# Bien'ici Properties and Details Scraper (`realestateapi/bien-ici-properties-and-details-scraper`) Actor

Permission-gated Bien'ici property-listing scraper. Default runs report SUCCEEDED / SKIPPED_POLICY with zero requests and no dataset rows until written permission is recorded. Source failures without property rows report FAILED.

## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

### What does Bien'ici Properties and Details Scraper do?

This Actor turns supported Schema.org JSON-LD property listings on explicitly supplied Bien'ici pages into structured property records. It can emit a listing title, type, price and currency, floor area, room and bathroom counts, address fields, image references, and source provenance when those values are present in the page data. **The default run makes zero Bien'ici requests.**

Bien'ici's [Terms and Conditions](https://www.bienici.com/informations-legales) restrict automated data collection and require prior authorization for reproducing or exploiting site and listing content. Use this Actor only when current written permission from Bien'ici and the applicable listing content owners covers the automated requests and your intended data use. The input checkbox records an operator attestation; it does not grant permission. No live listing extraction has been qualified for this Actor.

### Why use Bien'ici Properties and Details Scraper?

When properly authorized, the Actor can normalize supported structured listing fields into a consistent dataset and deduplicate records without inventing missing values. It keeps source references and extraction timestamps with each record. `OUTPUT_SUMMARY` reports `SUCCEEDED` or `FAILED`; valid empty results complete successfully, and failures after saved listings remain `SUCCEEDED` / `PARTIAL`. It does not contact agencies, log in, follow listing links, paginate searches, use a proxy, retry failed requests, or work around access controls.

### How to use Bien'ici Properties and Details Scraper

1. Review the current Bien'ici terms and obtain written permission that covers automated collection and the intended reuse of both platform and listing content.
2. Set **Current written permission confirmed** only after that permission is in place.
3. Supply up to 10 exact Bien'ici HTTPS pages covered by the permission. The Actor checks `robots.txt` and skips disallowed URLs.
4. Set the maximum number of unique property records, request delay, and timeout within the scope of the permission.
5. Review property rows and the `OUTPUT_SUMMARY` run status. A completed run does not establish that live source data was available or verified.

### Input

See the Input tab for all settings. The empty default input skips before any Bien'ici request:

```json
{}
```

Example input shape, to use only for a page covered by current written permission:

```json
{
  "authorizationConfirmed": true,
  "startUrls": [{ "url": "https://www.bienici.com/authorized-page" }],
  "maxItems": 10,
  "requestDelayMs": 1500,
  "timeoutSecs": 30
}
```

The Actor accepts a maximum of 10 start URLs, 100 property records, and a minimum one-second delay between page requests. It accepts only credential-free HTTPS URLs on `bienici.com` or `www.bienici.com`; off-site redirects are refused.

### Output

You can download the dataset in various formats such as JSON, HTML, CSV, or Excel. Property rows are created only from supported structured property data. This synthetic example is illustrative and is not a current Bien'ici listing:

```json
{
  "recordType": "property-listing",
  "recordId": "bienici:illustrative-id",
  "actorName": "Bien'ici Properties and Details Scraper",
  "actorSlug": "bien-ici-properties-and-details-scraper",
  "title": "Illustrative apartment",
  "propertyType": "apartment",
  "price": 300000,
  "priceCurrency": "EUR",
  "floorArea": 60,
  "floorAreaUnit": "m²",
  "bedrooms": 2,
  "sourceUrl": "https://www.bienici.com/authorized-page",
  "sourceWebsite": "https://www.bienici.com",
  "extractionMethod": "schema.org-jsonld",
  "scrapedAt": "2026-09-26T00:00:00.000Z"
}
```

The dataset contains property rows only. The default run reports `SUCCEEDED` / `SKIPPED_POLICY` with `AUTHORIZATION_REQUIRED`, zero source requests, and zero dataset rows. A failed source run with no saved properties reports `FAILED`; if properties were saved before a later failure, it reports `SUCCEEDED` / `PARTIAL`.

### Data fields

| Group | Fields |
| --- | --- |
| Listing | Listing ID, listing URL, title, description, property type |
| Price and size | Price, currency, floor area, area unit |
| Rooms | Room, bedroom, and bathroom counts |
| Address and media | Structured postal address and HTTPS image references |
| Provenance | Source URL, upstream inventory Actor, extraction method, timestamp |
| Run summary | Status, authorization state, request and response counts |

Optional values are omitted when the source data does not provide them.

### How much does it cost to scrape Bien'ici data?

The default run makes no source requests. Authorized runs make one `robots.txt` request per supplied hostname and at most one request per supplied page, bounded by the item limit. Apify compute costs depend on the run and account pricing; this Actor does not promise a fixed price.

### Tips, limitations, and support

The Actor reads structured JSON-LD only. Successful pages without supported property objects produce no dataset row; failed requests are shown in run status, never as diagnostic records. Search pagination, detail-link traversal, and browser rendering are not implemented or live-verified. Tests use synthetic HTML and mocked requests; they do not establish permission or prove current extraction against Bien'ici.

Do not use the Actor without current written authorization. Robots rules do not grant permission. Respect the terms, the rights of listing content owners, privacy requirements, and applicable law. This Actor is not affiliated with Bien'ici. For support, include a run ID and its `OUTPUT_SUMMARY` status in the Actor's Issues tab.

#### Dependency security

The locked dependency graph overrides basic-ftp with the patched 6.2.1 release. The SDK’s unpatched HTTP cache policy is replaced with the readable local vendor/noncaching-http-policy adapter, which refuses cache reads and writes and forces fresh network responses. This is an explicit removal of caching, not a claimed upstream security patch. Source transports, permission gates and request limits are unchanged. npm run test:dependencies checks cross-user cache isolation, imported stale policy rejection, FTP integration methods and adversarial listing parsing. Cloud builds run npm audit --omit=dev --audit-level=low against the installed production graph.
