## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## Acres99 Properties and Details Scraper

This Actor is permission-gated because 99acres' current terms prohibit automated data extraction without explicit written consent. By default it makes zero source requests and reports `SUCCEEDED` / `SKIPPED_POLICY`; it does not add an authorization diagnostic to the dataset. Set `authorizationConfirmed` only when current written permission covers automated retrieval and the intended reuse; the checkbox is an operator attestation and does not grant permission. The Actor accepts supported public search filters and 99acres URLs once authorized.

### What is returned

Each `propertyListing` row contains the public listing ID, headline, mode, property type, BHK/bedroom counts, bathrooms, balconies, carpet/built-up/super area, INR price and price-per-square-foot, deposit or brokerage text when visible, furnishing, floor, availability, locality/city, public coordinates, project and RERA identifiers, seller attribution, amenities, selling points, tenant preferences, public image URLs, description, and canonical listing URL. Dates are normalized to ISO 8601 when the page supplies parseable values. Missing source values are omitted instead of replaced with placeholders.

Only validated property listings with a public 99acres listing URL, identifier, title, and source provenance are written to the dataset. A blocked or failed page creates no diagnostic or placeholder row. A clean bounded search, including an empty result, reports `SUCCEEDED` / `COMPLETED`; failures without saved listings report `FAILED` / `FAILED` and exit nonzero; failures after saved listings report `SUCCEEDED` / `PARTIAL` and exit successfully. Failure details and aggregate counts are stored in the `OUTPUT` key-value summary.

### Input example

```json
{
  "city": "Bangalore",
  "searchMode": "rent",
  "localities": ["Koramangala"],
  "bhk": [2],
  "maxResults": 15,
  "maxPages": 2
}
```

For an authorized run, set `authorizationConfirmed: true` and use `startUrls` with `{ "url": "https://www.99acres.com/..." }` when a precise page is needed. Price and area bounds are applied locally to normalized values.

### Responsible use

The official terms require explicit written consent for automated access/extraction and restrict reuse of listing information. No authorization is recorded for this project. The Actor does not return gated phone numbers or private account data. Do not enable retrieval unless the operator has applicable written permission.

### Project structure

- `src/input.js` validates and constructs public targets.
- `src/http.js` performs bounded public requests and classifies challenges.
- `src/parser.js` normalizes JSON-LD, embedded state, and card markup.
- `src/run.js` applies filters, de-duplicates, and writes records.
- `.actor/` contains the input, output, dataset, and run-summary contracts.

# Actor input Schema

## `authorizationConfirmed` (type: `boolean`):

Set true only when current written authorization explicitly permits automated retrieval and the intended reuse for 99acres. This attestation does not grant permission. Defaults to false, which makes zero source requests.

## `city` (type: `string`):

Indian city used to construct a public search URL when startUrls is empty.

## `searchMode` (type: `string`):

Public listing mode.

## `localities` (type: `array`):

Optional locality names used for local filtering and URL construction.

## `bhk` (type: `array`):

Optional bedroom counts. The filter is ignored for PG searches.

## `propertyType` (type: `array`):

Optional property type labels such as apartment, villa, or plot.

## `minPrice` (type: `number`):

Optional lower price bound applied to normalized INR prices.

## `maxPrice` (type: `number`):

Optional upper price bound applied to normalized INR prices.

## `minArea` (type: `number`):

Optional lower bound for a public square-foot area value.

## `maxArea` (type: `number`):

Optional upper bound for a public square-foot area value.

## `furnishing` (type: `array`):

Optional furnishing labels such as furnished or semi-furnished.

## `availability` (type: `string`):

Optional buy listing availability filter.

## `tenantType` (type: `array`):

Optional rent tenant preference labels.

## `startUrls` (type: `array`):

Optional public 99acres search, project, or listing URLs. These take precedence over city construction.

## `maxResults` (type: `integer`):

Maximum unique public listing records to emit.

## `maxPages` (type: `integer`):

Maximum pagination pages for each search URL.

## `requestDelayMs` (type: `integer`):

Delay between bounded public page requests.
