## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## NYC LLC & Corporate Property Deals: ACRIS Deeds with Parcel Data

Find New York City property **deeds and mortgages where the buyer or seller is an LLC or corporation**, from the city's official ACRIS open data, with each lot joined to **PLUTO** parcel facts: building class, land use, units, lot and building area, year built and assessed value. Individuals are never named: a person on either side of a deal appears only as `false` in the `...IsEntity` column.

### What you get

| Field | Meaning |
|---|---|
| `recordedDate`, `docType`, `amount` | Recording date, `deed` or `mortgage`, and the consideration or mortgage amount in USD (0 is common for related-party transfers) |
| `borough`, `block`, `lot`, `bbl`, `address`, `unit` | The lot (first lot for multi-lot documents) |
| `buyerEntity`, `buyerIsEntity` | Deed grantee, or mortgage borrower, when it is an organisation. A person buyer gives `null` and `false` |
| `sellerEntity`, `sellerIsEntity` | Deed grantor when it is an organisation (mortgages have no seller) |
| `lenderEntity` | Mortgage lender |
| `buildingClass`, `landUse`, `unitsRes`, `unitsTotal`, `lotArea`, `bldgArea`, `yearBuilt`, `assessTotal`, `zipCode` | PLUTO facts for the lot (empty for condominium unit lots, which PLUTO records under the building's billing lot) |
| `documentId`, `acrisUrl` | ACRIS document id and its official document page |
| `changeType` | `new`, or `changed` when a document you already received changed amount or parties |
| `sourceDataset`, `plutoVersion`, `sourceFreshness`, `retrievedAt` | Sources, PLUTO release, ACRIS "good through" date, and pull time |

### Who it's for

- **Lenders and mortgage brokers** tracking which investors and LLCs are buying and refinancing.
- **Commercial brokers and investors** watching entity acquisitions by building class and borough.
- **Contractors, property managers and insurers** reaching new LLC owners of multifamily and commercial buildings.

### Input

| Field | Default | Notes |
|---|---|---|
| `boroughs` | all five | Manhattan, Bronx, Brooklyn, Queens, Staten Island (matched on the lot) |
| `docTypes` | `deed` | `deed` and/or `mortgage` |
| `daysBack` | 60 | 1-120 days of recording dates; the default covers monthly source publication lag |
| `sinceDate` | none | `YYYY-MM-DD`; overrides `daysBack` |
| `minAmount` | 0 | Skip documents below this amount |
| `entitySide` | `buyer` | Which side must be an organisation: `buyer`, `seller` or `either` |
| `buildingClassPrefix` | none | PLUTO building class prefix, e.g. `D` (elevator apartments) or `C` (walk-ups) |
| `partyNameContains` | none | Text an entity party's name must contain, e.g. `HOLDINGS` |
| `onlyNewSinceLastRun` | `true` | See "Repeat runs" below |
| `maxItems` | 1000 | 1-20,000, newest first |

### Pricing

Pay per result: **$0.004 per deal row** ($4 per 1,000 rows), charged once per row returned. Apify also charges its standard actor-start event (default $0.00005, i.e. $0.05 per 1,000 runs) once per run. The run summary and errors go to the run's key-value store (`OUTPUT`) and are never charged. A run stops cleanly at the spending limit you set.

**Repeat runs.** With `onlyNewSinceLastRun` on (the default), the actor remembers which documents this exact input already returned, in a storage that stays in your account, and keeps reading older pages until it has `maxItems` documents you have not seen. The memory forgets a document it has not seen for 45 days (or 3 × `daysBack`, if longer), so `sinceDate` runs spaced further apart than that return and charge those documents again as new. Rows are only deduplicated between runs that follow one another: two runs of the same input that overlap in time, or a run interrupted after it delivered rows but before it saved its memory, can return and charge some rows again.

Free-plan users can try it within Apify's monthly free usage credit.

