## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## MahaRERA Projects Scraper: Maharashtra RERA Register

Extract **registered real estate projects from the public MahaRERA register** (Maharashtra Real Estate Regulatory Authority). There are about **50,000 projects**. You get one clean row per project: **registration number, project name, promoter, district, locality, pincode, map coordinates, last update, and whether the registration certificate and an extension certificate exist**.

Filter by **district** (all 37 in Maharashtra) or **project name**, or switch to **revoked projects**.

### Who it's for

- **Banks, NBFCs and home-loan teams** checking that a project is RERA-registered before lending
- **Real-estate portals and brokers** building or refreshing project listings
- **Property lawyers and due-diligence firms** looking up projects in bulk
- **Analysts** studying supply by district, or delays (an extension certificate means the completion deadline was extended)

### Input examples

**Registered projects in Pune (first 500; the default is 20)**

```json
{ "districts": ["Pune"], "maxRecords": 500 }
```

**Find a project by name across Maharashtra**

```json
{ "projectName": "Green City", "maxRecords": 0 }
```

**Revoked registrations**

```json
{ "projectType": "revoked", "maxRecords": 0 }
```

### Output

| field | example |
|---|---|
| registrationNo | P52100012200 |
| projectName | NANDHA RESIDENCY |
| promoter | promoter name as on the register |
| district | Pune |
| locality | Haveli |
| pincode | 412202 |
| latitude / longitude | 18.4883779 / 74.1021282 |
| lastModified | 2017-09-01 |
| certificateAvailable | true |
| extensionCertificateAvailable | false (true = completion deadline extended) |
| detailUrl | link to the project's page on MahaRERA |
| projectStatus | registered / revoked |

### Speed and pricing

MahaRERA only accepts connections from India, so the Actor uses Apify's residential proxy in India by default. You don't need to set anything.

The register is a government website, so the Actor reads it politely: one page (10 projects) per second. 1,000 projects take about 2 minutes; all of Maharashtra takes about 1.5 hours.

The MahaRERA site is sometimes slow and answers "No Records Found" to valid searches. The Actor retries such pages several times and skips a page only if it never answers, so busy days take longer. Each run saves a `RUN_REPORT` (in the Output tab) with, per district, how many projects the site reports, how many were collected, and any pages that could not be loaded.

Pay per event: you are charged per `project-record` row. `maxRecords` and your run's max charge are both respected; the run stops as soon as either is reached.

### Notes

- Data comes from the public listing pages of maharera.maharashtra.gov.in. MahaRERA's project detail pages require a captcha, so detail fields (approvals, construction progress, bank details) are not included. Use `detailUrl` to open them yourself.
- Promoter names are published by MahaRERA as part of the statutory register; some promoters are individuals. Use the data for lawful purposes such as due diligence. Complaint data is not collected.
- Results are as listed on the register at the time of the run. Check the MahaRERA site before relying on a record.

# Actor input Schema

## `projectType` (type: `string`):

Registered projects (about 50,000) or projects whose registration was revoked.

## `districts` (type: `array`):

Leave empty to search all of Maharashtra.

## `projectName` (type: `string`):

Optional. Only projects whose name matches this text, e.g. 'Green City'.

## `maxRecords` (type: `integer`):

Stop after this many projects. All of Maharashtra is about 50,000 projects and takes roughly 1.5 hours (longer when the site is busy). Your max charge per run is also respected.

## `proxyConfiguration` (type: `object`):

MahaRERA only accepts connections from India, so keep a residential proxy in India (IN). If you leave this out, the Actor uses one automatically.

## Actor input object example

```json
{
  "projectType": "registered",
  "districts": [
    "Pune"
  ],
  "maxRecords": 20,
  "proxyConfiguration": {
    "useApifyProxy": true,
    "apifyProxyGroups": [
      "RESIDENTIAL"
    ],
    "apifyProxyCountry": "IN"
  }
}
```

# Actor output Schema

## `projects` (type: `string`):

One row per MahaRERA project.

## `runReport` (type: `string`):

Per district: projects the site reports, projects collected, and pages that could not be loaded.

};

// Run the Actor and wait for it to finish
const run = await client.actor("prompt_leucite/maharera-projects-scraper").call(input);

// Fetch and print Actor results from the run's dataset (if any)
console.log('Results from dataset');
