## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## UK Property Auction Lots

Get every upcoming UK property auction lot from **Allsop**, the **Auction House UK** network, **Clive Emson** and **Acuitus** in one clean, consistent feed: guide prices, full addresses with postcodes, tenure, auction dates and direct links. Built for property investors, sourcing agents, proptech developers and AI agents that need auction stock without checking dozens of auctioneer websites by hand.

### What you get

- **The whole UK market in one run.** Around 1,500 live lots across four auctioneers and 25+ auction catalogues, collected in under a minute.
- **Every lot in one format.** Allsop, around 40 Auction House UK regional auctioneers, Clive Emson and Acuitus, normalised into the same fields.
- **Numbers you can filter on.** Guide prices parsed into lower and upper figures, bedrooms parsed from listings, postcodes split into area and district.
- **Investment fields.** Tenure, tenancy, annual income and yield where the auctioneer publishes them (common on commercial lots).
- **Filters that save you money.** Postcode areas, price range, bedrooms, keywords, residential or commercial. You only pay for lots that match.
- **Optional history.** Allsop's archive of past lots with outcomes, for comparables and research.

#### What each auctioneer publishes

| | Allsop | Auction House UK | Clive Emson | Acuitus |

| Coverage | National | ~40 regional branches | Southern England | Commercial, national |

### Common uses

- **Deal sourcing:** every lot under £150,000 in Glasgow (`postcodeAreas: ["G"]`, `maxGuidePrice: 150000`).
- **Alerts:** schedule a daily run and pipe new lots to email, Slack or a spreadsheet.
- **Market research:** guide prices by postcode district across the whole UK auction market.
- **AI agents:** inputs all have sensible defaults, so an agent can call this with `{}` and get useful results.

### Input

| Field | What it does | Default |
| --- | --- | --- |
| `sources` | `allsop`, `auctionhouse`, `cliveemson`, `acuitus`, or any mix | all four |
| `postcodeAreas` | `"G"`, `"EH"` (whole area) or `"NW2"` (one district) | whole UK |
| `includePostAuctionLots` | Lots still for sale after their auction | on |
| `minGuidePrice` / `maxGuidePrice` | Price range in pounds, against the lower guide figure | none |
| `minBedrooms` | Minimum stated bedrooms | none |
| `keywords` | Keep lots mentioning any of these words | none |
| `includeResidential` / `includeCommercial` | Lot types to keep | both |
| `auctionHouseBranches` | e.g. `"london"`, `"scotland"`, `"online"` | all |
| `includeAllsopHistory` | Add Allsop's past lots | off |
| `maxItems` | Stop after this many lots | 500 |

### Pricing

Pay per lot returned. Filters are applied before charging, so you never pay for lots you filtered out.

### Reliability

- Reads only public catalogue pages and the auctioneers' own public search data, and respects each site's robots.txt.
- Requests are made one at a time with pauses, so the auctioneers' sites aren't put under load.
- If nothing comes back, the run says why instead of reporting an empty success: either a source failed (the run fails with the reason) or your filters excluded everything (the run finishes with a message showing how many lots were checked).
- A summary of every run (lots checked, matched, returned and any problems) is saved to the key-value store as `RUN_SUMMARY`.

### Lot status

- `Available`: in an upcoming auction catalogue.
- `Available after auction`: the auction has passed but the lot is still for sale (common on Allsop, Clive Emson and Acuitus).
- `Sold prior`, `Postponed`, `Withdrawn`: as published by the auctioneer, so you can drop them or track them.

### Notes

- Guide prices are the auctioneers' published guides, not sale prices. Always check the auctioneer's own page and legal pack before bidding.
- Data is collected from public listings and contains property details only, no personal information about buyers or sellers.

# Actor input Schema

## `sources` (type: `array`):

Which auctioneers to include. Allsop LLP, the Auction House UK network of regional auctioneers, Clive Emson (southern England) and Acuitus (commercial investments).

## `postcodeAreas` (type: `array`):

Only return lots in these areas. Letters only ("G", "EH", "M") match a whole postcode area; a full district ("NW2", "G12") matches just that district. Leave empty for the whole UK. Clive Emson publishes a town and coordinates rather than a postcode, so its lots are left out when this is set.

## `minGuidePrice` (type: `integer`):

Compared with the lower guide figure. Lots without a guide price are left out when this is set.

## `maxGuidePrice` (type: `integer`):

Compared with the lower guide figure. Lots without a guide price are left out when this is set.

## `minBedrooms` (type: `integer`):

Only lots whose listing states at least this many bedrooms. Allsop rarely states bedroom counts, so this mostly applies to Auction House UK and Clive Emson.

## `keywords` (type: `array`):

Keep lots whose title, description or address contains any of these words, e.g. "development", "HMO", "vacant".

## `includeResidential` (type: `boolean`):

Return houses, flats and other residential lots.

## `includeCommercial` (type: `boolean`):

Return shops, offices, land and other commercial lots.

## `auctionHouseBranches` (type: `array`):

Limit Auction House UK to these regional branches, as they appear in the site's web addresses, e.g. "london", "scotland", "northwest", "online". Leave empty for all.

## `includeAllsopHistory` (type: `boolean`):

Also return Allsop's archive of past lots (tens of thousands, with outcomes such as Sold or Unsold). Use maxItems to control size.

## `includePostAuctionLots` (type: `boolean`):

Also return Clive Emson and Acuitus lots that did not sell at auction but can still be bought.

## `maxItems` (type: `integer`):

Stop after this many lots. You are charged per lot returned.
