## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## Imovirtual.com Portugal Real Estate Scraper

Scrape property listings from **Imovirtual.com**, one of Portugal's main property portals: apartments, houses, plots, shops, offices, garages and rooms, for sale or for rent.

### What you get

One row per listing, taken from Imovirtual's public search-results pages:

- price, currency (EUR), price per m², area in m², plot area
- number of rooms, floor
- district, council (concelho), parish (freguesia), neighbourhood, and street name (door numbers are removed)
- whether it's a private owner or a business, plus the agency id
- feature tags, photo URLs, new-development name
- first-published date, last "bumped" date, and the listing URL

### Privacy

- Public search data only. No login is needed.
- Names, phone numbers and e-mails of agents and owners are **never** output. Phones and e-mails in titles are masked as `[phone]` and `[email]`.
- Door numbers are removed from street names.
- The agency name is **off by default**. If you switch on *Include agency name*, the name is added for business listings only, with known personal names in it masked. Some small agencies are named after a person, so use this field accordingly.

### Input

- **Search URLs**: paste any Imovirtual search-results URL after setting your filters, e.g. `https://www.imovirtual.com/pt/resultados/arrendar/apartamento/lisboa`.
- Or use **Sale or rent**, **Property type** and **Locations**: location slugs as they appear in Imovirtual URLs (e.g. `lisboa`, `porto`; empty = all of Portugal).
- **Max listings**: a total cap across all searches.

### Pricing (pay per event)

- $0.12 per 1,000 listings ($0.00012 per listing)
- plus $0.0005 per run, charged only once a listing has been saved. Failed and empty runs cost nothing.

### Other Imovirtual Actors (Apify Store, checked 24 Oct 2026)

| Actor | Users (30 days) | Price per 1,000 listings |
|---|---|---|
| automation-lab/imovirtual-scraper | 20 | Free $0.575 · Bronze $0.50 · Silver $0.39 · Gold $0.30 · Platinum $0.20 · Diamond $0.14 (checked live 24 Oct 2026) |
| solidcode/imovirtual-scraper | 6 | $3.00 (free tier) down to $2.50, + $0.00005/run |
| shahidirfan/Imovirtual-Property-Scraper | 6 | $0.99 + $0.0005/run |
| stealth_mode/imovirtual-property-search-scraper | 5 | $10 (free tier) down to $3, + run fee |

Prices change; please check the Store. Some Actors also read full listing pages, which this Actor does not.

### Notes

- Phone numbers, e-mails and consultant/agent names in text (e.g. "fale com …", "Consultora: …") are replaced with \[phone], \[email], \[name].
- Uses datacenter proxy only (residential is refused). If Imovirtual blocks an IP, the Actor retries on a new IP. If too many requests fail, it stops cleanly and keeps the data already saved.
- `rooms` is the site's own room count, which is not the same as the "T" typology (a T2 usually has 3 rooms). For `floor`, 0 = ground and -1 = cellar.
- Not affiliated with Imovirtual or OLX Group.

### FAQ

#### How much does a run cost?

This Actor uses pay-per-event pricing. You pay only for these events:

- **Run start**: $0.0005 per run – Charged once per run, only after the first listing has been saved. Failed runs and runs with 0 listings are not charged.
- **Listing**: $0.00012 each ($0.12 per 1,000) – One unique Imovirtual.com listing saved to the dataset.
Set `maxItems` to cap the cost of a run.

#### How many results can one run return?

Up to `maxItems` (default 100, maximum 50,000).

#### How do I export or automate the results?

Results are saved to the run's dataset. Download them as JSON, CSV, Excel or HTML, read them through the Apify API, or run the Actor on a schedule and send the results to Google Sheets, Slack, Zapier, Make or a webhook.

#### Is this an official Imovirtual tool?

No. It is an independent tool and is not affiliated with or endorsed by Imovirtual. It reads only publicly available data.
