## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## Dealsourcr Deal Search

Search Dealsourcr's live feed of UK property deals by location, radius and investment strategy. Dealsourcr analyses Rightmove listings and computes the deal numbers investors care about: below-market-value percentage, ROI, monthly cashflow, cash required and payback period. This actor pulls those deals live at run time — pick a point on the map, a radius in miles and a strategy, and get one flat row per deal, each with a direct Rightmove link.

### Input

| Field | Type | Default | Notes |
|---|---|---|---|
| `lat` | string | — | Latitude of the search center, e.g. `"53.48"` (Manchester). Required. |
| `lng` | string | — | Longitude, e.g. `"-2.24"`. Required. |
| `radiusMiles` | integer | 10 | Search radius in miles, 1–100. |
| `strategy` | select | `all` | `all`, `btl` (buy-to-let), `r2sa` (rent-to-SA), `b2sa` (buy-to-SA), `refurb`. |
| `sort` | select | `newestListed` | `newestListed` or `distance` (closest first). |
| `maxItems` | integer | 200 | Stop after this many deals. Hard cap 9,500 per run (see below). |

`lat` and `lng` are text fields because the Apify input editor has no decimal number type. Plain numbers like `53.48` also work when you start the actor via the API.

Coordinates for common cities: Manchester 53.48, -2.24 · Birmingham 52.48, -1.90 · Leeds 53.80, -1.55 · Liverpool 53.41, -2.98 · London 51.51, -0.13 · Glasgow 55.86, -4.25.

### Output

One row per deal. Sample row from a real run (Manchester, 10-mile radius; photo list shortened):

```
Field notes:
- `bmvPct`, `roiPct`, `roiBmvPct`, `occupancy` are percentages (61 means 61%).
- `cashflowMonthly`, `rentMonthly`, `grossRentMonthly`, `billsMonthly`, `cashInvested`, `dressingCosts`, `price` are in GBP. `paybackMonths` is months.
- `controlType` is `sale` (buy deals), `rent` (rent-to-SA deals, `price` is 0) or `sa` (running serviced accommodation).
- `price` is the asking price for sale listings; for rent listings it is 0 and `rentMonthly` carries the cost side.
- `removed: true` means Dealsourcr last saw the listing as taken down; the numbers are still their most recent computation.
- All metrics (`bmvPct`, `roiPct`, `cashflowMonthly` and the rest) are Dealsourcr's own calculations, passed through unchanged apart from fraction-to-percent conversion.
### The 10,000-result ceiling
The upstream search index refuses to page past 10,000 results for a single query. That is a hard limit per search, not per account or per day — this actor caps `maxItems` at 9,500 to stay under it. A 100-mile radius around a big city can hold more deals than that. If you need everything in a large area, run several searches with smaller radii or one strategy at a time; the `id` field dedupes across runs.
### Free plan
Runs on a free Apify plan are capped at 25 deals. Paid plans get the full 9,500.
# Actor input Schema
## `lat` (type: `string`):
Latitude of the search center, e.g. <code>53.48</code> for Manchester. Required together with longitude. UK coordinates only — the feed covers Great Britain. (String field because the Apify input editor has no decimal number type.)
## `lng` (type: `string`):
Longitude of the search center, e.g. <code>-2.24</code> for Manchester. Required together with latitude.
## `radiusMiles` (type: `integer`):
Search radius around the center, in miles. Default 10, maximum 100.
## `strategy` (type: `string`):
Filter deals by investment strategy. <b>all</b> returns every deal in the area; <b>btl</b> = buy-to-let, <b>r2sa</b> = rent-to-serviced-accommodation, <b>b2sa</b> = buy-to-serviced-accommodation, <b>refurb</b> = refurbishment opportunities.
## `sort` (type: `string`):
<b>newestListed</b> returns the most recently listed deals first. <b>distance</b> returns the closest deals first.
## `maxItems` (type: `integer`):
Stop after this many deals. Default 200. Hard cap 9,500 per run — the upstream search index refuses to page past 10,000 results for a single query, so one run can never return more than that. Narrow the radius or pick a strategy to stay under it.
  "lat": "53.48",
  "lng": "-2.24",
  "radiusMiles": 10,
  "strategy": "all",
  "sort": "newestListed",
  "maxItems": 200
}
```

# Actor output Schema

## `results` (type: `string`):

Dataset of deals for the searched location: price, rent, BMV %, ROI %, monthly cashflow, cash invested, payback in months, deal kind, tags and the source listing URL.
