## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## NYC Housing & Building Violations Scraper (HPD/DOB)

Property managers, investors & service firms: find NYC buildings with open HPD housing and DOB building violations in one clean dataset.

Data comes from NYC Open Data (Socrata SODA API), datasets: **Housing Maintenance Code Violations (HPD)** (`wvxf-dwi5`), **DOB Violations** (`3h2n-5cm9`). Results are clean, normalized JSON you can export as CSV, Excel or JSON.

### Who is it for?

Property managers, landlords, real-estate investors, due-diligence analysts, expediters, pest-control, repair and compliance service firms, and tenant-advocacy researchers.

### Use cases

- Due diligence on a building or portfolio before buying or lending
- Lead lists for repair, lead-paint, pest and facade contractors
- Monitor violations across buildings you manage
- Housing-quality research by ZIP or borough

### How to use

1. Click **Start** and pick filters (the form is pre-filled with an example).
2. Run the actor; results appear in the **Output** tab.
3. Download as CSV/Excel/JSON, call the API, or schedule it.

Example input:

```json
{
  "borough": "BRONX",
  "agency": "BOTH",
  "keywords": [
    "mold"
  ],
  "maxResults": 100
}
```

#### Input fields

| Field | Description |
|---|---|
| `borough` | Filter by borough. One of: MANHATTAN, BRONX, BROOKLYN, QUEENS, STATEN ISLAND. |
| `zip` | 5-digit NYC ZIP code. |
| `dateFrom` | Inclusive start date (YYYY-MM-DD). |
| `dateTo` | Inclusive end date (YYYY-MM-DD). |
| `keywords` | Case-insensitive; a record matches if any keyword appears in the searched text fields. |
| `agency` | Filter by agency. One of: BOTH, HPD, DOB. |
| `maxResults` | Hard cap 10000. |
| `onlyNew` | Return only records not returned by previous runs of this actor (for scheduled alerts). |
| `appToken` | Raises NYC Open Data rate limits. Can also be set with env SOCRATA_APP_TOKEN. |

### Sample output

A real record (personal data removed):

```json
{
  "id": "HPD-19292200",
  "source": "wvxf-dwi5",
  "agency": "HPD",
  "violationNumber": "19292200",
  "borough": "BRONX",
  "houseNumber": "65",
  "streetName": "WEST 192 STREET",
  "zip": "10468",
  "bin": "2014690",
  "bbl": "2032150063",
  "block": "3215",
  "lot": "63",
  "issueDate": "2026-10-12",
  "violationClass": "B",
  "violationType": "HPD order 538",
  "status": "Open",
  "statusDate": "2026-10-12",
  "description": "§ 27-2005, 2007 ADM CODE REMOVE ALL ENCUMBRANCES CONSISTING OF ELECTRICAL BIKE CHAINED TO HANDRAIL AT PUBLIC HALL STAIRS, 1st STORY, SECTION ''A-C''",
  "rentImpairing": true,
  "latitude": 40.866694,
  "longitude": -73.901359
}
```

Every record has these normalized fields (any can be `null`): `id`, `source`, `agency`, `violationNumber`, `borough`, `houseNumber`, `streetName`, `zip`, `bin`, `bbl`, `block`, `lot`, `issueDate`, `violationClass`, `violationType`, `rentImpairing`, `status`, `statusDate`, `description`, `latitude`, `longitude`.

- JSON: https://api.apify.com/v2/datasets/4ZKS1v666pIgv56RS/items?format=json

### Pricing

Pay per result: **$3.00 per 1,000 results**. Platform compute is included.

| Results | Cost |
|---|---|
| 100 | $0.30 |
| 1,000 | $3.00 |
| 10,000 | $30.00 |

Use `maxResults` to cap spending. Charges are billed through the Apify platform only.

### Integrations

Connect results to **Zapier**, **Make**, Google Sheets, Slack, or your own backend with Apify integrations and **webhooks** (e.g. trigger on "run succeeded" and fetch the dataset). You can also call the actor through the Apify API or schedule it in Apify Console.

### FAQ

**Which agencies are covered?**
HPD Housing Maintenance Code violations and DOB violations, normalized into one schema. Use `agency` to pick one or both.

**Do I get owner names?**
No. Personal information is removed; records identify buildings by address, BIN and BBL.

**Is personal data included?**
No. Personal names, phone numbers, emails and residential/owner mailing addresses are removed and this cannot be switched off. Business names are kept only when they clearly look like a company (INC, LLC, CORP...).

**How many results can I get per run?**
Up to 10000 per run (`maxResults`). Narrow by date, borough, ZIP or keywords for larger pulls.

**Do I need an NYC Open Data token?**
No. An optional Socrata app token (`appToken`) only raises rate limits.

**Is the data official?**
It is public NYC Open Data, passed through as published. Verify important decisions with the issuing agency.

### Running locally

```bash
ACTOR_INPUT='{"maxResults":10}' npx tsx actors/violations/src/main.ts
## results -> ./storage/datasets/default/items.json
