## What's an Apify Actor?

Actors are web data automations that power AI and operations. They run on the Apify platform to scrape websites, process data, connect APIs, and automate workflows.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.
Actors are written with capital "A".

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.
The best way to integrate Actors is as follows.

- **AI agents and MCP clients** — the [Apify MCP server](https://docs.apify.com/integrations/mcp.md) at `https://mcp.apify.com` (remote, streamable HTTP, OAuth on first use).
- **Agentic workflows and local Actor development** — [Agent Skills](https://apify.com/.well-known/agent-skills/index.json) with the [Apify CLI](https://docs.apify.com/cli/docs.md): `npm install -g apify-cli`, then `apify login`.
- **JavaScript/TypeScript projects** — the official [JS/TS client](https://docs.apify.com/api/client/js/docs.md): `npm install apify-client`.
- **Python projects** — the official [Python client](https://docs.apify.com/api/client/python/docs.md): `pip install apify-client`.
- **Any other language** — the [REST API](https://docs.apify.com/api/v2.md).

For usage examples, see the [API](#api) section below.

# README

## LandSearch Listing Scraper

Collects rural land and property listings from LandSearch. For each listing you get the title, price, acreage, listing format, location and coordinates, with optional full detail (description, zoning, address, broker) when enabled.

### Input

| Field | Default | Description |
|---|---|---|
| `location` | `texas` | LandSearch location slug taken from a search URL (e.g. `texas`, `charlotte-county-fl`, `gray-court-sc`). Leave empty for the newest listings nationwide. |
| `listing_type` | `all` | `all`, `sale`, `lease`, or `auction`. |
| `price_max` | `0` | Max price in USD; `0` disables the filter. |
| `include_details` | `true` | Fetch each listing's full detail record (description, zoning, address, broker). Slower but richer. |
| `limit` | `20` | Max records to return (1–1000). |
| Proxy configuration | Optional | Optional. Enable a US-based proxy for the most reliable results. |

### Output

Each record describes one land listing:

```json
{
    "id": 5489498,
    "title": "0.23 Acres of Residential Land for Sale in Rotonda West, Florida",
    "url": "https://www.landsearch.com/properties/129-white-marsh-ln-rotonda-west-fl-33947/5489498",
    "price": 45000,
    "size_acres": 0.23,
    "format": "sale",
    "status": "active",
    "listed_at": "2026-08-15 00:00:00+00:00",
    "locality": "Rotonda West",
    "county": "Charlotte",
    "state": "FL",
    "state_name": "Florida",
    "postal_code": "33947",
    "longitude": -82.264826,
    "latitude": 26.891574,
    "total_images": 2,
    "address": "129 White Marsh Ln",
    "description": "BUILD YOUR DREAM HOME IN ROTONDA WEST! ...",
    "zoning": "RSF5",
    "broker_name": "...",
    "broker_phone": "...",
    "raw": { ... }
}
```

The `address`, `description`, `zoning`, `neighborhood`, `broker_name`, `broker_phone` and related detail fields are only populated when `include_details` is enabled.

### Notes

- Runs with empty input (defaults to Texas listings).
- Enable a US-based proxy for the most reliable results.
- Listing data is subject to LandSearch's terms of use; use responsibly and treat results as a point-in-time snapshot.

# Actor input Schema

## `location` (type: `string`):

LandSearch location slug taken from a search URL, e.g. 'texas', 'charlotte-county-fl', or 'gray-court-sc'. Leave empty for the newest listings nationwide.

## `listing_type` (type: `string`):

Filter by listing format. 'all' returns every format.

## `price_max` (type: `integer`):

Only listings at or below this price. 0 disables the filter.

## `include_details` (type: `boolean`):

Also fetch each listing's full detail record (description, zoning, address, broker, taxes, media). Slower but far richer output.

## `limit` (type: `integer`):

Maximum number of listings to return (paged 100 per request).

## `proxyConfiguration` (type: `object`):

Proxy settings for the run. Enable a US-based proxy for the most reliable results, especially for sites that limit non-US or datacenter traffic. Optional — leave off to run directly.
