## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

## Utah County UT Lien Filings: UCC, Tax & Judgment Liens

Search the Utah County, Utah recorder index by debtor, lender or document number and get clean, structured lien records with parties, amounts, dates and legal data — ready for lead generation, credit monitoring, KYB and due diligence.

This actor covers the Utah County Recorder's public land-records index. It returns the lien and secured-lending families that matter for commercial research: UCC and financing statements, federal and state tax liens, judgment liens, lis pendens, and lien notices for mechanics, HOA, attorney and other claims, plus their continuations, assignments, releases and terminations.

### What you get

- **One row per recorded instrument**, with the recorder entry number, kind-of-instrument code and description.
- **Both sides of the filing**: debtor / owner / taxpayer and secured party / lender / claimant / judgment creditor, with entity type.
- **Money and dates**: consideration or lien amount when published, recording date and time, instrument date and page count.
- **Property detail**: legal description, subdivision, lot, section/township/range and recorder serial or parcel number when published.
- **Chain context**: related entry for continuations, ties, assignments and releases, plus release references on liens that have been released.
- **Direct document link** to the public Utah County record.
- **Flat snake_case JSON**, one record at a time, with no nested objects.

### Record families

| Category | What it includes |
|---|---|
| `ucc` | Financing statements, continuations, assignments, subordinations, terminations and releases |
| `tax_lien` | Federal tax liens, state tax liens, delinquent property tax liens, special improvement liens, corrections, withdrawals and releases |
| `judgment_lien` | Judgments, judgment lien notices, abstracts of judgment, foreign judgments, partial releases and expirations |
| `lis_pendens` | Lis pendens notices and releases |
| `lien_notice` | Mechanics, HOA/condo, attorney, common-law and other notice liens and releases |
| `other_lien` | Other recorded lien instruments |

### Who it is for

- **MCA / ISO brokers and funders** — find merchants with recent UCC or financing-statement activity and identify the incumbent lender.
- **Equipment finance, factoring and commercial lenders** — monitor new secured-party activity and competitor lending.
- **Credit, collections and recovery teams** — track tax liens, judgment liens and releases.
- **KYB, legal and due-diligence teams** — verify parties, filing chains and secured positions.
- **Construction and supplier credit** — find mechanics and notice liens against owners and developers.
- **Title researchers and property analysts** — pull recorded lien detail with legal descriptions and parcel numbers.

### How to use it

Search by any combination of:

- **Debtor names** — partial names are supported, for example `SMITH`, `CASTLE PARK` or `FORD`.
- **Secured-party names** — lenders, lien claimants and judgment creditors, for example `GOODLEAP LLC`, `ZIONS BANK` or `INTERNAL REVENUE SERVICE`.
- **Document numbers** — exact recorder entries such as `85434-2026` or `85434`.
- **Lien categories** — narrow to UCC, tax, judgment, lis pendens, lien notice or other.
- **Releases** — include or exclude terminations, releases and withdrawals.
- **Recorded-date range** — in browse mode the default is the last 7 days, and one run covers at most 31 days.

Leave every search term empty to list recent recorded liens for the date range.

### Coverage and freshness

- **Jurisdiction:** Utah County, Utah (county recorder).
- **Source:** the Utah County Recorder public land-records index.
- **Freshness:** records appear as they are recorded; the index is current through the run date.
- **Scope:** only the lien, judgment, UCC/financing-statement and lien-notice families above. Deeds, mortgages, deeds of trust, plats, leases, water rights, military discharges, death certificates and family records are not requested.
- **Statewide UCC note:** Utah's statewide UCC filings are maintained by the Utah Division of Corporations. This actor covers instruments recorded with the Utah County Recorder, including county-recorded financing statements and fixture filings, not the statewide UCC database.

### Pricing

- **$0.03 per returned record.**
- **$0.003 actor start** per run.
- **No charge when no records are returned.** A no-data run returns one uncharged error row.
- **Free Apify users** receive up to 10 results per run.
- The run stops cleanly when your spend limit is reached.

### FAQ

**Is this a consumer credit report?**
No. It is public-record research for business, legal and due-diligence workflows. Do not use it for credit, employment, tenant or other FCRA eligibility decisions.

**Does it include Utah statewide UCC filings?**
No. Statewide UCC is a separate Utah Division of Corporations source. This actor covers liens and financing statements recorded with the Utah County Recorder.

**Can I search by lender?**
Yes. Secured-party search returns filings where the lender, claimant or creditor appears on the secured-party side, including releases they filed.

**Are releases included?**
Yes by default. Turn off `includeReleases` to return only new liens and active filings.

**How far back can I browse?**
Browse mode covers up to 31 days per run. Name and document-number searches use the recorder's full index, subject to the pages the public index exposes per party.

**Why is a field null?**
Utah County does not publish every field on every instrument. Amounts, book/page and parcel data appear only when the recorder publishes them. Missing values are returned as `null` or empty, never guessed.
