## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## ForRentUniversity Properties and Details Scraper

CSV rank: **835**. Store listing: [memo23/forrentuniversity-scraper](https://apify.com/memo23/forrentuniversity-scraper).

This permission-gated Actor can read explicitly supplied ForRentUniversity property pages only when applicable written permission or revised terms authorize automated access and intended reuse. It makes no source requests by default. The `authorizationConfirmed` input is an operator attestation; it does not grant permission.

### Source restrictions

The official [ForRentUniversity Terms of Service](https://www.forrentuniversity.com/terms-of-service) cover ForRentUniversity.com, limit Site Materials to personal, noncommercial use, require prior written consent for other uses, and prohibit automated access or copying for unauthorized purposes. The September 27, 2026 browser review found no applicable written authorization. No listing/detail page or source request was used in this review.

The Actor accepts only credential-free HTTPS URLs on `forrentuniversity.com` or its subdomains. It refuses redirects, challenges, access denials, and other off-scope URLs. Do not set the authorization attestation unless relevant written permission or revised terms actually apply.

### Dataset

Dataset rows are limited to `rental-property` records backed by supported schema.org JSON-LD property types with a property name and an address or valid coordinates. Generic page titles, homepage metadata, unverified pages, and failures are not emitted as dataset records. Optional structured fields include price, currency, bedrooms, bathrooms, floor area, and description.

### Run outcomes

`OUTPUT_SUMMARY` reports `SUCCEEDED/SKIPPED_POLICY` with zero requests when permission is not confirmed; `SUCCEEDED/COMPLETED` for a clean bounded result, including a valid empty listing result; `FAILED/FAILED` with a nonzero native exit when failures occur before any real property row is saved; and `SUCCEEDED/PARTIAL` with a successful exit when a real row is saved before a later failure. Failure details remain in the KVS summary.

### Offline validation

```bash
npm run check
apify validate-schema
```

No source request or Actor run was made for the September 28, 2026 runtime/status review. These offline checks do not establish current source availability or authorize collection. See [BROWSER_REVIEW.md](BROWSER_REVIEW.md) and [AGENTS.md](AGENTS.md).

### Storage and dependency remediation

This stateless HTTP Actor uses Apify’s documented default Dataset/KVS REST endpoints on Cloud and the standard local filesystem layout for isolated `apify run` checks. The runtime token stays in an authorization header sent only to api.apify.com; it is never logged or sent to the target source. A small readable `src/platform.js` adapter replaces the SDK storage-only usage, removing the Crawlee/cache/ZIP/proxy dependency graph with unpatched advisories. Storage operations are awaited and fail explicitly; uncertain dataset writes are not retried. No migration, queue, proxy or general SDK features are advertised. Source authorization gates, access boundaries and data contracts are unchanged. Node 24 is required. Run `npm ci`, the existing regression tests (including platform storage tests), schema checks and a production-graph audit before deployment.

# Actor input Schema

## `authorizationConfirmed` (type: `boolean`):

Operator attestation that documented prior written permission or revised terms authorize automated ForRentUniversity access and intended reuse. False by default; this checkbox does not itself grant permission.

## `startUrls` (type: `array`):

Explicit authorized HTTPS ForRentUniversity.com pages to inspect after authorizationConfirmed=true. Other domains and HTTP URLs are rejected. No default URL is selected.

## `maxItems` (type: `integer`):

Maximum number of unique public pages to inspect.

## `timeoutMs` (type: `integer`):

Maximum time allowed for each public request.

## `userAgent` (type: `string`):

Optional transparent HTTP user-agent string.

## `proxyConfiguration` (type: `object`):

Retained for compatibility; this baseline uses direct fetch and does not bypass access controls.

## `acceptLanguage` (type: `string`):

Optional language preference for the public HTTP request.

## Actor input object example

```json
{
  "authorizationConfirmed": false,
  "startUrls": [],
  "maxItems": 1,
  "timeoutMs": 30000,
  "acceptLanguage": "en-US,en;q=0.8"
}
You can run this Actor programmatically using our API. Below are code examples in JavaScript, Python, and CLI, as well as the OpenAPI specification and MCP server setup.
## JavaScript example
```javascript
import { ApifyClient } from 'apify-client';

// Initialize the ApifyClient with your Apify API token
// Replace the '<YOUR_API_TOKEN>' with your token
const client = new ApifyClient({
    token: '<YOUR_API_TOKEN>',
});

// Prepare Actor input
const input = {};

// Run the Actor and wait for it to finish
const run = await client.actor("realestateapi/forrentuniversity-properties-and-details-scraper").call(input);

// Fetch and print Actor results from the run's dataset (if any)
console.log('Results from dataset');
console.log(`💾 Check your data here: https://console.apify.com/storage/datasets/${run.defaultDatasetId}`);
const { items } = await client.dataset(run.defaultDatasetId).listItems();
items.forEach((item) => {