### Freshness, stated honestly

| Source | Cadence | What that means |
|---|---|---|
| ACRIS open data | About monthly | The city publishes a "good through" date; documents recorded after it appear at the next refresh. `sourceFreshness` shows it |
| PLUTO | A few releases a year | `plutoVersion` names the release used |

A weekly schedule with `daysBack` of 60 covers the usual monthly publication lag, and changes-only mode makes the overlap free. On 2026-10-29, the newest recording and source "good through" date were both 2026-09-30. A 30-day window would become empty before the next refresh if that snapshot persisted into November. A shorter window still means recording dates counted back from today; it is not silently shifted to the latest available record. No fixed window guarantees coverage if the publisher falls further behind.

### Data sources, license and modifications

- ACRIS Real Property Master `bnx9-e6tj`, Parties `636b-3b5g` and Legals `8h5j-fqxa`, and Primary Land Use Tax Lot Output (PLUTO) `64uk-42ks`, all on data.cityofnewyork.us, version as shown in each row.
- NYC Administrative Code §23-502(d): public data sets are "made available without any restrictions on their use", and a user may be asked to identify the source and version and describe modifications. **Modifications made here:** rows filtered to documents with an organisation party; person names removed; PLUTO fields joined by borough-block-lot; amounts and areas converted to numbers.
- Only the official Socrata open-data API is used, one request at a time with more than a second between requests.

### Privacy

- Party names are tested before anything is stored: individuals, personal and family trusts, estates, heirs, executors and referees are never returned. Text after c/o, attn, dba, aka, an unclosed bracket or "as trustee/agent" is cut, so only the organisation's own name is returned, and a name that pairs a person with a company is dropped.
- Party addresses are never downloaded, and PLUTO's owner-name column is never requested.
- `acrisUrl` opens the city's official ACRIS document image, which shows every party as recorded, individuals included. The dataset itself never carries those names; treat the linked image under ACRIS's own terms and do not harvest individuals from it.
- No scraping of web pages, no skip tracing and no contact enrichment.

### Use with AI agents (MCP)

Limited permissions, exactly one charge per returned row plus the tiny per-run start event, and a fixed column set described by the dataset schema, so agents can call it through the Apify MCP server and budget exactly.

### FAQ

**Why is a name blank?** A name that pairs a person with a company, such as 'JANE DOE & ACME LLC' or 'ACME LLC AND JANE DOE', is withheld because part of it names a private person. One firm name joined by '&' or AND, such as 'DEERE & COMPANY' or 'WALKER & DUNLOP, LLC', is returned when the whole name proves it is an organisation.

**Why are recent days empty?** ACRIS open data is refreshed about monthly; check `sourceFreshness`.

**Why is a deal with a company buyer missing?** A party is named only with positive proof it is an organisation: a legal form at the end (LLC, INC, CORP, LTD, LP, LLP, PLLC, PC, CO.) or a word such as COMPANY, CORPORATION, ASSOCIATION or BANK (N.A. counts only after BANK or ASSOCIATION). A company named without one, such as 'ACME HOLDINGS', is dropped rather than risk returning a person's name.

**How do I export CSV or Excel?** Open the run's dataset and choose the format, or call the dataset items API with `format=csv`.

# Actor input Schema

## `boroughs` (type: `array`):

Empty means all five.

## `docTypes` (type: `array`):

Deeds (sales) and/or mortgages. For mortgages the borrower is reported as the buyer.

## `daysBack` (type: `integer`):

Recorded-date window counted back from today. The 60-day default covers the monthly publication lag; shorter windows can return no rows while the source is waiting for its next refresh.

## `sinceDate` (type: `string`):

Optional start date (YYYY-MM-DD); overrides Days back.

## `minAmount` (type: `integer`):

Skip documents below this consideration or mortgage amount. 0 keeps all.

## `entitySide` (type: `string`):

Which party must be an LLC or corporation.

## `buildingClassPrefix` (type: `string`):

PLUTO building class prefix, e.g. D (elevator apartments) or C (walk-ups).

## `partyNameContains` (type: `string`):

Keep only deals where an entity party name contains this text.

## `onlyNewSinceLastRun` (type: `boolean`):

Remembers what this input already returned and skips it, so scheduled runs never pay twice for the same document.

## `maxItems` (type: `integer`):

Upper bound on rows returned (newest first).
