## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## Funda In Business Properties and Details Scraper

This Actor is designed to normalize source-backed commercial property listings from Funda in Business. Its parser supports public Schema.org JSON-LD and listing links, but has not been verified against a live listing page.

Funda's terms reviewed on September 26, 2026 require prior written permission for scraping, data mining, copying, and reuse. No written authorization is recorded for this Actor. The code-level authorization gate is therefore closed, and the default run makes zero source requests even when the input checkbox is set. The checkbox is an operator attestation, not a permission grant.

### Run status

`OUTPUT` reports both Apify's run status and the collection outcome:

- `SUCCEEDED / COMPLETED`: collection finished without a recorded failure. This includes a clean empty result or reaching the configured item limit.
- `SUCCEEDED / PARTIAL`: one or more validated property records were saved before a later request, parser, or storage failure.
- `FAILED / FAILED`: a failure occurred and no validated property record was saved.
- `SUCCEEDED / SKIPPED_POLICY`: source authorization is not verified, so no source request was made.

The dataset accepts source-backed property rows only. A row needs an official listing URL, a title, provenance and timestamp, and at least one property-specific fact such as price, area, property type, or location. Operational errors appear as aggregate counts in `OUTPUT`; they are never written as dataset rows.

### Input and limits

The Actor accepts up to ten explicit Funda URLs or search terms, a page and record limit, an optional link-following setting, request delay, and timeout. URLs are restricted to HTTPS Funda in Business hosts. The default authorization setting is false, and a hard-coded authorization gate prevents source requests until applicable written permission is verified in code.

If that gate is enabled after permission is documented, the Actor checks `robots.txt`, refuses redirects, uses no proxy, and does not attempt to work around access controls. A robots refusal or request failure is counted in `OUTPUT`. No challenge is solved or retried through another route.

### Local validation

Run `npm test`, `npm run lint`, and `npm run validate-datasets`. The parser tests use synthetic HTML and mocked requests. They do not establish live extraction accuracy, source access, or permission to collect or reuse Funda content.

# Actor input Schema

## `authorizationConfirmed` (type: `boolean`):

Set true only when current written permission covers automated requests and your intended use of Funda and listing content. This attestation does not grant permission.

## `startUrls` (type: `array`):

Up to 10 explicit HTTPS pages on fundainbusiness.nl covered by written permission. No page is generated by default.

## `searchQueries` (type: `array`):

Up to 10 terms used to build Funda in Business search URLs, only when written permission covers those searches.

## `followListingLinks` (type: `boolean`):

Follow official listing URLs discovered on authorized pages, within maxPages and maxItems.

## `maxPages` (type: `integer`):

Maximum authorized property pages to request, not including robots.txt.

## `maxItems` (type: `integer`):

Maximum unique commercial-property records to emit.

## `requestDelayMs` (type: `integer`):

Minimum pause before each authorized page request.

## `timeoutSecs` (type: `integer`):

Timeout for each robots.txt or page request.

  "timeoutSecs": 30
}
```
# Actor output Schema
## `dataset` (type: `string`):
Dataset contains validated Funda in Business property records only.
## `runSummary` (type: `string`):
Status, collection outcome, and reconciled record and failure counts.
