## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

### Practices for sale data: CPA, accounting and veterinary

This Actor collects **accounting/CPA and veterinary practices for sale** from two practice brokers, Accounting Practice Sales and Simmons, and returns one structured feed: gross revenue, asking price, cash flow, location, practice type and status, with a link back to every original listing. Use it to source a practice to buy, build target lists for a roll-up, or track practice valuations. It is built and maintained by [MainStreetKeys](https://www.mainstreetkeys.com), a search and free valuation site for businesses for sale.

### What data you get

Each record is one listing with these fields (null when the broker does not publish the value):

- `source`, `listingId`, `url`: broker, its listing ID, and the link to the original page
- `title`, `practiceType`, `practiceSubtype`: for example accounting / CPA TAX, or veterinary / Small Animal
- `location`, `state`, `country`: where the practice is
- `grossRevenue`, `askingPrice`, `cashFlow`: published financials in USD
- `clientCount`, `patientCount`: counts where published
- `status`, `statusLabel`, `dateListed`: availability and the broker's label (such as "New")
- `scrapedAt`: when the record was collected

Descriptions, photos and broker or agent names are not collected.

### How to scrape practices for sale

1. Pick the sources: Accounting Practice Sales (accounting/CPA and tax practices) and/or Simmons (veterinary).
2. Optionally filter by practice type or minimum gross revenue.
3. Set **Max items** to cap how many listings you get, and pay for.
4. Schedule the Actor to keep a fresh feed of new practice listings.

#### Input example

```json
{
  "sources": ["accountingpracticesales", "simmons"],
  "practiceTypes": ["accounting"],
  "minRevenue": 200000,
  "maxItems": 20
}
```

#### Output example

From a run on Oct 30, 2026 (one record):

```json
{
  "source": "accountingpracticesales",
  "listingId": "CAV6640",
  "title": "Soquel (Santa Cruz County) Virtual Tax Practice",
  "practiceType": "accounting",
  "practiceSubtype": "CPA TAX",
  "state": "California",
  "country": "US",
  "grossRevenue": 285000,
  "askingPrice": 500000,
  "cashFlow": null,
  "status": "available",
  "statusLabel": "New",
  "url": "https://accountingpracticesales.com/united-states/west/california-north/21407-Soquel+%28Santa+Cruz+County%29+Virtual+Tax+Practice/",
  "scrapedAt": "2026-10-30T12:00:38+00:00"
}
```

### Pricing

Pay per event: **$0.01 per run start** plus **$0.02 per listing** returned. For example, 50 listings cost about $1.01. Set Max items to cap your cost.

### FAQ

#### Is it legal to scrape these listings?

The Actor collects only factual listing data that the brokers publish openly, such as revenue and asking price, and links every record back to its source. It reads pages that the sites' robots.txt files allow, at a polite rate, and does not log in or get around bot protection. It skips descriptions, photos and personal data. Check that your own use fits the sites' terms.

#### How fresh is the data?

Each run fetches live listings. Schedule it daily or weekly to keep up with new practices.

#### How many listings can I get?

Up to the number the brokers currently publish. One Oct 30, 2026 run returned 246 listings (191 accounting, 55 veterinary). Max items defaults to 200.

#### Why are some financial fields empty?

Brokers publish different numbers. Many accounting listings show revenue and price but not cash flow; some veterinary listings show cash flow but not price.

#### Does it cover dental practices?

Not yet. Today it covers accounting/CPA/tax and veterinary practices.

#### Can I use it in my app or with AI agents?

Yes. Call it through the Apify API, export to CSV, JSON or Excel, or connect it to AI agents through the Apify MCP server.

#### Where can I search these listings by chat?

At [MainStreetKeys](https://www.mainstreetkeys.com), which also covers online businesses and Main Street listings, with saved searches and daily alerts.

# Actor input Schema

## `sources` (type: `array`):

Practice brokers to collect from. Accounting Practice Sales covers accounting/CPA and tax practices in the US and Canada; Simmons covers veterinary practices. Leave both selected for a combined feed.

## `practiceTypes` (type: `array`):

Only output these practice types. Leave empty to include all types.

## `maxItems` (type: `integer`):

Maximum number of listings to output (and be charged for). Results stream as each source is parsed, and the run stops as soon as this number is reached. Leave empty for up to 200.

## `minRevenue` (type: `integer`):

Only output practices whose published annual gross revenue is at least this amount (USD). Listings with no published revenue are skipped when set.

## `maxRevenue` (type: `integer`):

Only output practices whose published annual gross revenue is at most this amount (USD). Listings with no published revenue are skipped when set.

## `onlyNew` (type: `boolean`):

Output only listings not seen in previous runs (IDs are remembered in the named key-value store below). Ideal for scheduled new-listing alerts.

## `stateStoreName` (type: `string`):

Name of the key-value store that remembers seen listing IDs for 'Only new listings'. Use different names for separate alert feeds.

## `includeSold` (type: `boolean`):

Also output sold practices (useful as comps), where the broker publishes them.
