & Lien Filings: Debtors, Lenders & Documents

Search Johnson County, Texas public lien records by debtor, secured party or exact document number. Get the document number, recorded date, document type, every named grantor and grantee, the debtor and secured party, the legal description, page count and a public document link in one clean JSON record.

This actor covers the Johnson County Clerk's public property-records index for **UCC financing statements**, **federal and state tax liens**, **mechanics and construction liens**, **judgments**, **child-support liens** and their **releases and terminations**. It is built for Dallas–Fort Worth lending, credit, collections, construction and due-diligence teams that need Johnson County lien activity without reading the county index by hand.

### What you get

- **Document number** and **recorded date** exactly as published.
- **Document type** and normalized **lien category**: `ucc`, `tax`, `mechanics`, `judgments` or `other`.
- **Debtor / obligor names** and **secured party / creditor names**, including every recorded party on the filing.
- **Raw grantor and grantee lists** plus a `party_role_direction` field that shows how the roles were assigned.
- **Legal description** (subdivision, lot, block, survey, tract or reference) when the county publishes it.
- **Page count**, **book/volume/page** and a **public document link** when available.
- **County and state** fields, source URL and observation timestamp.
- Flat snake_case JSON that opens directly in Excel, Google Sheets or your CRM.

### Who it is for

- **MCA and ISO brokers** — find merchants with new UCC financing statements and identify the incumbent funder from the secured party name.
- **Equipment finance, factoring and commercial lenders** — monitor competitor secured-party activity in Johnson County.
- **Credit, collections and recovery teams** — spot federal tax liens, state tax liens and judgments against businesses and property owners.
- **Construction suppliers and subcontractors** — source mechanics lien contracts, lien affidavits and notices by owner, contractor or project.
- **Title, KYB, legal and due-diligence teams** — verify the parties, dates and document trail behind a Johnson County filing.

### How to use it

1. Add one or more **debtor / grantor names** (for an individual use `LAST FIRST`, for a business use the full name).
2. Or add one or more **secured party / lender names** to find every filing where that lender, funder or claimant appears.
3. Or paste exact **Johnson County document numbers** for a precise lookup.
4. Choose a **lien type**: all, UCC, tax, mechanics or judgments.
5. Set a **recorded date range** and a **maximum number of filings**.
6. Leave all name and number fields empty to list **new lien filings** in the date range.

Each name is searched separately and results are deduplicated, so the same filing found through two names is not charged twice. Document-number lookups ignore the date range. Free Apify users receive up to 10 results per run.

### Coverage and limits

- **Jurisdiction:** Johnson County, Texas (Cleburne, Burleson and the surrounding DFW counties).
- **Records:** UCC standard and non-standard financing statements and terminations; federal and state tax liens and releases; mechanics lien contracts, affidavits, notices and hospital liens; judgments, abstracts of judgment, child-support liens and lis pendens.
- **Dates:** the county index goes back to the 1990s. Use a wide date range for older filings. The most recent recorded days may not be indexed yet; the county publishes a certified-through date on the search page.
- **Result pages:** the public index returns **50 rows per page**. The actor paginates until your cap is reached, so a broad name or a long date range can require several source pages.
- **Party detail:** the index publishes party names and legal descriptions, not mailing addresses. Use the document link for the recorded image. Some records are redacted under state law.
- **Freshness:** records are read from the county's current public index at run time.

### FAQ

**Is this a consumer credit report?** No. It is a public-record research tool. Do not use it for credit, employment, housing or tenant decisions regulated by the FCRA.

**Does it return every party on a filing?** Yes, every grantor and grantee name published on the result row is returned. The county index may redact some names under state law.

**Why are debtor and secured party sometimes blank?** For instruments such as lis pendens, the recorded grantor/grantee sides do not map cleanly to debtor and creditor. Those rows still include every grantor and grantee and carry `party_role_direction: "unassigned"`.

**Does it include addresses?** The Johnson County index publishes party names and legal descriptions, not mailing addresses. The document link opens the recorded image when the county provides one.

**Why did I get fewer than my maximum?** There may be no matching records for that name, lien type and date range, or the public index may not have indexed the newest recorded days yet. Widen the dates or change the lien type and run again.

**Why is a document-number lookup outside my date range?** Exact document-number lookups are intentionally not date-limited; the number already identifies the filing.

**Can I search by lender?** Yes. Add the lender to **secured party / lender names** to find every filing where it appears.
