## Real Estate Market Pulse & Price Change Tracker

Re-scans the same property search on every run and tells you **what moved**:

- price drops and rises on individual listings
- how the local **median price** and **price per m²** changed since last time

Built for investors and agencies who already scrape markets daily and need the delta, not another full dump.

### Supported portals

Immowelt, willhaben, Kleinanzeigen, Rightmove, Idealista — same adapters as the listing monitors. Prefer a Search URL for Rightmove / Idealista.

### Typical schedule

1. First run stores the baseline (no change rows yet, optional market summary).
2. Daily runs emit only listings whose price moved by at least your threshold.
3. Optional webhook receives the change batch plus the market summary.

### Output

Dataset rows are either:

- `recordType: "listing_change"` — a concrete price move (or new/removed if enabled)
- `recordType: "market_summary"` — median price / €/m² vs the previous run

## `emitMarketSummary` (type: `boolean`):

Adds one dataset row with median price / €/m² and the change versus the previous run.

## `webhookUrl` (type: `string`):

Optional HTTPS endpoint. Matching results are sent as a JSON POST.

## `stateKey` (type: `string`):

Separate histories when watching several searches in parallel.

## `proxyConfiguration` (type: `object`):
