## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## ImmoScout24 Scraper — German & Austrian Property Listings

**Every apartment or house to rent or buy in a German or Austrian city, as a table you can sort — address, price as a number, rooms, living area, coordinates, energy class, type and link.**

ImmoScout24 (Immobilienscout24) is the largest property portal in the German-speaking market, and it is built to browse one listing at a time. This Actor turns a search into rows: name a city and get the whole result set back as structured data — price, rooms, square metres, coordinates and the energy class, all parsed and ready to work with.

No account, no API key, no cookies. It reads public listings the way the ImmoScout mobile app does.

**You pay per listing returned.** Locations that come back empty, and ones that fail, cost you nothing.

***

### Try it in 30 seconds

Put this in **Locations**, leave the rest default, hit Start:

```
Berlin
München
```

A few hundred live rental listings with real prices, sizes and coordinates, in one table.

***

### What you get per listing

```jsonc
{
  "listingId": "168052908",
  "title": "Naturverbunden wohnen in kompakter 2-Zimmer-Gartenwohnung",
  "address": "Hellersdorfer Straße 91, 12619 Berlin, Kaulsdorf",
  "price": 362,                     // a number, ready to sort and compare
  "currency": "EUR",
  "beds": 2,                        // rooms (Zimmer)
  "livingAreaSqm": 52,              // living area in m²
  "sqft": 560,                      // the same area in square feet
  "propertyType": "apartmentrent",
  "energyClass": "B",
  "lat": 52.52485,
  "lon": 13.58695,
  "listedDate": "vor 19 Tagen",
  "url": "https://www.immobilienscout24.de/expose/168052908",
  "imageUrl": "https://pictures.immobilienscout24.de/...",
  "agentName": "…",                 // the listing agent/realtor where present
  "country": "DE",
  "searchArea": "Berlin",
  "status": "ok"
}
```

Export as JSON, CSV, Excel, XML or HTML, or pull it straight from the API.

### Who uses this

**Investors and analysts.** Pull a city's whole rental or for-sale set, sort by price-per-m², and the market is one spreadsheet. Coordinates and energy class come structured.

**Relocation and property-search services.** Run the cities your clients care about and hand them a clean, filtered feed instead of a browser full of tabs.

**Portals and apps that need DACH inventory.** One run, one schema across Germany and Austria.

**Monitoring.** Schedule the same cities, diff on `listingId`, and new listings and price changes fall out of the difference.

***

### What makes it different

**Price is a number.** `price: 362`, not `"362 €"` — so sorting, medians and price-per-m² work the moment the run finishes.

**Living area and energy class on every row.** The fields that make German listings comparable, parsed into numbers.

**Coordinates included.** `lat`/`lon` ready to map.

**No account, no key, no cookies.** Public listings only.

**Germany and Austria in one Actor.** Name a city in either; the right listings come back.

***

### Settings that matter

| Setting | What it does |
|---|---|
| **Locations** | One per line — a German or Austrian city (`Berlin`, `München`, `Wien`). Add the state for precision (`Köln, Nordrhein-Westfalen`) |
| **Listing type** | Apartments to rent or buy, or houses to rent or buy |
| **Min / max price** | In euros. Listings outside the band are dropped |
| **Min / max rooms** | Room-count band |
| **Max results per location** | Caps how many listings each location returns |
| **Max pages per location** | How deep to read — 50 listings a page |
| **Proxy** | A German residential proxy is recommended so the site answers reliably |

### Automate it

```bash
curl -X POST "https://api.apify.com/v2/acts/YOUR_USERNAME~immoscout24-scraper/runs?token=YOUR_TOKEN" \
  -H 'Content-Type: application/json' \
  -d '{ "locations": ["Berlin", "München", "Wien"],
        "listingType": "for_rent",
        "minPrice": 500, "maxPrice": 2000, "minRooms": 2,
        "maxResults": 200,
        "proxyConfiguration": { "useApifyProxy": true, "apifyProxyGroups": ["RESIDENTIAL"] } }'
```

Works with Make, Zapier, n8n, Google Sheets and the Apify API, and as an MCP tool for AI agents.

### Results you can trust

| `status` | Meaning |
|---|---|
| `ok` | A listing was returned — charged |
| `no_results` | The location was read fine, but nothing matched — not charged |
| `error` | A location couldn't be processed — retry it; not charged |

### FAQ

**What locations work?**
Any German or Austrian city — `Berlin`, `München`, `Hamburg`, `Wien`. Add the federal state after a comma for less-common places (`Köln, Nordrhein-Westfalen`).

**Apartments or houses? Rent or buy?**
All four — set **Listing type**. One mode per run.

**Do I need an account, an API key or cookies?**
No. It reads public listings only.

**Why a German proxy?**
ImmoScout24 answers most reliably to a German residential address. Leave the proxy on its default.

**What's `beds` — bedrooms or rooms?**
Rooms (Zimmer), the way German listings count them, kept under `beds` so the field lines up with other property data.

**How fresh is it?**
Read live at the moment of your run — `scrapedAt` records when, to the second. `listedDate` is how long the listing has been up, as the site states it. Listings may be stale or already gone; verify before you act.

### Terms of Use

This Actor collects publicly available property-listing information from ImmoScout24 — the same listings a visitor browsing without an account can see. It does not sign in, use anyone's credentials, or require an API key.

This Actor is an independent tool. It is not affiliated with, endorsed by, sponsored by or connected to ImmoScout24, Immobilien Scout GmbH or their owners, and all trademarks belong to their respective owners.

You are responsible for how you use the results, and for doing so lawfully and in line with the terms and regulations that apply to you — including ImmoScout24's own terms of service, real-estate advertising rules, and data-protection law (GDPR) when you contact agents. If your plans involve republishing listing content, contacting agents, or building a competing product, check those terms before you start. Listing content belongs to the people and businesses who posted it.

Listings are returned as the source published them and may be inaccurate, stale or already gone by the time you read them — verify before you act. This Actor is provided "as is", without warranty of accuracy, completeness or fitness for a particular purpose.
