## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## HUD Home Store Property Scraper

Collects HUD-owned homes for sale from the U.S. Department of Housing and Urban
Development's public HUD Home Store. These are single-family homes, condos and
manufactured homes that HUD acquired after an FHA-insured mortgage foreclosure
and now lists for public bidding. Search by state or by city, and get the full
listing record for each property — address, county, asking price, beds and
baths, square footage, year built, bid dates, who is eligible to bid, amenities,
map coordinates and photos — plus the listing broker, asset manager and field
service manager attached to each property. No account or API key required.

### Input

| Field | Type | Default | Description |
| --- | --- | --- | --- |
| `location` | string | `TX` | Where to look. A two-letter state code (`TX`), a state name (`Texas`) or a `City, ST` pair (`Miami, FL`). Leave empty to sweep every state. |
| `include_details` | boolean | `true` | Also open each property's detail page for lot size, total rooms, HOA fees, area designations and the broker / asset manager / field service manager contacts. Slower, but much richer. |
| `max_results` | integer | `20` | Maximum number of properties to return. |
| `proxyConfiguration` | object | Apify proxy on | Proxy settings for the run. Enable a US-based proxy for the most reliable results. Optional — leave off to run directly. |

```
Every record also carries a `raw` field with the listing exactly as HUD published it.
### Notes
- Coverage is HUD-owned inventory only. It does not include bank-owned homes,
  sheriff's sales, trustee sales or ordinary MLS listings.
- Inventory is small and moves fast: a state typically has a few dozen to a few
  hundred active homes, and a property disappears once its bid period closes.
- `list_date`, `bid_open_date` and `period_deadline_date` are returned as HUD
  formats them (`MM/DD/YYYY`), in US Central time for deadlines.
- Contact, lot size, HOA and area-designation fields only appear when
  `include_details` is on, and only when HUD published them for that property.
- `lot_size` is the lot size exactly as HUD prints it (`13125.00 sq ft` or
  `5.82 acres`); `lot_size_sqft` is the same size in square feet, converted
  from acres where needed, and is empty when HUD publishes no lot size.
- Enable a US-based proxy for the most reliable results.
