## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

### 🏠 Storia Listings Scraper

Extract real estate listings from [Storia.ro](https://www.storia.ro), one of Romania's largest property portals. Get apartments, studios, houses, land, commercial space, offices, warehouses, garages, rooms and new developments for sale or rent, with prices, price per m², area, rooms, location and agency. Use it for market analysis, price monitoring, investment research or real estate lead generation.

### ✨ Features

- 🔍 **Search by fields or by URL**: pick buy or rent, property type, location (county, city, Bucharest sector or neighbourhood) and a price range. Or paste any Storia search URL: every filter, the sort order and the page number are kept.
- 🏷️ **Rich listing data**: title, price, price per m², area, land area, rooms, floor, street, county, city, sector, neighbourhood, agency, photos, listing dates and development info.
- 📋 **Optional full details**: turn on **Scrape full listing details** to add the full description, GPS coordinates, build year, heating, building type, all characteristics, amenities (balcony, lift, separate kitchen...), contact phone numbers and the agency profile.
- 📄 **No page limit**: whole result sets are reachable, e.g. all ~21,700 apartments for sale in Bucharest.
- 🧹 **No duplicates**: listings that appear in several of your searches are saved once.
- 💰 **Pay only for results**: cheap search rows, details only when you ask for them.

### 🛠️ How it works

1. **Choose what to scrape**: fill in the search fields, or go to [storia.ro](https://www.storia.ro), set your filters (e.g. 2-room apartments in Cluj-Napoca under €150,000) and copy the URL from your browser.
2. **Set your limits**: choose how many listings you want (**Max listings**) and whether to fetch full details.
3. **Run the scraper** and download the data as JSON, CSV, Excel or HTML, or connect it to Google Sheets, Make, Zapier or a webhook.

You can also paste individual listing URLs (`https://www.storia.ro/ro/oferta/...`) to scrape specific properties.

### 💰 Pricing

You pay per saved listing:

| Event | Price | What you get |
| -------------- | ---------------------- | ------------------------------------------------------------------------------------------------------------- |
| Search listing | $0.001 ($1.00 / 1,000) | All fields in the sample above |
| Listing detail | $0.004 ($4.00 / 1,000) | Charged instead of a search listing when details are on: everything, incl. description, GPS and phone numbers |
| Actor start | $0.00005 per run | One-off start fee |

Examples: 1,000 apartments from search results cost about **$1.00**; 1,000 listings with full details cost about **$4.00**.

### 💡 Tips

- Set filters on storia.ro (rooms, area, floor, new builds...) and paste the URL: everything carries over, including `page=3` if you want to start there.
- Keep details off when you only need prices and locations: 4× cheaper and much faster.
- Add several URLs in one run to cover several cities or property types; duplicates are removed.
- Schedule the Actor to track new listings and price changes over time.

### ❓ FAQ

**Is it legal to scrape Storia?** The Actor extracts only publicly available data. You are responsible for how you use it and for complying with local law and the site's terms. Contact details can be personal data under GDPR: only collect them with a legitimate purpose.

**A listing disappeared before its details loaded.** Sold or withdrawn listings are skipped and not billed.

**Found a problem or need another field?** Open an issue in the Issues tab.

# Actor input Schema

## `startUrls` (type: `array`):

Storia search URLs copied from your browser after setting filters on storia.ro, e.g. https://www.storia.ro/ro/rezultate/vanzare/apartament/bucuresti?priceMax=150000. Every filter, the sort order and the page number in the URL are kept. You can also paste listing URLs (/ro/oferta/...). When you add URLs, the search fields below are ignored.

## `transaction` (type: `string`):

Listings for sale (vanzare) or for rent (inchiriere).

## `propertyType` (type: `string`):

Type of property. Rooms are only listed for rent.

## `location` (type: `string`):

County, city, Bucharest sector or neighbourhood as written on storia.ro, e.g. "Bucuresti", "Cluj-Napoca", "Sectorul 1", "Floreasca". Add the parent to pick between places with the same name, e.g. "Floresti, Cluj". Leave empty to search the whole country.

## `priceMin` (type: `integer`):

Lowest price in euro.

## `priceMax` (type: `integer`):

Highest price in euro.

## `maxItems` (type: `integer`):

Maximum number of listings to save across all searches. 0 = no limit.

## `scrapeDetails` (type: `boolean`):

Open each listing to add the full description, GPS coordinates, all characteristics (build year, heating, building type, ...), amenities, contact phone numbers and the agency profile. Billed as a listing detail instead of a search listing.

## `proxyConfiguration` (type: `object`):

Proxy settings. The default automatic proxy works well for most runs.
