## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## ZAP Imóveis Scraper

Extract property listings from [ZAP Imóveis](https://www.zapimoveis.com.br), one of Brazil's largest real estate portals, and export them to JSON, CSV or Excel.

Works with any ZAP search: for sale or for rent, any city, property type and filter. Paste a search URL or just enter a state and city.

### What data you get

| Field | Example |
|---|---|
| `price` | 1920000 (BRL) |
| `condoFee` (monthly condo fee) | 2870 |
| `iptu` (property tax) | 480 |
| `area` (m²) | 220 |
| `bedrooms` / `suites` / `bathrooms` / `parkingSpaces` | 3 / 2 / 3 / 1 |
| `street`, `streetNumber` | Rua Padre José de Anchieta, 271 |
| `neighborhood`, `zone`, `city`, `state` | Santo Amaro, Zona Sul, São Paulo, SP |
| `latitude`, `longitude` | -23.647428, -46.705907 |
| `operation` | `venda` (sale) / `aluguel` (rent) |
| `isLaunch` | `true` for new developments |
| `propertyType` | APARTMENT, HOME, ... |
| `amenities` | POOL, GYM, ELEVATOR, ... |
| `images` | photo URLs |
| `title`, `description`, `url`, `id` | |

No personal contact data (advertiser name, phone or WhatsApp) is collected.

### Use cases

- Price per m² by neighborhood
- Tracking new listings and price changes
- Market research for real estate agencies, developers and investors
- Training data for property valuation models

### How to use

**Option 1: search URL.** Run a search on the ZAP website with the filters you want and paste the URL into **ZAP search URLs**. For example:

```
https://www.zapimoveis.com.br/venda/apartamentos/sp+sao-paulo/
https://www.zapimoveis.com.br/aluguel/casas/rj+rio-de-janeiro/
```

**Option 2: simple search.** Leave the URLs empty and fill in operation, property type, state (UF) and city.

Use **Max listings** to control how much you collect (and spend). Each ZAP page has about 30 listings, and the site shows at most 100 pages per search. To collect more, split the search by neighborhood or price range.

### Output example

```json
{
  "id": "2917770438",
  "url": "https://www.zapimoveis.com.br/imovel/venda-apartamento-3-quartos-com-piscina-santo-amaro-zona-sul-sao-paulo-sp-220m2-id-2917770438/",
  "operation": "venda",
  "isLaunch": false,
  "propertyType": "APARTMENT",
  "price": 1920000,
  "condoFee": 2870,
  "iptu": 480,
  "area": 220,
  "bedrooms": 3,
  "suites": 2,
  "bathrooms": 3,
  "parkingSpaces": 1,
  "neighborhood": "Santo Amaro",
  "zone": "Zona Sul",
  "city": "São Paulo",
  "state": "SP",
  "latitude": -23.647428,
  "longitude": -46.705907
}
```

### Pricing

You pay per listing extracted. Set a spending limit on the run and the Actor stops by itself when it reaches it.

### FAQ

**Is the data in Portuguese?** Prices and numbers are plain numbers. Titles, descriptions and place names keep the original Portuguese text from the site. `operation` is `venda` (sale) or `aluguel` (rent).

**Why did I get fewer listings than the site shows?** ZAP shows at most 100 pages (about 3,000 listings) per search. Split large searches by neighborhood or price range.

**Something broke or a field is missing?** Open an issue in the Issues tab. The Actor is tested against the live site every day.
